SanibelSusan once again is happy to report that the island was busy over the past seven days. Many of our listings got good showing activity this week and at our Realtor Caravan meeting yesterday, a few more sales were announced. Our e-mail last Friday resulted in five price reductions (three condos, one home, and one lot). The condos and home have all had showings, with one of the condos already under contract (for close to the new asking price).

Most President’s week vacationers depart tomorrow, but we expect new arrivals as schools up-north begin their winter vacation breaks. Warm weather is forecast into next week, so the beaches and bike paths and roadways will continue to be busy too. Here are some real-estate-related news items, followed by the island MLS action over the past seven days.

New Sanibel Home Permits at 5-Year High

Here’s an interesting tidbit which hopefully will promote more interest in our eight lot listings. Permits were pulled to begin construction of 16 new homes on Sanibel in 2010. This represents a 5-year peak in island new home construction. Building permits for all construction, including remodeling and new homes on Sanibel for calendar year 2010 was recorded at $34,528 million. Upon releasing statistics this month, Sanibel City Manager Judie Zimomra said, “Our trends support the fact that Sanibel remains a desirable community to reside and invest in, even during these most difficult economic times.”

Using Equity in An Exchanged Property for 100% Down Payment

I got an e-mail this week from Dan Royal, Private Mortgage Banker with Wells Fargo’s Sanibel Office. It says “Did you know a buyer can use their equity in an exchanged property for 100% of the down payment on a financed sale?  I have funded many mortgages over the years involving exchanges including 1031 Tax Deferred Exchanges. It’s a good tool for your clients with so much equity tied up in real estate these days. Funding is available for conforming and Jumbo loans.” www.wfhm.com/loans/dan-royal/index.page

Florida’s Home & Condo Sales Up In January

According to the latest housing data released this week by Florida Realtors®, existing home and existing condo sales rose in January. Existing home sales increased 14% last month with 12,151 homes sold statewide compared to 10,702 homes sold in January 2010. January’s statewide sales of existing condos rose 36% compared to the previous year. Seventeen of Florida’s metropolitan statistical areas reported increased existing home sales in January; 16 had higher condo sales.
“Now is a great time for anyone thinking of buying a home in Florida to make that decision,” said 2011 Florida Realtors® President Patricia Fitzgerald. “Mortgage rates are historically low, although they are beginning to tick up slightly as the economy shows signs of strengthening. Conditions remain very favorable for buyers, with a range of housing inventory and attractive prices.”
Florida’s median sales price for existing homes last month was $122,200; a year ago, it was $131,000 for a 7% decrease. Analysts with the National Association of Realtors (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.

The national median sales price for existing single-family homes in December 2010 was $169,300, down 0.2% from a year ago, according to NAR. In California, the statewide median re-sales price was $301,850 in December 2010; in Massachusetts, it was $285,950; in Maryland, it was $240,000; and in New York, it was $225,000.

According to NAR’s latest outlook, improving economic conditions and strong affordability are positive factors for the coming months. “Modest gains in the labor market and the improving economy are creating a more favorable backdrop for buyers, allowing them to take advantage of excellent housing affordability conditions,” said NAR Chief Economist Lawrence Yun. “Mortgage rates should rise only modestly in the months ahead, so we’ll continue to see a favorable environment for buyers with good credit.”

In Florida’s year-to-year comparison for condos, 6,681 units sold statewide last month compared to 4,916 units last January for an increase of 36%. The statewide existing condo median sales price last month was $79,400; in January 2010 it was $97,000 for an 18% decrease. The national median existing condo price was $165,000 in December 2010, according to NAR.

The interest rate for a 30-year fixed-rate mortgage averaged 4.76% in January, down from the 5.03% average during the same month a year earlier, according to Freddie Mac. Florida Realtors® sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.

How Do Sanibel & Captiva Islands Fare in This?

Unlike last January/February, the islands are seeing some sales. Already this year, 21 Sanibel condos, 23 Sanibel homes, and two Sanibel lots have sold and closed. Another 65 Sanibel properties are under contract (20 condos, 43 homes, and two lots), but 669 remain for sale with the average number of days-on-market growing, while average sale prices are decreasing. On Captiva, two condos and one home have sold/closed, with another two condos and a home under contract. Another 158 Captiva properties are for sale (63 condos, 80 homes, and 15 lots). Yes, this is huge inventory. We have our fingers crossed that the turmoil in the Middle East doesn’t create more havoc with oil prices, as history has shown us that when gas prices are up, island sales are down. That makes the next few weeks even more important – just eight more weeks of high season remain.

Picture Perfect for President’s Day Weekend on the Islands

It’s SanibelSusan here with our weekly report of island happenings, real estate and otherwise. The weather is fabulous again today and expected to continue for at least the next week, with temperatures forecast to go into the low 80’s every day. My buddies in the rental/accommodation business advise that the island has a large number of check-ins tomorrow for the holiday week and is expected to remain close to “full” for the next few weeks. We sure hope that means more real estate action.

 
Honoring the Past & Protecting the Future” Campaign

 
Our February monthly Realtor membership meeting is always well attended and yesterday was no exception. I got to introduce our speaker, Erick Lindblad, Executive Director of the Sanibel-Captiva Conservation Foundation since 1986. Our island Realtor organization often works in partnership with the Foundation, in educating ourselves, our clients, and the public in preservation and conservation. Erick’s presentation on SCCF’s campaign to purchase the 28+acre Bailey homestead on Periwinkle Way was well received. It is an exciting opportunity to have more protected land on Sanibel’s east-end and always positive to learn something new from our friends at SCCF. Did you know that the east-end has the island’s most migratory birds? How about Pond Apple Park, next to the Bailey Homestead? Have you been there yet? This expected new purchase will open up a complete wildlife corridor from the Chamber of Commerce right through to the conservation land on Dixie Beach Boulevard.
 
Erick told us that the original Bailey homestead raised mostly row crops, tomatoes and bell peppers, but later changed to citrus after the island flooded in the storm of 1926. SCCF has already been exploring that acreage and found an old windmill that Francis Bailey told them produced the first running water at the homestead. Hopefully that will be restored. When the campaign is successful, SCCF also intends to preserve the home with Bailey family history. The property may even eventually include some SCCF offices and a second native plant nursery. Dolce Tesoro

Opened last week in Tahitian Gardens. This Italian/French-style bakery cafe is owned by Chef AJ Black and his wife Jolene, also owners of Il Tesoro Italian restaurant on Tarpon Bay Road. In addition to gelato, sorbet, and pastries, the bakery cafe features such offerings as French crepes, plain and stuffed croissants, cupcakes, cakes, lasagna, gnocci, manicotti, fresh-baked stuffed breads, pizza, individual cheesecakes, profiteroles, a chocolate fountain for coating fruit, & fresh squeezed Florida juices. Outdoor seating will be available soon for those stopping for a quick cappuccino, or a “bomba” (scoop of gelato in a glass of espresso).

 

 

28th Annual Arts & Crafts Fair This Weekend

Sponsored by the Sanibel & Captiva Islands Rotary, this special looked-forward-to event is always well-attended and usually brings us a few walk-ins. It’s right across the street from SanibelSusan Realty at The Sanibel Community Center and City Park, on Saturday 9 a.m. to 5 p.m. and Sunday 9 a.m. to 4 p.m.  This year a record number of 230 artists vied for the 110 spaces. Scoop from The Sanctuary

Congratulations to The Sanctuary Golf Club for recently being recognized by “Golf World” magazine and the Association of Golf Merchandisers as having one of the Top 25 best pro shops in the U.S. It was just a few weeks ago that I reported the various new membership offerings at The Sanctuary. Today I heard that their Social Memberships (with $10K initiation fee) are nearly sold out. A few remain and then those memberships will be wait-listed.  More info at sanctuarygc.net


Real Estate Update

Again yesterday at Realtor Caravan, many price reductions were announced. Colleagues continue to get Seller calls/visits complaining that properties are not getting showings or offers. We get those too, so offer some advice to help those wanting to understand our real estate dilemma. There is more than a 2-year supply of Sanibel condos and homes, and more than a 5-year supply of lots for sale.  Just 36 properties have sold so far this year, with 672 for sale. More than 150 of these listings have reduced their price since the first of the year. Even so, many prospective buyers still think prices are going to drop more. As much as we advertise and cooperate with showings, it is “all about the price”. Unless a property is unique, the competition is stiff and it is the very well priced property that is getting interest. Pricing needs to be not just fair, but also have a built-in cushion for the perceived adjustment that is yet to come.
 
The next eight weeks, when we have the most qualified buyers in town, is typically our best window of opportunity for sales. Based on recent showing activity, I don’t think that this year will be an exception. It remains an excellent time to buy – just not such a very good time to sell – unless, of course, you are one of those sellers moving up to another property larger, more expensive property. That happens a lot on the islands. Keeps the Realtors smiling!

February visitors buying in greater numbers than last year (or at least so far). Showing activity has increased, particularly with condos. We heard about several well-priced properties receiving multiple offers, which makes for challenging negotiations.  With more visitors in town, traffic on overcast days makes travel interesting and has shopkeepers smiling.

Congress Now Has Housing Finance Dilemma 

 

The Associated Press reported today that the Obama administration is laying out three broad options for overhauling the mortgage lending system, but will let Congress make the final decision. The Treasury Department said in a report released today that the government should withdraw its support for the mortgage market slowly, over five years or more. The report describes a path for winding down the troubled mortgage giants Fannie Mae and Freddie Mac.
 
The three options are: end the government’s role in guaranteeing most mortgages; support the mortgage market only in times of stress; or provide a government guarantee for mortgage investments created by private companies. Under any scenario, the private sector will assume a greater role in housing finance as the government scales back its involvement. The government currently owns or guarantees more than 90 percent of U.S. mortgages. The bailouts of Fannie and Freddie have cost taxpayers nearly $150 billion.
 
The report comes after years of debate about how to end the government’s role in housing. The options have been discussed for years as well. By handing the decision to Congress, the administration sidesteps one of the most complex and politically explosive questions facing the financial system. Any of the three options will almost certain force mortgage rates to rise.
 
Republicans have called for Fannie and Freddie to be abolished. But there is a growing recognition that drastic action would upend the housing finance system, threatening the broader economy.
 
A near-complete withdrawal by the government probably would end the popular 30-year fixed rate mortgage or, at least, make it more expensive. Banks would prefer adjustable-rate mortgages that would fluctuate with the markets.
 
However, all three options maintain some level of government support, either through guarantees or through existing agencies, such as the Federal Housing Administration.
 
Administration officials said the proposals will end the hybrid model of public-private companies that left the public on the hook for billions when Fannie and Freddie failed.
 

Uptick in Mortgage Rates

The average rate on a 30-year mortgage topped 5 percent this week for the first time since April. Freddie Mac said Thursday that the average rate rose to 5.05 percent from 4.81 percent last week. It hit a 40-year low of 4.17 percent in November. The average rate on the 15-year home loan, a popular refinance option, increased to 4.29 percent from 4.08 percent. It reached 3.57 percent in November, the lowest level on records starting in 1991. These rates are following the yields on the 10-year Treasury note, which are spiking on fears of higher inflation. Investors have been demanding higher Treasury yields since the Federal Reserve began its $600 billion bond-buying program to boost the economy.

Bring Your Flip Flops, Sanibel & Captiva Are As Tropical As Ever

It is yet another glorious Friday on Sanibel and Captiva Islands with the sun shining and temperatures in the high 60’s. Warmer days are expected next week, 80’s by Wednesday. There are plenty of fun events going-on this weekend and we had good showing activity with many of our listings this week.

Vacationers, visitors, snowbirds, and locals continue to remark about how wonderful island weather is this time of the year. Funny thing is, the weather is pretty terrific year-’round. January is usually when we see the most temperature differential (though it’s not too difficult to have 50 degree nights and 80 degree days). When you live here, it’s a treat to dig out our long sleeves occasionally. (Mine all coordinate well with my various flip flops.)

A favorite island past-time continues to be watching weather reports elsewhere while being very thankful to be here. Sunsets are now getting later and later – almost 6:30 p.m. today. We really like longer days which give us more time to enjoy the many great outdoor activities of the islands. Reports this week were that the fishing is excellent, the shells are plentiful, the birding is extra special with ospreys building nests like crazy, and the golf courses and tennis courts in near-perfect condition. Why would anyone be up north shoveling if they could be here? The rental organizations report that rooms are available, so those of you reading this from somewhere where it is chilly. Come on down…consider purchasing your own piece of paradise. There are still plenty of “good deals” here. 

Did You Know?

This tidbit was in the January Issue of “The Junonia” the Sanibel-Captiva Shell Club’s newsletter:

“In a recent article in the Los Angles Times titled “Men and Their Groom Habits”, a timeline stated: “30,000 BC: Stone Age man begins using sharpened flint and seashells to scrape the hair from his body, inventing the morning shave.””

 The Sanctuary Golf Club

Here’s an update on Sanibel’s private golf and tennis community. Many islanders don’t realize that Sanctuary home ownership is not longer a requirement to become a member of The Sanctuary Golf Club. The club opened 18 years ago in 1993 and sits on 400 acres with 50% dedicated to conservation land. It currently has 415 members with 60% living outside of The Sanctuary community. It has a 50,000 sq. ft. clubhouse, Arthur Hills championship golf course, practice facilities, full-service golf shop, fitness center, 5 Hydro tennis courts, and swimming pool. The golf course is a certified Audubon Cooperative Sanctuary and is the only course controlled by the Department of the Interior through the J.N. “Ding” Darling National Wildlife Refuge. The club has been designated a “Platinum Club” since 2009 by Club Leaders Forum (the equivalent of a Mobil 5-star rating). It also has received the Emerald Award since 2009 by Board Room Magazine, Distinguished Clubs of America (one of only two clubs in the U.S. to receive this designation). A variety of club memberships are available including Equity, Introductory, Associate, Social, and Temporary. Own a Rental Property?

The latest “Realtor®” magazine has an article called “The IRS Needs to Know”. It discusses a new law that requires you to issue an IRS 1099 form to handymen and other vendors doing at least $600 worth of work for you. This requirement is not a new one. It is something that larger rental property owners already must do. But last year when the federal government enacted the Small Business Jobs Act of 2010 (H.R. 5297), it expanded this requirement to all property owners, no matter how small. Even property owners who are just doing rentals as a sideline – maybe as part of a family investment fund or as part of a retirement savings plan – are not considered to be “conducting a trade or business,” so the 1099 reporting requirement now applies to them. If you own a rental, that means you have a legal obligation to obtain certain info from your vendors – generally their name, address, and Social Security number or other tax id – and to keep a record of the amount you pay them over the year. The requirement applies to all independent contractors or freelance workers that typically provide services in a rental real estate context. These include plumbers, electricians, painters, cleaning services, gardeners, landscapers, accountants, and handymen – in short, virtually all service providers to the property who don’t receive a W-2 form from you and who provide at least $600 in services for the year. It’s a cumulative amount so good to start keeping those records annual records now.

SanibelSusan’s Mid-Week Update About Sanibel & Captiva Island Real Estate at the 3/4-Year Mark

Now that most of the year is behind us and high season is just around the corner, it’s a good time to sit back and take a look at real estate market trends on Sanibel and her sister island, Captiva. Interestingly, they are not the same.

Sanibel Island Is Where Homes & Lots Are Moving

On Sanibel, home sales started to rebound last year, particularly when prices dropped, making entry-level homes more affordable to families looking to move here for our highly-rated & continually-awarded blue-ribbon school.  Lower-priced homes have continued to move well this year. Best sellers, as always, are those near the beach and with swimming pools. Today, the number of sales of gulf-front homes is already double the number sold in 2009, another good indicator that Sanibel homes are moving again.

Sanibel condo sales, on the other hand, just recently started to improve. Already 15 more have sold and closed than in all of last year.  Another 12 units are under contract awaiting closing. Condo inventory, however, remains high, so it will be some time before that market stabilizes again. There still are plenty of excellent offerings if you are looking for a well-priced Sanibel condo.

Sanibel lot sales are up significantly this year too. With 19 lots sold & closed during the first nine months of this year and another under contract, that number of sales already exceeds sales during each of the last four years, when 11, 13, 17, and 18 lots were sold, respectively, during 2009, 2008, 2007, and 2006. With Sanibel’s Land Development Code restricting the number of residential properties on the island, the end is in sight if you want a lot for a single-family home. The island looks like there is plenty of undeveloped land and there is. The majority will remain undeveloped too. Sanibellians love their conservation land. Before there can be much more new construction, there will be tear-downs.

Captiva Island Is Just Starting to Catch Up

On Captiva, the market is different, perhaps related to the higher home prices and the more vacation-related owners. Remember, though Sanibel and Captiva are sister islands, their size, governing bodies, and demographics are not the same. Captiva’s year-’round resident population is measured in only hundreds, with most properties there used as second homes or investment rentals.

You will notice from the statistics below that fewer Captiva condos, homes, and lots have sold in 2010 than last year. Condos could catch up by year-end, but it’s unlikely that home sales will. Most of the condo sales were within South Seas Resort, some at very low prices. On Captiva, the condo market has rebounded before homes.

 The Sister Island Situation

Like Sanibel, Captiva continues to offer excellent value for the consumer who has been waiting for prices to hit bottom. Consider them there. Colleagues and I expect that this winter will be a good one for sales on both islands. Smart consumers already have recognized that the next step for our market is to swing up. This fall, returning snowbirds have been looking and buying. It’s not just REALTOR®-speak when I say, “the best time to buy on the islands is now”. October/November is always when we have new inventory and this year sellers are listening to pricing recommendations. There are some terrific properties for sale now that my fortune cookie says will sell this winter.
