Yippee, SanibelSusan is happy to report that fall weather really has arrived on Sanibel and Captiva Islands. The high yesterday was only in the low 70’s. Temperatures from now through Thanksgiving are forecast to be in the 60’s at night, topping out in the mid- to high-70’s during the days – perfect weather for the holiday and enjoying the islands.

We had another flurry of office activity this week – more listings opened for showing, more open houses, more inquiries. Most years, real estate sales are slow during the holidays – from Thanksgiving until the 1st week in January. Maybe this year will be the different. The island already is filling up with Thanksgiving week visitors and vacationers.

San Cap LogoYesterday was the Association’s November general membership meeting, held following an 8 a.m. breakfast at The Sanctuary Clubhouse. Sponsor was Simmons Law Firm. Speaker was Rae Ann Wessel, Sanibel-Captiva Conservation Foundation (SCCF) Natural Resource Policy Director.

These breakfast meetings always have a big turn-out and yesterday was no exception. President Joel Goodman announced that the “Fall Into Christmas” fundraiser for Friends Who Care was a big success. By the end of the meeting, additional cash donations for that charity had jumped to almost $3,800.

With “season” here, many new listings were announced, not many sales, but 19 properties were open for the morning caravan that followed the meeting. I viewed a stunning one overlooking Clam Bayou with amazing water and sunset views. (If you are here “in season”, you can usually plan on seeing new listings open Thursday mornings from 9 a.m. until noon. Because of increased winter traffic, the schedule rotates from east-end to west end. With Thanksgiving being next week, the next event is Nov 30 – east end when our new listings on Anchor Drive and at Mariner Pointe will be open.

Sanctuary Scoop

sanctuary golf club logoSanctuary Club General Manager & COO, Ken Kouril gave attendees an update on membership. As he said, “if you build it, they will come”.

The Sanctuary is a member-owned club, offering a golf course, racquet sports, fitness, wellness, and an elegant clubhouse with dining and social activities. Club members need not be residents of The Sanctuary neighborhood. Ken advised that last “season” they expected to sell 20 memberships, but sold 32. This year, just two months into season another 17 are gone. It’s definitely a popular spot!

Their premiere offering, the Equity Membership privileges include access to all Club facilities (which were refreshed, remodeled, and renovated summer 2016), a par-72 Championship Arthur Hills-designed golf course, driving range, short game area, putting green, chipping area, golf lessons, priority tee times, and tournament play, a 50,000-sq.ft. clubhouse, world-class dining, four Har Tru tennis courts, four Pickleball courts, and a 5,000-sq.ft. Wellness Center with a sports pool. The Wellness Center includes an 1,800-sq.ft. equipment room housing state-of-the-art cardio and strength training equipment, a dedicated stretching room, a 900-sq.ft. group exercise room for Pilates, yoga, and similar activities, comfortable well-appointed rooms for massage therapy, and a locker room area. Equity members have voting and redemption rights and hold an Equity position in the Club.

SCCF & Water Quality Update

SCCF logoRae Ann’s slide presentation included a progress report of the status of the EAA (Everglades Agricultural Area) reservoir which works with the CEP (Central Everglades Project). The project was approved by voters in 2000, but now 17 years later, it still has not been built. She noted an earlier FloridaRealtors® study on how water quality affects real estate values, not just within the Caloosahatchee Estuary area, but also inland.

The huge amount of water Florida received this summer, mostly thanks to Hurricane Irma, surpassed all records since those first recorded in 1947. The dark excess freshwater observed near the mouth of the Caloosahatchee River, particularly in the bay, resulting from Irma, illustrates how badly alternative outlets and additional water storage areas are needed.

Here’s a little history about Lake Okeechobee and its surrounding dike (thanks to Wikipedia): In the 1910’s the Herbert Hoover Dike was constructed around Lake O. Originally, it was just a small earthen dike. The containment was breached by a storm surge from the Great Miami Hurricane in 1926 and the 1928 Okeechobee Hurricane, killing thousands. After those disasters, Florida State Legislation created the Okeechobee Flood Control District which was authorized to cooperate with the U.S. Army Corps of Engineers in flood control.

After a personal inspection by President Herbert Hoover, the Corps drafted a new plan which provided for the construction of floodway channels, control gates, and major levees along Lake Okeechobee’s shores. A long-term system was designed for flood control, water conservation, prevention of saltwater intrusion, and preservation of fish and wildlife.

In the 1930’s a larger system of levees was built around the lake. Following heavy rain and flooding from two hurricanes in 1947 (the last time as much rain hit Florida as this year), the dike again was expanded. That expansion in the 1960’s created the current Herbert Hoover Dike. The dike almost completely encloses the lake. The dike now is about 30 feet high on average, but is falling into disrepair.

As SCCF reports, progress is being made on Everglades restoration projects critical to opening the southern end of the Everglades to move water south. Passage of the bill to establish the EAA reservoir will work in tandem with these projects to add water storage capacity south of Lake O to feed needed water to the Everglades and Florida Bay currently dumped to the estuaries.

While the EAA Reservoir does not solve all the problems, it is a major step forward and initial planning for the project has begun. Committee work for the next Florida legislative session also already has begun with the session opening on January 9 (two months earlier than normal because of the upcoming election year). Please follow the legislation and whenever a “call to action” is requested, please act. We all need to stay involved in Florida’s water.

On Wed, the 2018 Sanibel Beach Parking Permits became available at the Sanibel Recreation Center. To qualify for one, bring a valid vehicle registration for each vehicle AND a valid government-issued identification. A driver’s license showing a Sanibel address or proof of Sanibel property ownership is required to buy a resident/property owner “A” sticker.

It’s SanibelSusan reporting at the end of another quiet week on Sanibel & Captiva Islands. The rainy season has begun with a few puffy pop-corn-like clouds rolling in some afternoons followed by short, sometimes heavy, evening showers. It sure has been a funny week with weather – not here, but certainly elsewhere. Yesterday, I heard from a friend in Colorado where it was snowing, then another in Maine where it was a stifling 90-some degrees with no ocean breeze. Then last night on the news, there were severe weather alerts issued for the Midwest.

Amazing that spring weather can make it a good time to vacation in Florida. Even before moving to the island 25 years ago, May was one of my favorite months here – with summer-like weather, the rainy season just beginning, traffic light, and occupancy and hotel rates down.

Some of our leadership team is in Washington DC for the 2017 REALTORS Legislative Meetings & Trade Expo which wraps up tomorrow. Thanks to Association President Joel Goodman, President-Elect Dustyn Corace, & Association COO Bill Robinson who made the trip.

Though I did not go, I was one of the 18 Realtors® from Florida inducted into the RPAC Hall of Fame on Wednesday night.

SanibelSusanSo, if you get to DC and go to the top of the National Association of Realtors® headquarters building at 500 New Jersey Ave (just 3 blocks from the U.S. Capitol), the roof-top terrace holds the recognition plaques for the now 773 members of the Realtors® Hall of Fame.

Mine, shown at right, says “SanibelSusan Andrews”.

The Realtors® recognized come from 50 states and now include a total of 64 members from Florida. Nationwide, 106 Realtors® were inducted this year for their contributions through 2016. That is the largest annual group yet. Congratulations all!

big arts logoBIG ARTS Summer Arts Camp – offers a program of visual and performing arts for 1st through 5th graders. Each week begins a new session with a new theme. There also is an apprentice program for 6th through 12 graders where middle and high schoolers spend half their day taking a more advanced art class and half their day days earning community service hours by assisting campers in their classes. Captiva yacht clubCaptiva Island Yacht Club’s Junior Sailing Camp – For children ages 8 to 15, it teaches the ins and outs of operating their own sailboat in Roosevelt Channel behind the yacht club. The camp gets support from the City of Sanibel, F.I.S.H., and Sanibel CHR (Community Housing & Resources). Divided into two sessions: the 1st June 12-16 and June 19-23; the 2nd July 10-14 and July 17-21, from 9 a.m. to 4 p.m. Monday through Friday. Cost is $500 per session and includes sailing and kayak instruction. At the end of each session, students earn a Beginner Level I U.S. Sailing certificate. The Captiva Yacht Club has a fleet of 12 Optimist prams, six Sunfish, and three Laser sailboats.

Counselor in Training Program – This City-sponsored program at the Rec Center provides junior-level personal development and leadership opportunity for teens entering 9th and 10th grade that are interested in working with children in a recreational day camp setting. The program is designed to prepare teens to become a camp counselors. For more info, call the Sanibel Recreation Center at (239) 472-0345

Sanibel Sea schoolOcean Tribe Paddlers Club – A new club to bring the paddling community together is being offered by the Sanibel Sea School. The first club meeting is a free welcome group paddle on Tuesday, May 30, at 2 p.m. at Causeway Island A, north side. Those who do not have a kayak, paddleboard, or canoe should contact spencer@sanibelseaschool.org or call 239-472-8585, who will provide them.

Sea School Opening Retail Store – Called Ocean Tribe Outfitters, the ribbon-cutting for this new store at 455 Periwinkle Way is May 31 at 5 p.m. The store will specialize in paddling gear, including kayaks, stand up paddleboards, and related accessories, plus equipment and closing for ocean recreation. All profits from the store will fund the nonprofit Sanibel Sea School’s programs, including scholarships and ocean outreach programs for students in need. More info at www.sanibelseaschool.org

Sanibel Rec CenterSWAT (Sanibel Water Attack Team) – For children ages 5 to 18, SWAT is the island’s competitive swim team. SWAT practices at the Rec Center Monday through Friday with the Blue Team (K through 8th grade) from 2:30 – 3:30 p.m. and the Gold Team (high schoolers) from 2:30 to 4 p.m. To join SWAT, students must be able to swim the length of the pool and commit to attending four meetings a year – two at Florida Gulf Coast University and two in Sarasota. The next swim meet is June 17 and 18 at Florida Gulf Coast University with competition from teams throughout the state.

  1. Install a programmable thermostat. When you aren’t home, turn it up. Work around your schedule and earn savings by adjusting the temperature.
  2. Lower your water-heating costs. Turn the water-heater temperature to the warm setting of 120 degrees F. It’s hot enough for showers and to clean dishes. Do laundry in cold water.
  3. Replace your air filter. It allows your system to work more efficiently. This is also the ideal time to have your annual AC system checkup.
  4. Seal cracks and gaps. Keep cooled air from leaking out and prevent warm air from getting in. Inspect door/window cracks and apply calking around cable lines and dryer vent openings.
  5. Save in the laundry room. Inspect the vent and clean the dryer lint trap after every use….

Mid-July Happenings on Sanibel & Captiva Islands


HybiscusIt was a week of reverse summer weather on the islands, mostly hot days but with daily showers in the mornings, rather than late afternoon. The only exception was yesterday when we had rain “off and on” pretty much all day. A similar summer forecast continues with humid 90-degree days, more showers, and high 70’s at night expected for the next week. The good news is the island is green and “blooming”.

Although the island is not as busy this week as during the two weeks either side of the July 4th holiday, our listings had more showings and our Multiple Listing Service reported a couple of sales. The activity posted in the Sanibel & Captiva Islands MLS follows a couple of news items below, including a report about our July Association of Realtors® Membership Meeting.

Though the last few weeks have been unusually slow, island inventory is low. Back in 2004, though that August was the month of several hurricanes, it also was one of my highest production months. Sometimes island real estate activity is driven by different outside elements including early fall weather somewhere or island-lovers remembering how the weather was back in their hometown the previous winter. SanCapAssnLogo2015 Nominating Committee – Monday had me finishing up my obligations on the local 2015 Association of Realtors® Nominating Committee. We interviewed several applicants for two upcoming board vacancies and have submitted recommendations for officers and candidates to the current Board of Directors. Election will be at our October annual meeting.

July Membership Meeting – During the professional development portion of the July membership meeting yesterday were two speakers:

  • SCCF logoJenny Evans, SCCF (Sanibel-Captiva Conservation Foundation) Native Plant Nursery Manager, updated us on the progress at the 28+acre Bailey Homestead Preserve property which SCCF acquired in 2011. She knew we have been wondering when it will open and what has been going on there. That is the parcel across the street from the Donax Street/Periwinkle Way intersection. The back 19 acres of the property, which go as far back as The Dunes subdivision, will be undeveloped for wildlife habitat, while the front 9 acres bordering Periwinkle and where the old homestead sits, will be open by this fall (they hope). This is where drivers-by have observed plenty of activity over the last few years.
  • SCCF native Plant nurseryJenny said that much of the land was covered with invasive exotics – not so much Brazilian pepper which has been mostly removed thanks to the island-wide City Brazilian Pepper Eradication Program enacted in 1996. But, rather, covered with what she called secondary exotics which had choked out the native vegetation and the resulting wildlife habitat. So, their focus has been on removing invasives, repairing the old homestead structure itself (thanks to the Sanibel Hammerhead carpenters), building a new rest room (was interesting that SCCF had the same permitting problems that others experience here when trying to improve older non-conforming structures), preparing the parking areas, and building/planting around a large pond. The Native Plant Nursery will eventually be completely moved to this location with their new site plan providing for a variety of sample garden areas followed by the plants for sale. There also will be an open pavilion for classes and presentations. Although the Bailey home will be open for viewing too, the focus of the preserve will be conservation.
  • Pond-Apple-Park-071614_largeEntrance to the property will be shared and is where Pond Apple Park parking area is. The interior Homestead Preserve road once inside the property runs parallel to Periwinkle Way, which is why observers have seen so much activity there. Already open is the Shipley Trail which connects two City parks, Roadside City Park on Periwinkle and Pond Apple Park/Trail which begins at the Chamber of Commerce. The trails are connected by the Starr D. Thomas Memorial Boardwalk which was built in partnership with SCCF and the City.
  • Jenny reminded our members that each new island property owner receives a free 1-year membership to SCCF. They can get a property visit from a Landscaping for Wildlife expert too, to help them join in SCCF’s mission.
  • Sanibelcityseal logoJames Evans, Sanibel’s Director of Natural Resources (& no relation to Jenny), further updated us on invasives and offered some excellent tips on what to look-out for when working with new Sanibel buyers. Unfortunately, his presentation was cut short because of time limits, so we hope to have him back again soon.

rpacRealtor® Political Action Committee – Our local Realtor® association was mentioned in the Florida Realtors® July PAC update which came out last week. Although state goals are based on a calendar year with a few months to go, it was great news to read the following:

“Another Milestone for Florida…Each year the Realtor community sets new goals and challenges for each other to surpass – 2015 is no different! This year, the Sanibel and Captiva Island Association of Realtors (SCIAR) has set a new standard by raising $41,875 for the PAC. While this may seem small to some of our larger boards around Florida it represents raising 1193% of their goal AND 100% participation of SCIAR membership; this is a first in Florida and potentially a first for the REALTOR community nationwide.

Congratulations to SCIAR on their success in 2015!”

Our Sanibel/Captiva Association believes in this PAC because we have seen direct results. Our contributions support cleaning waterways, beach renourishment, competitive and affordable flood insurance, protecting the environment, protecting against ordinances harmful to real estate, and electing Realtor®-friendly legislators who protect property rights.

LCEC Reduces Rates Again

Lcec logoLCEC should put me on their payroll since I mention them so often, and it is always positive news. Here’s the latest from their July “News”.

“During the summer, electric costs can sometimes rise due to high temperatures and increased use of air conditioning. But for the second time this year, LCEC customers will see their bills going down thanks to a rate decrease that will go into effect July 1. LCEC is passing on savings from a reduction in the cost of power, resulting from a 2.1% rate decrease for residential customers. LCEC rates are the lowest amount electric cooperatives in Florida. LCEC rates fall 11.6% below the state average of all utilities.

“This is LCEC’s third rate reduction in the past 18 months. Last year, customers saw a reduction and earlier this year rates were reduced again. LCEC has not raised rates in the last seven years. We are committed to providing excellent service and continuing to maintain and upgrade the electric system while managing costs.”

Mayor Ruane Joins in Announcing Water Projects

“Sanibel Mayor Kevin Ruane joined Gov. Rick Scott in Bokeelia on Tuesday, July 14, to announce the funding of eight local projects within the Caloosahatchee watershed aimed at protecting and improving local water resources.

“Attending the announcement at the invitation of Gov. Scott, Ruane took note that watershed runoff accounts for more than 50% of the water volume that we receive annually and therefore is one of our greatest challenges to restoring the quality flows to the Caloosahatchee Estuary.

““Our unprecedented collaborative efforts on all working together, State, local and regional governments has resulted in the funding of these important projects.” The $1.7 million in funding from the State of Florida for these projects will require a dollar to dollar match from Lee County.”

SANSLogoWe are happy campers at SanibelSusan Realty. Some of the team had the holiday off (actually Dave and Lisa were in the office with me over the weekend). Then, Dave put an off-island property under contract on Monday. Then, we had a big closing on Wednesday, plus received a nice new condo listing that day too.

Though island real estate activity has slowed down, some buyers are here and others coming.

Summertime Means Summer Storms

As part of the normal routine here in the summer, it’s a good time to be reminded that LCEC (Lee County Electric Coop) is known for its reliability. Not to mention that they have reduced their rates for the past two years and not had a rate increase in seven years. Their May newsletter mentioned that their rates are the lowest among Florida cooperatives.

NOAA Predicts Below-Normal Atlantic Hurricane Season

Weather agency predicts 3-6 hurricanes from June 1 through Nov. 30

Noaa“A below-normal Atlantic hurricane season is likely this year, according to the National Oceanic & Atmospheric Administration. For the hurricane season spanning June 1 through Nov. 30, NOAA predicts in its latest report a 70% likelihood of six to 11 named storms—of which three to six could become hurricanes and up to two may become major hurricanes.

“Named storms have winds of at least 39 miles an hour and become hurricanes when winds reach 74 mph. At 111 mph, a hurricane is designated category three or higher.

““A below-normal season doesn’t mean we’re off the hook. As we’ve seen before, below-normal seasons can still produce catastrophic impacts to communities,” said NOAA Administrator Kathryn Sullivan.

“El Niño is the main factor expected to suppress hurricane season this year, according to Ms. Sullivan. NOAA also said it expects sea surface temperatures in the tropical Atlantic to be near normal. Warmer waters support storm development.

“NOAA said it would issue an updated outlook for the Atlantic hurricane season in early August, ahead of the historical peak of the season.

“For the Eastern Pacific hurricane basin, NOAA predicts a 70% chance of an above-average hurricane season with seven to 12 hurricanes including five to eight major hurricanes. The Central Pacific hurricane basin is expected to see an above-normal five to eight tropical cyclones this year, the agency said.”

REALTORS® Upbeat on Housing Outlook

A Realtor®Mag article posted on-line yesterday offered the following from “DAILY REAL ESTATE NEWS”:

realtor logo “REALTORS® remain mostly confident in the next six months of the real estate market, thanks to 30-year fixed rates still below 4%, continued job growth, and recent measures that have made credit more accessible and cheaper, according to the April 2015 REALTORS® Confidence Index Survey, which is based on responses from more than 1,000 REALTORS® about their latest transactions.

“Across all property types (single family, townhomes, and condos), the number of respondents indicating the market as “strong” outnumbered those who viewed the market as “weak.”

“With stronger buyer demand and tight supplies, homes continue to sell relatively quickly, typically within 39 days in April, according to the survey. Also, REALTORS® increased their price expectations last month. Those surveyed expect prices to increase at a faster pace in the next 12 months with the median expected price growth to be 3.9% (up from 3.5% expectation in March’s survey). REALTORS® in Colorado were the most upbeat about price increases in the U.S., with median expected price growth at 6 percent, followed by the District of Columbia at 5%.

“REALTORS® also cited recent measures to open the credit box as having a profound impact on the housing market, such as with the Federal Housing Administration to lower its mortgage insurance premiums and the re-introduction from Fannie Mae and Freddie Mac to back 3% down payment loans.

“REALTORS® are the most upbeat about the overall housing market in states like North Dakota, Texas, Oklahoma, California, Oregon, Washington, Florida, New York, and Massachusetts, according to the survey.

“Also, REALTORS® outlook over the townhome and condo markets remained highest in Colorado.

“For-sale inventories remain tight in many states but seller traffic was reported as improving in many areas, particularly Utah, Wyoming, South Dakota, Texas, Missouri, Louisiana, Mississippi, Alabama, South Carolina, and New Hampshire.

“While real estate professionals remain generally optimistic about housing’s outlook for the next six months, real estate professionals’ continued to have the following concerns about the market:

  • Tight inventory in most states especially for move-in ready and “affordable” units;
  • Financing issues, such as qualifying for a mortgage still remains tough and the underwriting process is slow, leading to delayed closings;
  • Appraisal valuation concerns and delays due to “questionable” comps, particularly for FHA/VA loans, use of “out-of-town appraisers”, and second appraisal requirements;
  • Impact of the new mortgage procedures (RESPA-TILA) on closings;
  • Negative impact of low oil prices in states with oil/gas production;
  • Slowing demand from international buyers (e.g., Canadians) due to strong US dollar;
  • Uncertainties associated with flood insurance rates;
  • Impact of upcoming interest rate increase on demand.”

Window Costs Likely to Spike After June

This article in The “Island Reporter” this week caught my eye. Did you know about the new Florida Energy code?

“The Fifth Edition Florida Energy Code is a title not known by many, but it is something which will affect anyone with a house or business come June 30.

“It’s the new energy cost savings for Florida, which resulted after the state updated its commercial and residential building energy codes in accordance with federal law, and it’s significant.

“”We are pulling permits now for our jobs in September and October,” said Kevin Munden, owner of Sanibel Glass and Mirror, Inc. “There is zero information out there about the Fifth Edition Florida Energy Code and if we don’t have our permits secured by July 1, the price of glass is going up.

“So how much will windows be going up after June 30?

“Try a 56% increase, due to the addition of insulated windows, which will be triple-silver-glazed, along with the already required high-impact glass.

“All this goes back eight years, when they passed a law which was going to reduce the consumption of energy in Florida,” said Dennis Chappell, who is Munden’s window contractor with Chappell Sales, LLC. “All homes need to get a certain number in a rating system, which involved air conditioning, insulation, etc. Each one is assigned a number. It is driven by the federal government to help reduce carbon emissions.”

““The ultimate goal is getting down to zero energy used in the home.”

“The new insulated glass which will be required after June 30, is the highest-priced which can go into windows. The new windows, will have a mirror-like look to it, which results from the triple-silver-glazed glass.

“That will be placed on the outside to reflect the sun and heat from entering the house, and goes along with the single high impact glass, which is already required of homes and commercial businesses.

“It’s been a code which has been in the making since 2010, but there have been postponements over the years delaying its enactment.”

“After June 30, all new construction will need to implement the high-energy efficient windows, which will force a rise in costs. But new construction is not where the problems will start popping up in the Fifth Edition Energy Code.

“Even if a window needs to be replaced in a current home or business, it needs to go through the property permitting process. That means, after June 30, to obtain a permit, the new energy efficient insulated windows will have to be used.

“It makes 100% perfect sense for new construction,” Munden said. “But the code also pertains to retro-fitting, meaning changing windows already installed in the house or business. It’s not going to be a cheap thing to change and could mean up to a 25% increase in a project.”

“For example, if a homeowner is deciding to replace their dozen windows in their home, they will need to replace them with the much more energy efficient insulated ones, which leads to another potential lurking problem – illegal installation.

“What this is going to create are illegal installations,” Munden said. “Unlicensed installers don’t have the property testing, the property installation and they don’t pull permits.”

“If a home or business owner cuts the corner and doesn’t properly obtain the permits to install windows, they will not be covered by insurance companies, which require the documentation before a claim can be settled.

“Now, if we get a hurricane, and those windows are not properly permitted, they will be denied their claim,” Munden added. “Claims will be denied without property permits.”

“The only way to gain the proper permits again, is to install the new insulated windows required by the Fifth Edition Florida Energy Code.

“”We are having to give double proposals now, the first being the current price before June 30, and the other estimate post-June 30,” Munden said. “As long as you get your permit before June 30, you are fine.”

“There are some leeways the state is giving and that is the code is subject to authority having jurisdiction by the local building department.

“Sanibel Building Department’s Harold Law, couldn’t comment about the Fifth Edition Florida Energy Code, because officials are still learning about it, but he did say June 30 is the current deadline for the enactment of it.

“Which, of course with government, that isn’t a certain even.

“The Legislature of Florida went home already and the Builder’s Association submitted a bill to postpone implementation of the code for a year,” said Chappell, who has attended every association meeting about the new code this past year. “It wasn’t voted on and it looked dead. But now, the Governor has called a special session, and there is a possibility this bill could pass. It’s not likely, but a possibility.”

““They could extend it one year, if that bill passes. The reality is, though, until the session is over with, we don’t know when the code will be enacted.”

“Another big problem which could occur if the code is enacted June 30, deals with condominiums. With condo associations almost always requiring a uniform exterior, when the different windows start being put in, that will upset those rules.

“”Sanibel has a couple thousand units and they are stringent on outside appearance of building,” Munden said. “Ninety-percent of them have tinted glass, which is gray in appearance. With the new windows, the glass will look entirely different. The state is telling them they can use only one kind of glass. Now, you’ll see all of these windows which are going to be gray, and this new glass will be mirrored. It’s going to create a lot of problems with association, because the glass won’t be matching now.”

“With Chappel being Sanibel Glass and Mirror’s window salesman and informing his clients of the change, Munden said he has been preparing for it, when it comes. The permits he has been pulling now for his September and October jobs, can be extended for another six months, so his company should be prepared.

“”I just want people to be aware of this,” Munden said. “There isn’t a lot of information out there about it.”

Sanibel & Captiva Real Estate News from Orlando to the Islands


Fl Realtors Mid-Winter 2015 logoIt’s a group effort today. I (Susan) am in Orlando at the Florida Realtors® Mid-Winter Business Meetings, while David and Elise are in the office minding the store.
Several of our listings had showings this week and island traffic picked up appreciably again over the holiday weekend, though many of those here on Monday seemed to be day-trippers.
I was out showing canal-front property both Saturday and Sunday and teammate Dave has been fielding several inquiries both last week and this from several entry-level buyers.
Open house signAnother cooperative group Open House is scheduled at The Sanctuary on the afternoon of February 4. We will have our listing at 5743 Balstusrol Court open then as The SanibelSusan Team continues to host open houses there and at other vacant listings as they are available.

Florida Realtors® 2015 Mid-Winter Meetings
Florida Realtors logoThe Florida Realtors® Mid-Winter Meetings in Orlando each January are when the state leadership team sets the stage for the year. I arrived in time for Wednesday’s Economic Summit where the future of the economy internationally and nationally, was further broken down to the state level, then by county.
Indications are that 2015 will be a good one for real estate sales in most of Florida. Lee County is one of the top areas experiencing a growth spurt again.
The profile of the prospective Florida buyer still varies greatly from east to west coast with little activity here from Asian and South America buyers which are a huge component on the east coast. Florida’s terrific weather, low gas prices, Panama Canal expansion, consumer confidence, general increased savings by the population, and pent-up demand are the biggest contributors to the bright outlook for future sales here.
(Interestingly, as we were preparing this update, teammate Dave pointed out the recent reports by Reuter and others about the weakening of the euro against the dollar and how that likely will affect European business which plays a key role in the economy of South Florida (both coasts). Additionally, with other recent reports this week of Russians looking to back out of U.S. sales contracts because of the fall of the ruble, it will be interesting to see how the year advances. The SanibelSusan Team’s business with international buyers has increased over the years, sometimes because of referrals through our sphere of influence, networking, and memberships in international real estate organizations. These economic snapshots are just that, so important to watch, and ever changing.)
SanCap2015RPAC awardsLast night, The Sanibel & Captiva Islands Association of Realtors® again took home four of five state awards for RPAC contributions. We keep trying to win that 5th one too. Maybe next year!

Realtor associations® get state and national support and monies back when they are needed for issues that affect real estate and property rights locally.
In past years, the islands have benefited from these dollars in efforts to improve water quality, promote beach re-nourishment, and ensure build-back.
realtor logoLater today, I am participating in a Professionalism Forum which is covering a new Ombudsman Program that has been mandated nationally for all local associations to adopt by 2016. This program averts the filing of ethics complaints through enhanced communication and problem-solving techniques.
SanCapAssnLogoAs the 2015 Chairman of Sanibel/Captiva’s Grievance Committee, this new program on the islands likely will make my job easy. Fortunately, the islands association rarely gets complaints from either the public or Realtors, but we are prepared just the same. More importantly we educate our members that strong ethics and the doing business by the golden rule are key.
Tomorrow, the Professional Development Committee meeting in the morning will cover motions from the Curriculum Subcommittee, Faculty Subcommittee, and Faculty and Program Development Subcommittee. This Committee is the group that handles all of the education for our members. No work for me on the Audition Panel this time, I have been appointment as a full committee member.
Late morning, I will play a role at the Professional Standards Forum where new national Core Standards including Citation Programs will be presented in a series of short vignettes. No costumes this year as these standards are serious changes. Sanibel and Captiva Islands Association has already adopted a Citation Program too. For a small association, we are very pro-active.
RSPS LogoIn the afternoon, I am a member of the Resort and Second-Home Specialists Forum where in addition to the information shared, it results in networking that brings The SanibelSusan Team business. Owners of real estate in resort areas often purchase more than one property. This state exposure, keeps in the minds of colleagues around the state who similarly work the resort and second-home market.
Tomorrow night after the District meetings (our District also covers Naples, Marco Island, Bonita/Estero, Fort Myers & The Beach, and Cape Coral), I will attend the Inaugural Banquet featuring the installation of the Florida Realtors® 2015 Officers, District Vice Presidents, and Presidents of Florida’s Chapters of National Association of Realtors® Institutes, Societies, and Councils.
Wondering how this convention-type stuff helps business? I am a firm believer that volunteering time and giving back to your profession brings rewards. It has worked so far and it keeps us ahead of the curve in industry happenings. I am pleased to be appointed to these state committees and happy to bring back all of the news and handouts to share with our local association members.
Sunday morning will have me on the road heading back to the island where I likely will be in the office by mid-afternoon. Meanwhile, teammates Elise and Dave are in the office today, with Lisa and Dave covering tomorrow, and Sunday morning. (Of course, I have been doing some wheeling and dealing by email/phone while here too.)

In their January newsletter, it says “While many utilities are increasing electric rates, LCEC is reducing rates for the second year in a row. 2015 begins the seventh year LCEC has not raised electric rates….The LCEC Board of Trustees approved a decrease in the PCA from $16.65 per 1,000 kWh to $14.60 per 1,000 kWh….”
In the same newsletter were some reminders of some no-cost ways to help keep even more money in your pocket:
  • “Manage your thermostat – no lower than 78 degrees in summer; no higher than 68 degrees in winter.
  • Use ceiling fans only when you are in the room..
  • Turn lights off when you aren’t in the room.
  • Clean fridge coils regularly.
  • Only run dishwasher/clothes washer when they are full.

Mid-Summer Scoop from Sanibel Island


It has been another quiet, summer shower kind of week on the islands, with no real estate meeting yesterday and very few showings or even phone calls. All-in-all, that is pretty typical for late July. At SanibelSusan Realty we spent much of the week beating the bushes for new listings and working on selling long-distance and sight-unseen. It always pays to have good marketing material when you do that. Here are a few photos taken this week at our new listing at Spanish Cay. It’s great value at $349K and already getting interest. Smart buyers know that summer is a great time to buy – when it is easy to preview property and sellers may be more motivated.

Below are a few news items followed by the action posted this week in the Sanibel and Captiva Islands Multiple Listing Service.

Sea Turtles Nesting in Record Numbers

loggerhead_sea_turtle_baby_blogFrom the “Island Sun” today: “Local businesses and residents of Sanibel and Captiva universally agree that the 2013-14 “in season” for tourism was the highest in recent memory. However, another group of visitors to the islands this summer has shattered the record books.

“On July 7 when the 70th nest was recorded, it established a new mark for nesting activity on Sanibel’s east end…Last Friday morning, SCCF (Sanibel-Captiva Conservation Foundation) updated its sea turtle nesting statistics. Reported were 73 loggerhead nests and one green sea turtle nest on Sanibel’s east end, 237 nests on Sanibel’s west end, and 101 nests on Captiva. By way of comparison, by the same date last year, SCCF had reported 44 nests on Sanibel’s east end, 208 loggerhead and seven green turtle nests on Sanibel’s west end, and 99 loggerhead and one green turtle nest on Captiva.”

An interesting fact is that once a tiny hatchling reaches the water, “they’ll swim for 48 hours straight to get away from the shoreline and birds and other predators…that’s their instinct.”

“Each day during nesting season, which runs from May to October, more than 100 volunteers, permittees and SCCF employees monitor approximately 18 miles of island beachfront which stretches from the Sanibel Lighthouse to the tip of Captiva….”

BIG ARTS Then/Now & Their Fall Schedule

BIG Arts logoKnown as Sanibel and Captiva’s home for all the arts, BIG ARTS has been providing cultural enrichment and fulfillment to island residents and visitors since 1979. BIG ARTS began when a group of artists dreamed of a cultural center on the island. Today, BIG ARTS members and participants enjoy a wide spectrum of performing and visual arts events, and the community participates in more than 200 educational classes and workshops each year.

The creative spirit, driving force, and hard work of volunteers have shaped BIG ARTS into the vibrant organization it is today. More than 250 talented volunteers assist the staff each season to ensure the professional management of BIG ARTS. Now a prominent cultural institution in Southwest Florida’s region, BIG ARTS has fulfilled its original mission to provide cultural, social, and volunteer opportunities to island residents. As new residents move to the area, they see how BIG ARTS enriches island life, and many are eager to participate and support the arts as they did in their former communities.

Founders Gallery opened in this cottage and concerts were held in the garden under a tent. Due to the popularity of the programs, the organization quickly outgrew these facilities. Through the generosity of BIG ARTS supporters, Phillips Gallery opened in 1990 as an art gallery, concert hall, and classroom.

BIG artsThe West Wing, Schein Performance Hall and sculpture garden were added in 1997. Designed by BIG ARTS member Irwin Stein, Schein Hall is a 400-seat concert hall with surround sound in high definition and a recently added high definition projection system. Classrooms provide space for pottery, clay, metal works, and many other offerings. The beautiful sculpture garden, renamed Boler Garden, was restored in 2006, including an ongoing project with installation of an etched stone walkway.

BIG ARTS Administrative Offices and Classrooms are at 2244 Periwinkle Way, right behind SanibelSusan Realty Associates. Additional classrooms and meeting space there allows BIG ARTS to further its mission to support the arts.

Theater-in-SanibelIn 2010 the Boards of the Herb Strauss Theater and BIG ARTS joined together to combine the support functions and volunteers of the two organizations, making both stronger and more efficient. The Herb Strauss Theater is now part of the BIG ARTS family of programs and productions. The goal is to further the tradition of quality cultural and educational experiences to the residents and visitors of Sanibel, Captiva, and neighboring communities.

BIG ARTS Herb Strauss Theater presents professional live theater, and offers Broadway-caliber talent in an intimate atmosphere. The 160-seat Theater is at 2200 Periwinkle Way, Sanibel.

BIG-ARTS-Community-chorus-holiday-concert-2009Going into the fall 2014, as in past years, as soon as the BIG ARTS Summer Arts Camp ends, the new schedule begins. Workshops will continue classes in painting and drawing; open studio sessions; fine crafts, such as stained glass, glass fusing, and weaving; pottery; dance/fitness; discussion groups; music appreciation and instructional; technology lessons; language and writing classes. Also part of the family of workshops is BIG ARTS Community Chorus and BIG ARTS community Concert band.

As one of the original members of the BIG ARTS Chorus, SanibelSusan was working behind the scenes this week with Director Steve Cramer in organizing the music that chorus will sing for the fall Bailey Fest, Thanksgiving Celebration, and December Holiday Concert. It’s going to be another great season!

Sanibel Rec Center – Brief Closing for Maintenance

Sanibel Rec CenterThe Sanibel Recreation Center will close July 26 through August 3 for maintenance projects. Improvements will include resurfacing of the gym floor and front entrance, deep cleaning and painting of the facility, restriping of the parking lot, and resealing of rest room tile. Day-camp programs will operate as scheduled.

Survey: Buyers, Sellers ‘Not on the Same Page’

REDFIN logoThis article in “Daily Real Estate News” on July 10, 2014 describes a small survey, but to me the points are “spot on”.

“Home buyers and sellers are “not on the same page” when it comes to the state of the housing market, according to a new Redfin survey of 707 of its agents and partner agents across 35 U.S. markets. Buyers and sellers are taking a more aggressive stance in the market, with some sellers overpricing their homes and more buyers refusing to get in bidding wars, the survey found.

““In May, 40% of sellers surveyed by Redfin said that they planned to list their homes above market value, even though home sales had dropped by 9% since the year before,” says Nela Richardson, Redfin’s chief economist. “Typically, it takes sellers six to nine months to adjust to a price change, but this latest shift is longer. Prices have moved down and then up so much over the past five years that it’s even more difficult for sellers to have a realistic baseline for what their homes are worth in the current market.”

“Fifty-eight percent of Redfin agents say that sellers are holding unrealistic expectations about the value of their homes, up from 49% in the previous quarter. Meanwhile, buyers are showing less willingness to chase after a home, as they face affordability and financing hurdles, the survey found.

““Buyers who have been searching for a long time may still try to win deals with aggressive offers,” Richardson says. “However, new buyers in the market are much less willing to chase an escalating sale price to compete with multiple bids. The demand side of real estate is moving from ‘please take my offer’ to ‘take it or leave it as you please.’ Home buyers’ willingness to walk away from a deal that’s a bad fit is good for them and is ultimately healthier for the housing market.”

“So is it a seller’s market or a buyer’s market? It depends on who you ask. Twenty-four percent of Redfin agents surveyed say that “sellers have all the power,” a drop from 35% three months ago.

“Rising inventories have been beneficial for buyers who are less willing to participate in a bidding war, but they are facing other challenges, such as access to credit and affordability, the survey finds. The top challenges Redfin agents identified as growing problems for buyers are: lack of affordability; qualifying for a mortgage; saving enough for a down payment; and worries about the economy.”

Despite Predictions, Baby Boomers Aren’t Downsizing Yet

realtor logoBelow is another “spot on” report from “Daily Real Estate News”, July 15. Some points here can be further illustrated by the “housing” market on Sanibel and Captiva where today there are not enough homes for sale to meet the demand of the baby boomers, particularly those wanting enough space for entertaining, home offices, and visiting family members.

“Baby boomers aren’t showing any signs of leaving the single-family home market that has defined their generation’s real estate habits, despite many predictions that they would by now. As boomers hit age 65 and become empty nesters, many housing analysts forecasted that a huge wave of them would downsize and move into an apartment, condo, or townhouse.

But Fannie Mae researcher Patrick Simmons says that isn’t happening yet. “There’s a perception, particularly in many media reports, that this massive generation born between 1946 and 1964 is altering its housing consumption,” Simmons, the director of strategic planning for Fannie Mae’s economic group, told the Chicago Tribune. “It’s true that they’re becoming empty nesters in droves. But by one measure, the proportion of boomers who live in single-family homes actually increased between 2006 and 2012.”

“Baby boomers’ mobility has gone down. Nine out of 10 boomers surveyed by AARP reported that they wanted to stay in their current home as long as possible. Some may be motivated to stay put because of the housing crisis. For boomers, the value of single-family homes they owned fell by an average of 13%. Some boomers could still be underwater and are waiting to recoup more on their house before they sell. Others may be holding on to their home because they snagged a record low mortgage rate in recent years, and they know borrowing won’t be any cheaper if they do decide to sell.

“Some baby boomers are downsizing but choosing to stay in smaller single-family homes rather than move to a condo or townhome. But “eventually, boomers will slow down with age and have the same physical frailties that their predecessors had,” Simmons told the Tribune. “My sense is that it’s not going to be a major shift — something we see in the numbers in a year. It will likely unfold over a decade or more.””

More Chinese Buyers Coming to America

Florida Realtors logoHere’s another interesting article from “Daily Real Estate News”, July 11. We keep hearing that the islands will soon have more Asian buyers, but it hasn’t happen yet.

“The number of Chinese home buyers and investors flocking to the U.S. is on the rise, driven by China’s currency appreciation, rising affluence, and concerns over its own economic slowdown, according to the 2014 Profile of International Home Buying Activity, released this week by the National Association of REALTORS®.

““It’s just the beginning of a tidal wave,” says Lawrence Yun, NAR’s chief economist. Chinese investors accounted for 16% of the $92.2 billion worth of international U.S. homes purchases in the year through March, up from 12% a year earlier, according to NAR.

“China was the leader in dollar volume of international purchases, purchasing an estimated $22 billion with an average sales cost of $590,826, according to the NAR report. China also was the fastest-growing source of U.S. foreign transactions, now accounting for 16% of all purchases, up 4% from last year.

“Canada maintained the largest share of purchases, but its share is falling – 23% in 2013 to 19% in 2014.

“The share of Chinese buyers in the U.S. market will likely only get bigger, says Paul Diggle, Property economist at Capital Economics. “This bigger picture hides a rapid rise in purchases by Chinese investors, who may overtake Canadians as the largest group of foreign buyers of U.S. housing within the next five years,” Diggle told HousingWire. “The strength of Chinese demand is another reason to watch closely developments in the Californian housing market, where housing is now no better than fairly valued at the statewide level and starting to look frothy in a number of metros.””

“Warmer weather has arrived and you may be looking for ways to save energy and lower your bill. Our energy experts are here to help you save energy by following these simple tips:

  • When cooling your home, set the thermostat at 78 degrees F. Each degree below adds 8 to 12% to cooling costs.
  • Do not close A/C vents or interior doors when A/C is running.
  • While away from home for more than two hours, set the thermostat at 83 degrees F.
  • Install a programmable thermostat that will automatically raise and lower the temperature at certain times of the day.
  • Turn fans off when the room is not occupied. Each continuously running fan costs approximately $7 per month on your electric bill.

Prescribed Burns are Done

If you are concerned about the large burned areas noticeable on Tarpon Bay and San-Cap Roads, know that they are for the good.

Last Sunday morning, fire officials and J.N. “Ding” Darling National Wildlife Refuge staff conducted a prescribed burn at the Bailey Tract and surrounding SCCF property. Planned burns scheduled for the following days along San-Cap Road and Legion Curve were delayed due to heavy wind and rain, but the fire team completed their planned burn along Legion Curve on Wednesday. Summer is not only rainy season in Florida, but also peak lightening season, which can cause fires with devastating impacts. Managed burns can prevent the likelihood and severity of wildfires and help preserve the natural ecology of the area.
