SCCF photo of 10-12-2026 after the Saturday rain, wind, & surf subsided.
Following downpours and rolling waves last Saturday (the effects from Hurricane Isaias), island shelling this week has been great.
The forecast today shows 65% chance of more showers tomorrow, followed by what could be the first cold front of the season. Sunshine and 80+degree temps are expected during the days next week, but into the 60’s at night.
Rainy Season Is Over
When the rainy season (May 15 to Oct 15) ended yesterday a local weatherman reported that the worst Florida drought in 25 years improved 78% in the last five months. He also noted that even technically going into “dry season”, El Nino winters historically are wetter than average, which could further help the drought.
Sanibel & Captiva Islands Association of Realtors
The island Association of Realtors had another Open Caravan Meeting yesterday. Guest speaker was Appraiser Matt Simmons, Managing Partner with Maxwell, Hendry & Simmons LLC. He spoke on the upcoming UAD 3.6 changes which are a complete redesign of the Uniform Appraisal Dataset, introducing a single dynamic report, replacing all legacy appraisal forms, requiring more granular property info and room-level inspection details, and shifting the industry from static forms to a data-driven reporting standard. On November 2, it becomes mandatory for new appraisals. (On the same subject, this morning Florida Realtors provided a zoom presentation for its Realtors.)
After the meeting two Sanibel condos were open for easy viewing. There will be no Caravan next Thursday morning as the Association annual meeting is scheduled then. Open weekly Caravans resume on October 29.
Island Real Estate Scoop
A colleague reminded me this week that though real estate sales often pick up in October, in election years that uptick usually is delayed until after election results are reported. Still there was some activity this week.
Looking at the residential real estate activity posted in the SanCap MLS since last Friday, there have been five new residential sales: two Sanibel condos, a Sanibel home, a Sanibel lot, and a Captiva condo.
During the same time, there ave been 14 new residential listings (10 Sanibel condos, three Sanibel homes, and a Captiva condos) and seven price changes.
Below with data from the island MS are summary tables of the residential sales statistics, followed by the details of the MLS action reported this week.
