C.R.O.W. – The Clinic for the Rehabilitation for Wildlife got a new sign this week. (Even little changes like this get a smile.) Check it out yourself when you visit their Visitor Education Center which is open Monday-Friday 10 a.m. to 4 p.m.

CVS Reopening – Currently under construction and with new sea turtle mural painted outside (added by local artist Rachel Pierce), the CVS drug and convenience store on Palm Ridge Rd is expected to reopen September 1^st. (There also is new island coastal vibe at Lighthouse Cafe where Rachel recently painted a lighthouse mural.)

Daycations at Sundial – This new limited offering at the resort, previously advertised as becoming available this weekend, has been delayed until next weekend. The condos themselves are not yet open for vacation rentals, but the purchase of a Sundial Daycation pass is expected to provide single-day access from 10 a.m. to 7 p.m. to their beach, oversized central pool and slide, hot tub, beach chairs and umbrellas, volleyball, cornhole, foosball, ping pong, and poolside bingo plus a dining gift card. Cost is $75/adult (includes $30 dining card) and $45/children ages 3-12 (includes $15 dining card). Bike, watercraft, racquet sports, and cabana rentals may be available for additional fees. Reservations required.

Wildlife Dr Time Change – Beginning August 1, through the end of the month, Wildlife Dr will be open from 7 a.m. to 7:30 p.m. Hours are shortened due to earlier sunsets. Note: Along with Wildlife Dr and the “Ding” Darling Visitor & Education Center, Indigo Trail also is closed every Friday. Bailey Tract and Tarpon Bay Explorers are open that day during regular hours.

The Sanibel School

Growing up in New England where schools didn’t reopen until after Labor Day, it always surprises me when the local school year here begins. In Lee County, it is August 12, or in just a little over two weeks.

Sanibel & Captiva Association of Realtors®

NAR Changes – The Tuesday morning, Florida Realtors® Buyer/Broker webinar was informative and well attended. Our state association has generated several new forms (easily assessable through Form Simplicity) to ensure our members comply with NAR (National Association of Realtors®) settlement requirements that become effective August 17. These changes include that a Realtor® working with a buyer must enter a written agreement with them before touring a property.

Another change requires that broker offers of compensation be removed from Multiple Listing Services. The Sanibel and Captiva Islands MLS plans to remove those fields on August 16. Offers of compensation will continue, just not be advertised through the MLS. Compensation benefits sellers by expanding the potential buyer pool and helps make ownership and the benefits of professional representation more accessible to buyers.

Between now and mid-August, more forms with additional instruction are scheduled, including two webinars next week by Florida Realtors® VP of Law/Policy and General Counsel, Juana Watkins. I attended the Buyer/Broker class this week and am also registered for two with Juana next week. The first is for brokers, the second for sales associates.

These NAR-mandated changes also will require modification of existing listing agreements to provide notice to sellers that the broker compensation offered to those working with buyers will no longer be posted in the MLS’s. Not to worry, there are plenty of other ways we can promote it, including by talking to each other. (No significant changes in how business is done on the islands are expected, just more paperwork.)

July Membership Meeting – Yesterday at the monthly membership meeting of the islands Association of Realtors®, Sanibel Planning Commission Vice Chair and Realtor® Eric Pfeifer was the featured speaker. The meeting was well attended with many taking notes, as Eric described the relationship of the various City departments/employees and City Council/Planning Commissioners, how their work relates to our business (both residential and commercial), and the work they have accomplished, including recent Code/Ordinance changes, particularly since Hurricane Ian. Superior Title of Sanibel was the sponsor.

Following the membership meeting, a short caravan meeting followed. No new sales were announced and just a single Sanibel home was open for afternoon viewing.

On the commercial side, the site of the former Jean Paul’s French restaurant at 708 Tarpon Bay Rd came on the market this week while the gas station at 1067 Bailey Rd went under contract. That contract is contingent but could become the third commercial sale on Sanibel this year. The other two were The Driftwood Inn on Donax St and several offices with a long-term lease at 1049 Periwinkle Way. It sure will be great to again see activity at more of the commercial properties that have not reopened or been restored since the storm.

As we wrap up another sunshiny Friday on Sanibel and Captiva, only a couple of occasional showers earlier in the week dampened outdoor activities. Most recent rain has been inland. More of the same is expected next week with daytime temperatures forecast to remain in the high 80’s/low 90’s (degrees F), though rain predictions are up.

It really is wonderful to again see so much new green growth everywhere. When I drive down Periwinkle Way and around the “S’ turn on Captiva Drive, I often think that soon we may again see the lush canopy tunnels that have not reappeared since Charley, almost 20 years ago.

Sanibel Estates & Shell Harbor Update

Following up on the news and photo last week that dredging at the entry to the East End canals was underway, today as a Sanibel Estates homeowner, I received a Notice of Public Hearing from the City.

Back in 2011, the City established a recurring annual assessment in these communities to fund regular dredging of the entrance canal (opposite the marina). It is paid through our Lee County real estate tax bills. I paid $40 for that last year.

With dredging cost increases, the City has scheduled a public hearing for August 20 at 9:10 a.m. to consider adoption of an Annual Rate Resolution to impose an annual assessment in an increased amount for the period beginning October 1, 2024, through September 30, 2025. The assessment amount is anticipated to be $125 annually for each property with an existing dock, mooring space, etc. or the right to construct one. Like the earlier assessment, this new one would be paid through our annual real estate taxes.

Upcoming Sanibel 50^th Anniversary

November 5, 2024, marks the 50^th anniversary of when Sanibel incorporated. A City where natures comes first and where its groundbreaking Sanibel Plan became a model for other cities. Starting then and running through Luminary Holiday Stroll 2025, Sanibel and the Sanibel-Captiva Chamber of Commerce are planning a 13-month celebration in partnership with island businesses, non-profit and faith-based organizations, and resident groups.

New Florida Laws

As posted in our island MLS this week: “Dozens of new laws passed during the most recent legislative session and approved by Gov. Ron DeSantis go into effect today (July 1, 2025), impacting homeowners across the state. They cover a wide range of issues, many championed by Florida Realtors® as a legislative priority. Additionally, a bill that would have gone into effect today was vetoed by DeSantis on Thursday. SB 280 was a measure aimed at regulating vacation rentals. The veto was also a Florida Realtors’ legislative priority.

The following is a breakdown of some of the new laws that begin today that impact the real estate industry:

Hometown Heroes Housing Program (SB 328): Adds $100 million to the successful first-time homebuyer program. It also builds on the policies created in last year’s Live Local Act that spur private investment in affordable housing, and it clarifies changes to local zoning, height and density regulations to ensure counties and cities have the guidance they need to create more affordable housing options in their areas.

My Safe Florida Home Program (SB 7028): Adds $200 million to the program so more Floridians can protect their homes against storms and reduce their insurance premiums. The bill also provides for home inspections without having to apply for a grant, lets low-income homeowners receive up to $10,000 without having to match the amount and mandates the program administrator to streamline the grant process while prioritizing reviews based on income and age, among other things.

My Safe Florida Condominium Pilot Program (HB 1029): Expands the My Safe Florida Home Program to include condominiums. This expansion allocates $30 million to help condominiums within 15 miles of the coast harden roofs and openings against storms.

Protecting Private Property Rights (HB 62): Addresses issues with squatters who occupy private property by allowing property owners or their agents to request the immediate removal of unlawfully occupying persons from a residential dwelling.

$408 Million for State and Local Affordable Housing Programs: Lawmakers allocated $408 million to the State and Local Government Housing Trust Funds. This includes $174 million for the State Housing Initiatives Partnership (SHIP) which includes downpayment and closing cost assistance programs, and $234 million for the State Apartment Incentive Loan program (SAIL) which helps build affordable rental housing.

Property Insurance Cost Reductions (HB 7073): Requires insurers to give homestead property owners a deduction on their residential property insurance premiums in the amount of 1.75% of the policyholder’s total premium. It applies to policies with coverage for a 12-month period.

Increased Transparency of Condominium Documents (HB 1021): Requires condo associations of 25 or more units to post digital copies of official condominium documents on their websites. These documents include bylaws and rules, articles of incorporation, declarations, annual financial statements and budgets, FAQ sheets, building inspection reports and reserve studies.

Increased Transparency of HOA Documents (HB 59): Requires homeowners’ associations with 100 or more parcels to deliver physical or digital copies of their rules and covenants to all members and new members.

Over $1.2 Billion for the Everglades and Water Quality (HB 5001): Includes funding for Everglades restoration ($581 million), the C-51 Reservoir ($100 million), Biscayne Bay ($20 million), the Indian River Lagoon ($75 million), the Caloosahatchee River & St. Lucie Estuaries ($25 million), harmful algal blooms ($30 million), springs restoration ($55 million), beach management funding assistance ($50 million), total maximum daily loads ($25 million), the Wastewater Grant Program ($135 million), Resilient Florida Grant Program ($125 million) and Alternative Water Supply ($55 million).

Seller Flood Disclosure (HB 1049): Requires a seller to disclose in writing certain flood information to a prospective purchaser at or before executing a contract for the sale of residential property. This disclosure will help buyers make more informed decisions about a property and reduce the number of post-closing disputes. Effective October 1, 2024.

Increased Transparency of HOA Documents (HB 1203): Requires homeowners’ associations with 100 or more parcels to maintain official records on their website or an app. Effective January 1, 2025.

Annual Adjustment to Homestead Exemption Value and Exemption of Homesteads (HB 7017 and HB 7019): Amendments to the State Constitution requiring the $25,000 of assessed value which is exempt from all ad valorem taxes other than school district taxes be adjusted annually for inflation. If approved by voters it would take effect January 1, 2025.”

Then Thursday, Sanibel Planning Commission Vice Chairman and local Realtor® Eric Pfeifer will be the guest speaker at July Membership Meeting, with Caravan following.

It looks like my complaining last week about the condo market getting worse before it gets better, stoked a little business. A few overcast days this week kept the temperature down, while the occasional sprinkles have vegetation bursting with growth. More of the same is expected over the next week with shower chances at 50%.

Shell Harbor Entrance Channel Dredging

The City posted this week that dredging of the entrance channel to Shell Harbor began yesterday. Though the channel will remain open during the dredging, there may be short periods when boat traffic will be stopped. The project will take a few weeks. During this time, the back section of the Sanibel boat ramp parking lot will be closed. Boat trailer parking spaces will not be impacted.

Sea Turtle Season in Full Swing

SCCF (Sanibel-Captiva Conservation Foundation) reported this week that since April 24 they have documented 723 sea turtle nests and 2,204 emerged hatchlings on Sanibel and Captiva. This includes 721 loggerhead nests, one leatherback, and one green sea turtle. Of the hatchlings, 2,164 were loggerheads and 40 were leatherbacks.

To prevent disorientation of hatchlings, it is a crucial time of year to turn off or shield lights that are visible from the beach after 9 p.m. Hatchlings naturally detect the moonlit horizon to find their way to the water.

Best Islands in the Continental U.S.

This week “Travel & Leisure” posted the results of their 2024 World’s Best Awards. Included were their 15 best islands in the continental U.S. The list includes both Sanibel and Captiva. Islands were specifically rated on natural attractions/beaches, activities/sights, restaurants/food, people/friendliness, and value. The full list in order of ranking: Golden Isles (GA), Amelia Island (FL), Mackinac Island (MI), Martha’s Vineyard (MA), Florida Keys (FL), Cumberland Island (GA), San Juan Islands (WA), Nantucket (MA), Kiawah Island (SC), Sanibel Island (FL), Hilton Head Island (SC), Mount Desert Island (ME), Fire Island (NY), Captiva Islands (FL), and South Padre Island, TX).

Crystal Ball

Often, I get quizzed, mostly by owners thinking of selling, on what the next few months will be like for sales. As I told one this week inquiring about listing a condo, I think the market for a typical gulf-view 2-bedroom condo in a complex that rents short-term is going to get worse before it gets better.

With most condo associations still dealing with building and amenity restorations, many completion dates are being pushed out, as carrying costs continue to go up. Hurricane Ian has made my crystal ball fuzzy, but I think the storm fallout can be summed up as follows.

Right after the hurricane, there was a flurry of activity by investors and some buyers looking to grab damaged properties, mostly homes, at discounted prices.

Then last year, there was a wave of terrific sales activity with mostly undamaged properties or that could be occupied, again mostly homes, but gulf-front condos in residential complexes also sold well.

Fast forward to today and what the market is in now is what some agents are calling the post-Ian lull. Summer is traditionally a slower selling time basically because there are few buyers here then, particularly qualified buyers. This year, summer is further complicated with it being an election year and there being a huge mix of offerings.

Today, properties are available that are still in damaged condition ,others in the throes of being restored, and some that are brand-spanking new. This last group being the first wave of damaged properties that have been either mostly or fully restored. There will be more and more of those listed as construction and decorating projects complete and complexes reopen.

Plenty of listings also have come off the market for the summer, because that is what often occurs here then. Come fall, there will be more choices for hesitant buyers.

Does my crystal ball think the island will bounce back better than ever? You bet. For investment-type condos, it just may be later rather than sooner. Well-priced homes will continue to sell, but it may take until later this year or early 2025 before we see a semblance of a normal market overall.

Now that summer weather has settled in, locals and visitors stay tuned to weather forecasts. At my East End home, power was out for several hours during a heavy storm Saturday. While another on Wednesday night caused a stop in parade float decorating, but the parade went off without a hitch the next morning when it was a sunny 89 degrees F at 9:30 a.m.

With the theme this year, “Stronger Together” many island-lovers, businesses, and non-profits came out both to participate in and view the parade. The sunshine continued right through the day, so it also was perfect for later additional events and celebrations.

It sure is hard to believe that this was the 31^st year of the Sanibel July 4^th parade. I remember when island Realtor® Don Bissell suggested the event and many Realtor® volunteers helped in that first planning and after parade picnic at City Hall. We had organizational meetings at The Quarterdeck. (You’ve gotta be old to remember that place.)

The City took over the parade many years ago and today Don’s daughter Trish Phillips, City of Sanibel Recreation Director, spearheads this annual tradition. It was a great idea then and successful again this year — always full of patriotic spirit and a wonderful display of community camaraderie.

Friday Drive-Around

Today, began again with bright blue sky and sunshine, so after teammate Dave stopped in with his Friday listing reports, I took a quick drive out to Captiva to see if it looked any busier than my earlier trips this week. I led a string of six vehicles down Periwinkle to San-Cap Rd but saw just a handful of bikers and other vehicles along the way. On Periwinkle, where I also saw painting activity yesterday at Treetops Shopping Center, painters continue today. The new neutral color scheme already looks great.

On San-Cap Rd, there were young men fishing on the bridge to Clam Bayou, while on the Blind Pass Bridge to Captiva, there were many more fishing and the public beach parking lots were full.

On Captiva Dr, just past the Yacht Club, I stopped for some crossing beachgoers, but didn’t see much activity anywhere other than construction workers and landscapers. Noticed just a couple of umbrellas on the beach.

By the time I reached South Seas, all the cars and trucks behind me had turned off and distant inland clouds looked to be darkening and heading to the islands.

Along the way, on both islands, I also noticed lush greenery and vegetation growth. The largest group of people were at Boops next to The Bubble Room. It also was a surprise to see that the first home I sold (30 years ago) on Captiva is now gone. The pool remains, but the home demolished/removed. It reminded me to drive past By-the-Sea on Sanibel to see how that demo was going.

Coming back to Sanibel, I took Rabbit to West Gulf, seeing a few cars at Rosalita’s. Also noticed good construction progress at the new Shalimar. At By-the-Sea, only part of the last west-most building remains.

As I continued to Middle and East Gulf, I didn’t see more vehicles or people, until a couple of contractor vehicles at the some of the condos. Sanibel Surfside also still is covered in blue tarps.

The dark clouds reached the island as I got home, first with lightning and then it poured for about 30 minutes. I bet that means the full parking lot at the Lighthouse thinned out. My trusty weather app says Sanibel rain should end completely by 6 p.m. Could be the worst of it is already over.

Visitors also should like that the weekend says only 20% chance of showers. It’s summer here now, that’s for sure!

The Wealth Effect: Money Moves

By economist Jennifer Warner, Florida Realtors Director of Economic Development, this article was posted on-line July 3:

“Florida is enjoying a positive net inflow of new residents, especially those who are wealthy and high earners, from across the country and world.

“ORLANDO – Florida’s reputation as an affordable place to retire has long attracted people of all classes to the Sunshine State when their working days are done. Florida was also an acceptable place to earn a modest living while enjoying the incredible amenities and weather. The perception has long been that working in coastal employment hubs offered the best shot for those looking to climb the corporate and thus financial ladder.

“Florida has worked hard to change the economy first, and its perception of it second. Investing in a variety of industries, supporting the advancement of quality education and overall raising the standard of what businesses could do here has transformed the state’s economy. It only took years of marketing and a pandemic to really rise to the top of the list of places to go for high-income earners.

“Florida was certainly a net recipient of in-migration of all kinds during the pandemic. The latest estimates from the U.S. Census Bureau show Florida’s population grew by 1.6% between 2022-2023, the second highest rate among all 50 states. That equates to about 1,000 net new Florida residents each day or 365,205 total, according to U.S. Census Bureau vintage 2023 national and state population estimates.

“While that trend has slowed somewhat as the drivers of migration associated specifically with the pandemic (open versus closed economy and schools, for example) have waned, Florida is still enjoying a trend of positive net inflow of people from throughout the country and the world.

“In-migration cuts across all types of people, but we’re starting to see not just an influx of all people, but specifically, wealthy people and high-wage earners. To get a better sense of this trend, we took a deep dive into the data collected by the Internal Revenue Service comparing 2021 to 2022 returns. If someone moved between those years and between states, where they moved from and to were captured, along with their reported income. This allowed us to get a sense of where working age people are moving, and how much they are earning.

“For this analysis of high-wage earners, we wanted to look at two subgroups of working age people, specifically those starting out in their careers, or young professionals, ages 26–34, and those in their prime working years, ages 35–54. We identified high-wage earners as those who earned over $200,000.

“Between 2021 and 2022, Florida had a net in-flow of over 1,700 young professionals who earned over $200,000—the highest in the nation. Texas and Colorado took the second and third spots, respectively. For those in their prime working years, Florida had a net in-flow of over 10,600 high-wage earner, according to Census data.

“California and New York were the top two states to lose high wage earners in their prime working years. This tracks with migration patterns of all people in those states, with these states reporting the highest gross out-flow between 2021 and 2022—at nearly 396,000 and 284,000 respectively. For young professionals, California and Illinois saw the highest losses, with Illinois experiencing a gross out-flow of almost 155,000 people across all age and income groups from 2021 to 2022.

“Wealth migration typically was the story for retirees who cash out of expensive coastal areas elsewhere and live large in Florida’s sunshine during their golden years. Hot locations for these people included the Naples and Palm Beach area, as well as parts of the Panhandle and northeast Florida. These areas catered to this demographic who required healthcare and wealth management services as top priorities.

“With wealth also coming in at younger ages, that demographic has different priorities. They need schools and offices, daycares and business centers. This younger age group has the potential to change the economies around them for a long time. Understanding this potential shift in clientele is key to focusing messaging and services to this younger and wealthier demographic.’

All is well again this week on sunny Sanibel, though the summer rain pattern has surprised some with a few quick showers in the morning, rather than afternoon. Regardless, they passed quickly, have kept temperatures down, and often arrive with puffy popcorn clouds that hang around to contribute to spectacular sunsets.

Nesting Season Update

Least Tern

Shore Birds – Sanibel-Captiva Conservation Foundation (SCCF) announced this week that state-threatened Least Terns are nesting by the causeway for the second year in a row. Before last year, it had been 30 years since these tiny terns had attempted to nest here. In conjunction with Florida Fish and Wildlife and Florida Department of Transportations SW Florida, SCCF’s shore bird team posted off several areas to protect the birds from disturbance before eggs were laid. Environmental monitors are out daily to ensure the well-being of the nests.

Sea Turtles – The first sea turtle nest of the season hatched Monday night. It was a rare Leatherback. As of Tuesday, SCCF’s Turtle Patrol had documented 554 Loggerhead nests and that one Leatherback (422 nests on Sanibel and 133 on Captiva). As of last Friday, they also reported 974 false crawls. Two of those false crawls were the first recorded visits from Green turtles. A false crawl is when a female sea turtle comes ashore but does not lay eggs. This is a common occurrence – with hundreds to thousands of false crawls documented per season on Sanibel and Captiva – but the frequency at which false crawls occur varies from year to year. In 2023, there were over 3,400 false crawls over the season, while in 2022, there were only around 1,000. It is not always understood why a sea turtle false crawls. It can happen naturally, because of beach conditions, or be caused by some external disturbance, like artificial lighting, human presence, or some other physical disruption. It is possible that false crawls happen if certain cues are missing to signal a suitable nesting site, such as sand-moisture content, slope, elevation, or wave exposure. Call the Sea Turtle Hotline at 978-728-3663 to report any issues with nests, nesting turtles, or hatchlings.

Ready for July 4^th

Plenty of holiday celebrations are planned on the island, but as a reminder, no fireworks are allowed on Sanibel and there will be no evening fireworks display. Below are some island events scheduled for Thursday, July 4:

31^st Annual Independence Day Parade begins at 9:30 a.m., travelling from Island Inn Rd/Tarpon Bay Rd to Periwinkle Way east, ending at Casa Ybel Rd. (Note: These roadways close at 9 a.m.)

Star Spangled Celebration in Jerry’s Parking Lot from 10 a.m. to 2 p.m. with hot dogs, face painting, refreshments, and food samples.

Celebration at the Rec Center following the parade, from 11 a.m. to 2 p.m. with hot dogs, gym games, open pools, stilt walker, bounce house, face painting, and Kona ice truck.

44^th Sanibel Road Rally presented by local non-profit Friends of Randy. Begins at noon at The Timbers parking lot. This in-vehicle scavenger hunt requires registration, takes under two hours, and ends with a party and prizes at the restaurant. Proceeds this year to benefit F.I.S.H.

Out With The Old

Some commented on my news last week about By-the-Sea. Yes, the demolition of the condo buildings there is underway. Sometimes that is what is necessary for restorations/rebuilding to occur. The east-most building was down by my Wednesday drive-by, and by last night the center building also was partially down. One more to go.

You also may have heard about the recent demolition of the BIG ARTS formerly-Strauss Theater at 2200 Periwinkle Way. I remember when it was built and enjoyed many performances there, before it suspended its professional-theater program in 2018. Other old timers also probably remember such theater names as Pirate Playhouse, Periwinkle Theater, and The Old Schoolhouse Theater. BIG ARTS acquired the former Strauss in 2010 and the community looks forward to what will appear next in that location.

What’s In Store for Realtors®

In the wake of the recent landmark National Association of Realtors® (NAR) settlement and that offers of compensation to buyers’ agents soon will be excluded from the MLS (Multiple Listing Service), real estate professionals face the challenge of navigating a new normal. What will that look like?

Starting August 17, a buyer’s agent is required to have a buyer representation agreement signed by the buyer. That agreement will detail how that agent will be compensated. While the seller may continue to pay the commission, it will now require negotiation between the buyer/buyer’s agent and the listing agent/seller.

Florida Realtors® has already issued some new forms with more coming out soon and many island Realtors® are looking forward to upcoming classes expanding on these forms. You can be sure The SanibelSusan Team will be ready to comply with the new requirements.

Eagles Will Always Soar

As a long-time fan of Steven David from Fort Lauderdale, I agree with his editorial below, from the July 2024 Florida Realtor® magazine. It was written for Realtors® and in typical Steven David fashion, tells it like it is”. I hope you also enjoy it.

“The recent NAR settlement will have a profound and positive impact on the best agents. After 50 years in the industry, and a senior GRI (Graduate Realtor Institute) instructor for over 36 years, I believe my observations on expectations and performance have empirical support.

“More than 70% of the agent population will likely fail in the new reality. They have neither the skills, intestinal fortitude nor market knowledge to justify direct compensation. More to the point, many simply don’t put forth the effort to learn, grow, and apply their skill set. Ours is not an easy path to success, yet many have made incredible careers.

“The 14 hours of mandatory Florida continuing education (CE) courses will keep your license current. It does not ensure a profitable career. Busting your rear end every day will. Not giving up, not accepting anything, but trying, growing and doing what the best do will bring success regardless of the new rules going into place mid-August.

“The business will no longer be a stop-over point in many less motivated people’s paths from mediocrity to mediocrity. If you chose a sales career, you knew you were entitled to nothing unless you earned it. Expectation without excellence is foolhardy.

“I believe you are one of the strong ones. As a Realtor® friend told me years ago: “Eagles will always soar; they’ll hunt their food; they never doubt the outcome. And they will never hang out with pigeons.”

Guest speaker Matt DePaolis, SCCF Environmental Policy Director, updated attendees yesterday at the local Association of Realtors® June membership meeting. It was a well-attended event and his presentation was excellent, but it was disheartening during the Caravan meeting that followed to have no new sales announced. A few price reductions were reported. The Open House tour after the meeting had four Sanibel homes and a Sundial condo available for viewing.

Regarding Sundial, it also was announced that beginning near the end of July, the Resort will be offering day passes with access to their beach and big pool. Cost will include a food allowance at their on-site establishments. Regarding condo rentals, Sundial East units are already taking bookings beginning Aug 3, while some Sundial West units are expected to be ready by Nov.

Now that summer has officially arrived, the islands are back to typical summer weather. With usually at least a 50% chance of quick daily showers, night temps next week are forecast to be in the upper 70’s, with days in the high 80’s. It was unusual that it was cooler this week in Florida than in much of the nation. This afternoon is another bright sunny one.

Following the early tropical depression last week, with several days of heavy rain, a few swales along West Gulf Dr have been slow to recede/ Elsewhere, puddles are dried out and vegetation is growing like crazy. Many have asked about when work will begin at By-the-Sea, 2611 West Gulf Dr. Today there was activity there, first that I have seen in months.

Plenty of contractor repair work continues in most communities, while off-season visitors returning for the first time since Ian are encouraging others to come back too. Beaches are beautiful, businesses offering appreciative smiles, and more accommodations becoming available.

Florida’s 2024-2025 Budget

Last week, Florida Governor DeSantis signed the 2024-2025 fiscal year budget which becomes effective July 1. The $116.5B budget features significant funding for Realtor® supported priorities including:

·        $1.2B for water quality and environmental projects

·        $408M for state and local government affordable housing programs

·        $200M for My Safe Florida Home Program

·        $100M for Hometown Heroes Housing Program

·        $30M for My Safe Florida Condominium Pilot Program

·        $500K to prevent unlicensed real estate activity

·        $500K to evaluate the impact of lookback periods.

Love Sanibel Businesses Back

“Love Sanibel Businesses Back” is an initiative of weekly mix and mingle events featuring the different island shopping areas and organized by St Michael’s to foster community camaraderie and support during the summer. Successful events have been enjoyed at the Over Easy Café and Olde Sanibel Shops on June 3, followed by Pinocchio’s and Periwinkle Place Shops on June 10.

This week, on June 18, Sanibel Café and Tahitian Gardens Shopping Center were featured. Next week, on Tues June 25 at 3 p.m. a special event is planned at The Magic Bus Ice Cream Shop, also highlighting the Lighthouse District shops, and Wickie’s.

Island Reopening & More

JRod’s Beachware – has reopened in the Olde Sanibel Shops, 630 Tarpon Bay Rd.

Pelicans Roost – This condo community at 605 Donax St celebrated their ribbon-cutting on June 13 and announced they will have 20 units available for rent beginning in August. Kingfisher Vacation Rentals manages them.

Puschel Preserve – This SCCF Preserve on the corner of Periwinkle Way and Purdy Dr has had a wonderful transformation since it was used as a debris staging area following Hurricane Ian. A new solar-powered charging station with pavers around it are installed.

Sanibel & Captiva Association of Realtors®

In the island real estate world, there was no Association of Realtors® Caravan Meeting this week. We only meet every two weeks in the summer. The monthly membership meeting is next Thursday with guest speaker Matt DePaolis, SCCF Environmental Policy Director. A Caravan of Open Houses (from noon until 3 p.m.) will follow the meeting.

With Florida Realtors® announcing new agency agreements, licensees have been offered free Buyer/Broker webinars taught by some terrific state instructors. The Sanibel-Captiva Association will be streaming a July 23 event that is already full (I registered early). It will be taught by Patti Ketchum who truly is one of the best in the business. She is broker/owner of Ketchum Realty Group in Tallahassee; licensed in FL, GA, and NC; and a decades-long active member, including chair, of state and national Professional Development Committees. We have attended many Florida Realtors® meetings together when Patti has assisted in the Audition Panel process where potential new state instructors are evaluated. She also serves on the Florida Real Estate Commission (FREC). FREC regulates education for Florida Realtors® and has seven Governor-appointed Senate-approved members. The islands are lucky to be featuring her class.

To say, “the rainy season has begun”, is an understatement. With off-&-on showers, sometimes heavy, both day and night all week, Florida has reported flooding in many areas. Luckily the sandy soil here usually makes standing water disappear quickly, even so, it looked like a moat around my home by Wednesday afternoon with the street remaining flooded this morning.

The rains are expected to return to what we call “summer normal” by tomorrow which typically means an occasional afternoon downpour that passes quickly, cools things down, and may set the stage for a beautiful sunset.

With many reports of flooding off-island, I was determined to see how the island fared, so with my driveway finally down a few inches this afternoon, I did a short drive-around. Probably should not have gone down West Gulf Dr where there is a significant amount of water over the roadway in-&-around East Rocks, but once you start, it is tough to stop.

• ·        More standing water than I remember after past storms.
• ·        More hurricane-damaged homes have come down, more yards being cleared, more properties getting new roofs, windows, and landscaping.
• ·        Progress at the new Shalimar where buildings already are going up.
• ·        New lighter exterior color scheme at Somerset where the new landscaping also looks great.
• ·        New exterior painting also underway at Sand Pointe and Sundial East.
• ·        Workers on roof at several buildings at Pointe Santo and Shell Island Beach Club,
• ·        New clubhouse about done at Seagull Estates.
• ·        Sun finally peeking out by the time drove by Gramma Dot’s & The Sanibel Marina.

Sanibel Workshop – City Council & Planning Commission

It was with interest that I attended this 4-hour workshop on Tuesday at BIG ARTS. Held at the suggestion of Sanibel City Manager, Dana Souza, the purpose was to discuss ways for City staff to expedite island recovery efforts, both commercial and residential, and bring to the attention of elected officials some of the hurdles brought to light by post-Ian, both from the storm and from new processes and personnel.

The workshop was a cooperative effort between Sanibel City Council members and Planning Commissioners on stage. Agenda and presentations were by City Manage Souza, City Attorney John Agnew, Planning Director Paula McMichael, and Deputy Planning Director Craig Chandler. Public comment was open to anyone in attendance.

Recorded videos of the meeting are on the City of Sanibel Facebook page. Some of the experiences described by home and business owners in trying to get permits were surprising. Many were complimentary, a few highlighted areas where attention or direction is needed. All-in-all, the event resulted in good suggestions for improvement. It was so productive, that another may be held before year-end.

One news tidbit also is that Director McMichaels announced that a new City Planner has been hired and recently began work. A new administrative employee also is coming on board soon, with a second new Planner starting in a few weeks.

Sanibel & Captiva Announcements Re: Flooding

Captiva Library – Closed yesterday at 12:30 p.m. due to impacts from the weather.

F.I.S.H. – Today, the food pantry is closed and their furniture distribution event canceled due to the weather.

Public Parking – The City of Sanibel posted midweek that the public parking lots at Blind Pass and Lighthouse Beach were temporarily closed due to flooding. No word yet on them reopening. Still closed this afternoon.

Dinosaur Fun with children from babies to teens invited to participate in a prehistoric adventure and hear stories about dinosaurs, ride the Dinosaur Roller Coaster through Virtual Reality, create hands-on crafts, and more. (Tues morning)

Toni Bennett Trick Dog Performance with story time. (Tues afternoon)

Crafternoon with bookmark making. Craft supplies available and staff guide the program, ages four and up, including adults. (Wed afternoon)

Family Storytime for ages five and under and their caregiver. Kids will get to sing, read, question, and move around during Storytime with a literacy craft center after (Fri morning)

Family Film Friday with movie in the Teen Area. Snacks provided. (Fri afternoon)

Strength & Stretch session for ages 4-10 with Yoga instructor. The program combines energetic movements, playful stretches, and calming breathwork to feel strong, flexible, and focused. (Sat morning)

Crafterday hosted by professional artist and coloring book creator. Participants will create a shorebird drawing they can take home. (Sat)

SCCF Announcement Re: Sea Turtles

Wed, the Sanibel-Captiva Conservation Foundation posted: “SCCF has documented 371 loggerhead nests and 1 leatherback nest on Sanibel and Captiva since April 24. Heavy rains and flooding this week due to the wet season’s first tropical system don’t necessarily mean trouble for the nests – sea turtle eggs are permeable, so a little extra water shouldn’t be an issue and may have a beneficial cooling effect.

“The biggest threats to incubating eggs from storms include prolonged inundation or beach erosion and accretion, which can wash out nests or change nest conditions. Luckily, sea turtles lay multiple nests per season at different times so that even if one nest washes away, there’s a high likelihood that others produce hatchlings.

“It won’t be long before we see our first hatchlings! Help as protect nesting females and hatchlings by turning off beach-front lights after dark, filling in holes, flattening sandcastles, and removing beach furniture and trash.

“To report a suspected new nest or issues with nests/turtles, beach lighting, or beach furniture, please call the SCCF Sea Turtle Hotline at 978-728-3663.”

Ring the School Bell

Posted this week by the Sanibel Historical Museum and Village: “Children 12 and under are invited to test the remounted school bell at the Sanibel Historical Museum and Village. Now that the City of Sanibel has repaired the historic schoolhouse, the Sanibel Fire Department on Tues, June 18, at 9 a.m. will install the bell that was blown off the roof during Hurricane Ian. Once the bell is installed, one child, chosen at random, will get the chance to be the first to ring the bell. Later, after the official ceremonies, all children of all ages (even if over 65) will be allowed to ring the bell once. This is a classic example of how our community works together. The City repaired the building, Michael Gallloway, a volunteer, restored the bell, and now our Fire Department comes to the final rescue”, said Ty Symroski, President of the SHMV.

The Sanibel Historical Museum and Village is located at 950 Dunlop Road (next to BIG ARTS). It is open now through July 31, Tues to Sat 10 a.m. to 1 p.m. The Village will be closed August and September and re-open for season October 15.”

Tax Roll Values on Sanibel Drop Again Post-Ian

From www.SanibelCaptiva.com on June 11: “Initial property tax valuations for Sanibel have decreased over 2023 for the second consecutive year. The Lee County Property Appraiser’s Office released its preliminary estimated tax roll values last week, which indicate a 1.8% drop for the city of Sanibel, but a 9.65% increase for Captiva as part of unincorporated Lee County. Initial valuations for the fire districts also varied depending on island…

“”The value estimates provide a starting point to taxing authorities for their annual budget and property tax rate process,” Matt Caldwell (Lee County Property Appraiser) said. “The office will continue refining the values and will certify the official values.” The final numbers will come out before July 1, then be sent to Tallahassee for approval.”

Sanibel & Captiva Association of Realtors® Scoop

Because of the weather, most Professional Development Committee members attended the Association’s Wednesday meeting by Zoom. Now that the educational events, speakers and classes are scheduled for most of the year, the Committee won’t meet again until August. In the interim, members will continue to be notified about the forms being prepared by Florida Realtors® covering the new national requirements on buyer brokerage.

Yesterday, there was a Caravan Meeting at the Association office. Again, thanks to rain and lightning, attendance was light with Open Houses postponed until the monthly membership meeting in two weeks.
