Coming up on Memorial Day 2017 on Sanibel

It is SanibelSusan with another Friday update about the island real estate market, weather, and more. Though the long weekend essentially is here, the island remains quiet. Maybe tomorrow will bring more visitors with rental check-ins.

Beach

On Periwinkle Way, there has been little traffic, even during Sanibel rush hour, except on Wednesday when right at quitting time a quick, but huge, downpour hit. Southwest Florida had been under a severe weather watch from midday (until 11 p.m. that night), but a couple of much-needed showers were all that was received. Forecasters say that was because of a cool front that passed through. That means lower humidity and temperatures only into the mid- to high-80’s expected for the holiday weekend. Growing up in Maine, it still cracks me up when I hear about a Florida cool front in the 80’s.

junonia 05-25-17After the high winds and unusually big waves with that Wednesday storm, shelling reports are that “it’s outstanding”. Plenty of live ones reported on the beach, with most conscientious shellers returning them to the water. A huge perfect junonia shell was found yesterday at Lighthouse Point beach. Experienced shellers say those live junonia shells are about 10 miles off shore, so it’s unusual for an empty one to make it to shore unscathed. After 30 years shelling, I’m still looking.

Sanibel’s last Farmers’ Market of the season is Sunday on the grounds of City Hall from 8 a.m. until 1 p.m. It’s always a long summer before the market reopens in October.

Workshop Options for Center-4-Life

Front page news in both the “Island Sun” and the “Islander” this week, was the meeting last Wednesday of a workshop hosted by Sanibel City Council to discuss the future of the City’s Center-4-Life facility.

Sanibelcityseal logoThe Center’s current building at the corner of Library Way and Palm Ridge Road was assessed for refurbishment five years ago during the initial planning phases of the Civic & Cultural Core project. Now that that project is tabled, the purpose of Wednesday’s meeting was for council to learn about the Center-4-Life’s needs today. They received an architectural presentation and one by City Recreation Dept Director which included information on the facility’s participation levels, trends, space needs, expansion alternatives, and an analysis of the current site.

Originally the Sanibel Library, the current Center-4-Life building was enlarged at least twice when it was the library – 1st in 1977 and again in 1983. Today the Center-4-Life provides such island seniors with such activities as land aerobics, yoga, card games, cooking socials, educational classes, and special presentations.

Membership has grown annually and last year exceeded 8,000 members. To accommodate the increased demand for additional programming presenters estimated the building needs to be expanded to 7,500 sq. ft. Five options were provided:

  1. Retain the status quo
  2. Renovate in place with CHR remaining (this is office space for Community Housing Resources, which the City is obligated to fund),
  3. Renovate in place with CHR relocating
  4. Rebuild on current site
  5. Build a new facility on a different site.

Councilors weighed in on all options, with options 4 and 5 receiving their support. Estimates were requested for new buildings, with another workshop expected after staff review, maybe in August, with the final decision ultimately up taxpayers. Stay tuned.

Library Renovation Begins

sanibel-library-logoSanibel Public Library has started the first phase of their Your Library Reimagined project. From Monday through Friday next week (May 29-June 2), the building will be closed to the public while the interior is prepared for the project. It will reopen Saturday June 3 from 9 to 1 p.m. During the down-time the facility is being reconfigured to provide library services during remodeling. During the summer, some of the building will be closed to the public while the infrastructure is updated. The library will provide service during most of the renovation time, but occasionally may close when utility or plumbing work is being done.

sanibel libraryThe goal is to provide more space, appeal, and usefulness for users. The Sanibel Public Library began with a group of volunteers in the 60’s and currently is in its 3rd home, at 770 Dunlop Road which opened in 1994. In 2004, the building was expanded to its current size. Upgrades now are to replace much of the infrastructure, HVAC, fire suppression, plumbing, lighting, technology, and flooring. The project has been in the planning stages since 2015 with public input. The library board has set a budget of $5.9 million with the cost covered by library reserves, grants, and gifts.

Blind Pass Project Complete

Demobilization of the equipment will take place between tomorrow and June 1. The sand dredged from the pass and deposited on Sanibel to re-nourish some of the beach will be tilled on June 1. Blue Skies & Island Real Estate Happenings

It’s SanibelSusan reporting at the end of another quiet week on Sanibel & Captiva Islands. The rainy season has begun with a few puffy pop-corn-like clouds rolling in some afternoons followed by short, sometimes heavy, evening showers. Here are a couple of photos taken yesterday at the new garden area at The West Wind Inn. Those white clouds sure pop against the bright blue sky!

It sure has been a funny week with weather – not here, but certainly elsewhere. Yesterday, I heard from a friend in Colorado where it was snowing, then another in Maine where it was a stifling 90-some degrees with no ocean breeze. Then last night on the news, there were severe weather alerts issued for the Midwest.

Amazing that spring weather can make it a good time to vacation in Florida. Even before moving to the island 25 years ago, May was one of my favorite months here – with summer-like weather, the rainy season just beginning, traffic light, and occupancy and hotel rates down.

Attendance was light yesterday at the early Sanibel & Captiva Islands Association of Realtors® Caravan Meeting. Some of our leadership team is in Washington DC for the 2017 REALTORS Legislative Meetings & Trade Expo which wraps up tomorrow. Thanks to Association President Joel Goodman, President-Elect Dustyn Corace, & Association COO Bill Robinson who made the trip.

Though I did not go, I was one of the 18 Realtors® from Florida inducted into the RPAC Hall of Fame on Wednesday night.

SanibelSusanSo, if you get to DC and go to the top of the National Association of Realtors® headquarters building at 500 New Jersey Ave (just 3 blocks from the U.S. Capitol), the roof-top terrace holds the recognition plaques for the now 773 members of the Realtors® Hall of Fame.

Mine, shown at right, says “SanibelSusan Andrews”.

The Realtors® recognized come from 50 states and now include a total of 64 members from Florida. Nationwide, 106 Realtors® were inducted this year for their contributions through 2016. That is the largest annual group yet. Congratulations all!

big arts logoBIG ARTS Summer Arts Camp – offers a program of visual and performing arts for 1st through 5th graders. Each week begins a new session with a new theme. There also is an apprentice program for 6th through 12 graders where middle and high schoolers spend half their day taking a more advanced art class and half their day days earning community service hours by assisting campers in their classes. Captiva yacht clubCaptiva Island Yacht Club’s Junior Sailing Camp – For children ages 8 to 15, it teaches the ins and outs of operating their own sailboat in Roosevelt Channel behind the yacht club. The camp gets support from the City of Sanibel, F.I.S.H., and Sanibel CHR (Community Housing & Resources). Divided into two sessions: the 1st June 12-16 and June 19-23; the 2nd July 10-14 and July 17-21, from 9 a.m. to 4 p.m. Monday through Friday. Cost is $500 per session and includes sailing and kayak instruction. At the end of each session, students earn a Beginner Level I U.S. Sailing certificate. The Captiva Yacht Club has a fleet of 12 Optimist prams, six Sunfish, and three Laser sailboats.

Counselor in Training Program – This City-sponsored program at the Rec Center provides junior-level personal development and leadership opportunity for teens entering 9th and 10th grade that are interested in working with children in a recreational day camp setting. Sanibel Sea schoolOcean Tribe Paddlers Club – A new club to bring the paddling community together is being offered by the Sanibel Sea School. The first club meeting is a free welcome group paddle on Tuesday, May 30, at 2 p.m. at Causeway Island A, north side. Those who do not have a kayak, paddleboard, or canoe should contact spencer@sanibelseaschool.org or call 239-472-8585, who will provide them.

Sea School Opening Retail Store – Called Ocean Tribe Outfitters, the ribbon-cutting for this new store at 455 Periwinkle Way is May 31 at 5 p.m. The store will specialize in paddling gear, including kayaks, stand up paddleboards, and related accessories, plus equipment and closing for ocean recreation. All profits from the store will fund the nonprofit Sanibel Sea School’s programs, including scholarships and ocean outreach programs for students in need. More info at www.sanibelseaschool.org

Sanibel Rec CenterSWAT (Sanibel Water Attack Team) – For children ages 5 to 18, SWAT is the island’s competitive swim team. SWAT practices at the Rec Center Monday through Friday with the Blue Team (K through 8th grade) from 2:30 – 3:30 p.m. and the Gold Team (high schoolers) from 2:30 to 4 p.m. To join SWAT, students must be able to swim the length of the pool and commit to attending four meetings a year – two at Florida Gulf Coast University and two in Sarasota. The next swim meet is June 17 and 18 at Florida Gulf Coast University with competition from teams throughout the state.

  1. Install a programmable thermostat. When you aren’t home, turn it up. Work around your schedule and earn savings by adjusting the temperature.
  2. Lower your water-heating costs. Turn the water-heater temperature to the warm setting of 120 degrees F. It’s hot enough for showers and to clean dishes. Do laundry in cold water.
  3. Replace your air filter. It allows your system to work more efficiently. This is also the ideal time to have your annual AC system checkup.
  4. Seal cracks and gaps. Keep cooled air from leaking out and prevent warm air from getting in. Inspect door/window cracks and apply calking around cable lines and dryer vent openings.
  5. Save in the laundry room. Inspect the vent and clean the dryer lint trap after every use….

Only a handful of our listings had showings this week, but we happily received a new condo listing on Saturday, which we put under contract yesterday. Sales don’t often happen that quickly, so it was a nice surprise.

Surprise Closing

Plenty of islanders were shocked Monday to read that Bennett’s Fresh Roast Sanibel shop closed unexpectedly. Their web site says that unused coupons, gift cards and certificates will be honored in their Fort Myers Store. The rumor mill says that it sold. Stay tuned.

From the May 10, 2017 “Islander” “…Holly Milbrandt, an environmental biologist with the City, provided a coyote update at last week’s City Council meeting, which was a follow-up from a presentation two years ago. Coyotes are not accounted for in all 67 counties of Florida. On the island images of them have been captured at the Community Park (across the street from our office), Gulfside City Park (off Casa Ybel Road), Pond Apple Park (off Periwinkle Way), and Sanibel Gardens (off Tarpon Bay Road). Most sightings occurring between 8 p.m. and 6 a.m…. 

“At the end of her presentation, she said the working group has recommended that they continue to monitor coyote impact on sea turtles, as well as implement sea turtle next protection measures; expand wildlife camera monitoring efforts; continue public education and track sightings; investigate methods and funding opportunities for additional protection of sea turtle and shorebird nests and evaluate feasibility and funding options to conduct trapping and GPS collaring of coyotes on the island.”

rpacEach May, our local Association of Realtors® hosts an event long-know by some old-timers as the “Over-the-Hump Party”. It is a fundraising event for the RPAC (Realtor® Political Action Committee) as well as celebration that we again made it through high season.

Held Wednesday night at The Sanctuary, this year it included a golf scramble, followed by silent auction, and then live auction.

 

Lobsters 2017SanibelSusan’s lobster dinner donation again raised close to $1K and of course I did my share of buying too.

The final tally raised has not yet been reported, but the Sanibel & Captiva Islands Association of Realtors® has a tradition of winning state and national RPAC awards for our participation – raised mostly because we have seen those RPAC funds work.

Sanibel/Captiva Real Estate on Cinco de Mayo

cinco de mayoSanibel & Captiva Islands had another week of good weather and little traffic – or at least until late yesterday when a boat slid off a trailer coming out of Sanibel Harbour onto Summerlin Road just after the toll booth going off island.

That little roadway snafu kept vehicles leaving the islands at a slow crawl until close to 7 p.m. Silly me then, doing some off-island chores after work.

The weather this week included the first major shower of the rainy season. Boy, was the rain needed when it arrived late Monday night/early Tuesday morning. Though off-island teammates Dave and Elise saw only a few drops and heard some thunder rumbles where they live, they noticed causeway flooding as they came onto the island. There were huge puddles from the east-end to Captiva. Most now have disappeared, with “greening” up already noticeable. I heard a Lee County Mosquito Control plane buzzing the east-end early morning yesterday, yet another sign that we got rain and it’s May.

The change in island occupancy is evident even to the lunch crowd. No waiting at Doc Ford’s on Tuesday when my lunch friends and I snagged a nice breezy outside table. They later sent me the below photo and said I could share it. Thank you, Susanna and Yves-Pascal, for a great visit and terrific picture too!

First Off-Season Caravan Meeting

Sanibel realtors logoAttendance was light at yesterday’s Thursday morning local Association of Realtors® Caravan meeting which had just two homes (one bank-owned) and a single condo on tour. That’s another indication that “high season” is over. Here forward, until late fall when business picks up, Caravan’s will be held every other week and open to any new listings in any location on either island.

  • Water Quality Update – During the Committee Reports, Realtor® David Schuldrenfrei for the Government & Environmental Committee reported that SB #10, regarding Everglades restoration and water storage, passed in the Florida Legislature with the House of Representatives following the lead of the Senate. This bill has been decades in the making and provides $800 million in funding to create a dynamic reservoir south of Lake Okeechobee, in the Everglades Agricultural Area. The reservoir is needed to provide freshwater to Florida Bay and to alleviate discharges to the Caloosahatchee and St Lucie Rivers. The bill now is on its way to the Governor’s desk for signature. Local Realtors®, City officials, and others have spent nearly 20 years working toward this milestone. David offered a big thank you to all involved for their continued persistence. A further update is below, on other issues in the forefront of Florida’s legislative session which wraps up today.
  • Working Together to Make a Difference – For the Communications and Public Relations Committee, I announced that Realtors® Bob and Diane Stocks joined me Monday morning in transporting to Catholic Charities of SW Florida, the gently-used clothing collected over the last two months by Association Members. That delivery was a humbling experience. Charity workers were very thankful for the carloads of goods delivered saying they are particularly in need of donations for Clewiston farm worker families, those who lost belongings in Florida’s fires, recent rescues human trafficking, as well as those down on their luck hoping and looking for jobs, to become more self-sufficient. This month, the Committee is spearheading a new campaign, collecting pillows, bed linens, and diapers which will be donated on June 1 to ACT (Abuse Counseling Treatment Center) in Fort Myers. Their needs increase in the “off season” too.
  • Real Estate Announcements – Under new and old business, a couple of old sales were announced. Listing agents are careful these days to wait until after inspection/cancellation periods are over – or contingencies are removed – to make an announcement.

Also, a “back-on-the-market” was reported where a property did not close because the buyer couldn’t get financing. That doesn’t happen here too often, but it could be because the home was found to have aluminum wiring, which can make a property difficult to insure. The listing agent announced that the wiring is being replaced and it again is available for sale.

I announced the price reduction at our Seagull Estates listing. A couple of upcoming new listings were announced too. There usually are not many new offerings this time of the year. These were the result of winter residents heading home and moving elsewhere. The details of the activity posted since last Friday in the Sanibel/Captiva Multiple Listing Service follows some other news items below.

While I was at the Thursday caravan meeting, Dave was at a property inspection. I hope he wasn’t on the roof when this picture was taken, but here is his photo showing how few were on Beachcomber’s east-end stretch of beach then.  The gulf waters are beautiful!

Update on Florida Legislative Session

Florida Realtors logoAs Florida’s legislative session comes to a close, Florida Realtors® Vice President of Public Policy, Carrie O’Rourke, emailed the members of FloridaRealtors® Think Tank (yes, I am one of those) a summary of what she said is “is shaping up to be one of our most successful sessions in recent memory.” Here are some excerpts:

  • Business Rent Tax Reduction – We are closer to success than ever before! After years of fighting for a reduction to the business rent tax we were finally able to overcome the obstacles and there is a strong chance we will come out with a win for business owners, commercial Realtors®, and ultimately, Florida’s economy. Under the current proposal, which was just passed by the Senate Appropriations Committee, the business rent tax would be reduced 0.2%, moving from 6% to a permanent 5.8%. While this may at first seem like a very modest cut, there are two things to consider
  • First, this cut represents more than $60 million fiscal impact to the state, and comprises the vast majority of the small amount of funding that was available for tax cut purposes.
  • Second, this cut represents a big step for a legislative body that has been reluctant to even open the door on a cut to this revenue source.
  • The bill now travels to the full Florida Senate for a vote, and will also need to pass the House before the legislature adjourns on Friday, the scheduled conclusion of the Legislature’s 60-day session.
  • “10% Non-Homestead Property Tax Cap – Success! The joint resolution has passed both legislative chambers and will not be heading to voters during the 2018 general election. This is a significant victory for Florida Realtors® as it gives us the time we need to conduct a comprehensive, direct-to-voter campaign that will help voters understand why they need to make this important tax break permanent.
  • “Estoppel Certificate Fee Reform – …For three years, we have been advocating for caps on unreasonable estoppel certificate fees and all that hard work has paid off with the passage of SB 398. This legislature caps the fees that community association management companies can charge for estoppel certificates at $250 for unit owners who are current in their assessments. An additional $100 can be charged for “expedited” estoppel certificates (delivered within three business days), and another $150 can be charged for owners who are delinquent in their assessments. This is a maximum of $500 for an expedited, delinquent estoppel certificate. Gone are the days of certificate fees that cost $1,000 or more….
  • “Vacation Rentals – It took about 4 hours of debate and a close vote for HB 425… to make it out of the House. This is the bill that essentially stops local governments from targeting vacation rental homes with restrictive ordinances. In other words, if a local government passes an ordinance targeted at vacation rental homes, it has to apply to all residential homes in the area; vacation rentals cannot be singled out. The original bill has been amended several times and has a tough road ahead of it in the Senate.
  • “Increase to the Non-School Homestead Exemption – The Senate passed a priority issue of the House concerning a proposed increase to the non-school homestead exemption by $25,000. Currently homeowners receive a tax exemption on the first $25,000 in the value of their properties. They pay taxes on the value between $25,000 and $50,000 and then receive an exemption on the portion from $50,000 to $75,000. The House ended up adopting the Senate’s version of the joint resolution which would apply the exemption to the portion of values between $100,000 and $125,000. This passage will place a constitutional amendment on the 2017 general election ballot.”

First Sea Turtle Nest

Turtle hatching 07-01-16As follow-up to last week’s posting about sea turtle nesting season beginning, the first nest of the season was found Saturday, April 29, near Gulfside Place condos. The nest has been staked off by volunteers from SCCF’s (Sanibel-Captiva Conservation Foundation) Sea Turtle Monitoring Program. Reports say that this year’s first nest is early, but not as early as last year when the first one was found on April 20 on Captiva.

Sea turtles on Sanibel/Captiva are coming off back-to-back record years. A new record was set in 2015 with more than 600 nests. Last season that record was beat by a mile when the two islands had a combined total of 826 nests.

SCCF volunteers patrol the beaches early every morning during nesting season, recording new nests and false crawls (when a female comes ashore but doesn’t lay eggs). The volunteers take measurements and stake the nests. In recent years, they also have covered nests with mesh to prevent coyotes from getting to them.
