Tonight Is Sanibel Holiday Stroll 2025

Wrapping up another sunshiny week on Sanibel and Captiva, forecasters predict more of the same warm weather is expected through next week. There has not been a drop of rain in days, but they say the odds are up to 55% on Monday. Bougainvillea and hibiscus are blooming just the same.

It is always fun to see holiday décor when weather is tropical. I heard from New England and Mid-West pals this week, all dealing with that white stuff, that causes many to come to Florida. The island welcome mat is open with more returning snowbirds and visitors expected this winter, ready to enjoy the many new and like-new accommodations and businesses that have opened since last winter.

Sanibel Re-Opening

Casa Ybel Resort beachside Thistle Lodge restaurant and bar, plus their Coconuts poolside bar and grill, both reopened this week.

Holiday Luminary Stroll

Tonight is Sanibel’s Luminary Stroll, followed by Captiva’s tomorrow night (Sat). Starting times have moved up this year, with both from 4 to 9 p.m. Hosted by the SanCap Chamber of Commerce, this is the 39th year for this annual event.

Sanibel – Kick-off today is at Tahitian Gardens where Mayor Mike Miller and first Mayor Porter Goss will speak as WINK New Chief Meteorologist Matt Devitt and crew broadcast live.
Candle-lined paths will lead the way to the many spots offering holiday fun during this free 2-day event, open to the public. Starting at Sanibel’s East-End Shops, Santa will make an appearance, along with treats, free hot dogs, cookies, drinks, and live music.

Heading west along the Luminary trail, at The Heart of The Islands plaza, there will be more goodies, plus a hot chocolate bar. At Jerry’s shopping center, find Santa, plus caroling, photo ops, drinks, snacks, and hot dogs from the Boy Scouts.

The Sanibel Community Church will have a petting zoo, pony rides, and food, plus performances of Handel’s Messiah at 5:30 and 6:30 p.m.

At Tahitian Gardens, Santa and the Grinch arrive by Harley at 5:30 p.m., followed by kids’ game. There will be holiday treats and other entertainment with live music, too.

The Periwinkle Place Shops will feature special sales and refreshments. Pinocchio’s again will be doing their roasted chestnuts.

There will be more luminary activities at Sanibel Congregational United Church of Christ with the Sanibel Music Festival kicking off its season with a free concert at 4 p.m.

Saint Michael and All Angels Episcopal Church will have cookies, popcorn, beverages, goodie bags, and glow necklaces, plus live music, a bounce house, and Christmas carol sing-along.

The Village Shops also will have live music, food, and libations. While across the street at Islander Center, there will be more refreshments, desserts, and a coffee bar.

In addition to the shopping centers and churches, more Luminary fun is planned at: Bank of the Islands (treats, gifts, flashlights); Captiva Curio Cottage; Doc Ford’s Rum Bar & Grille; Florida Trust Wealth Management (pizza buffet); Rachael Pierce Gallery; Sanibel-Captiva Conservation Foundation at Puschel Preserve; Sanibel Historical Museum and Village (open house 3 to 5 p.m.); The Community House; The Grog Shop; Traders; and VCA Sanibel Animal Hospital (tours, pet photo booth).

Florida Realtors 2025 Broker Summit

Next Monday and Tuesday, December 8 and 9, I will attend (by Zoom) Florida Realtors 2025 Broker Summit. With the real estate landscape shifting it will cover topics ranging from market trends and technology to risk management and regulation. Speakers include some personal favorites: NAR Chief Economist Lawrence Yun and Florida Realtors General Counsel Juana Watkins.

Florida Realtors is the state’s largest professional trade association with more than 238,000 members. This summit is offered to the brokers leading their member real estate offices. It should provide good insight into the new year.

The island Association of Realtors had a West-End Caravan meeting yesterday. After the meeting, three Sanibel homes were open for easy viewing.

Looking at residential activity posted in the SanCap MLS, since last Friday, just three new sales have been reported, all Sanibel homes.

During the same time, there were 10 new listings and 21 price changes.

Sanibel residential inventory is up to 408, with 246 closed sales year-to-date. Captiva has 75, with 24 closed sales.

The market is starting to shift, though from now through mid-January usually is slow for real estate sales with the busy holidays. I have not sold a home on Christmas Day since 2004, so overdue for that December action. The team and I bet that 2026 will be our best year since 2022.

It’s That Magical Time of the Year on Sanibel & Captiva

Before Thanksgiving turkeys were out of the oven, Christmas decorations popped up all over the islands. The next few weeks are always a magical time on Sanibel and Captiva Islands.

Bright sunny weather continued without a drop of rain until it clouded over late yesterday in advance of a cool front that brought temperatures down into the low 50’s (degrees F) last night. Today it may only get up to 70 but beginning tomorrow (Saturday) and into next week, warmer days (low 80’s) again are expected.

Holiday Happenings

‘Tween Waters Tree Lighting & Celebration – Tonight from 5 to 9 p.m. is the annual ‘Tween Waters Inn and Marina Tree Lighting and Celebration. Parking there can be challenging, so be sure and check their website before heading out, unless you have a reservation. https://tween-waters.com/tree-lighting-celebration/ The celebration in addition to the tree lighting and over 200,000 synchronized holiday lights will feature fireworks over the gulf, snow falling from palm trees, live music, and laser lights.

Small Business Saturday – Tomorrow, Saturday, November 29, is being promoted as Sanibel’s Small Business Saturday with 30+island businesses encouraging visitors to make a day of it – to shop and dine before the Sanibel Tree Lighting. Many shops will offer raffle, gifts, and giveaways.

Sanibel Tree Lighting & Celebration – Sanibel’s tree lighting is at The Community Park, across the street from Sanibel Square, at 5:30 p.m. After the lighting, next door at The Community House, until 8:30 p.m. a holiday celebration is planned with free fun for all ages including entertainment with live music, food and treats, arts and crafts, photo booth, visits from Santa and friends, and more.

Holiday Luminary Stroll – It also is not too early to plan for the festivities next weekend with the islands annual Holiday Luminary Stroll. On Sanibel, it is Friday night, December 5, followed by Captiva on Saturday night, December 6. Both are from 5 to 9 p.m. On Sanibel, this year, the event is the grand finale of the City’s 50th anniversary. In addition to twinkling lit paths and holiday décor, there will be lots of festive goodies, live music, and activities at businesses. There also will be a live Nativity and visiting Santa. If you haven’t experienced Luminary, you won’t want to miss it.

Sanibel & Captiva Islands Real Estate News

The islands Association of Realtors was closed for the holiday, but attendance at our Thursday morning Caravan meetings picked up last week. It’s a sign of more real estate activity. Next week there will be new West-End properties open for viewing after the meeting.

Looking at residential activity posted in the SanCap MLS, since last Friday, six new sales have been reported, all on Sanibel: two condos and four homes.

During the same time, there were 10 new listings and 20 price changes.

On the commercial side, condo #D1 at Tree Tops Center, 1101 Periwinkle Way, came on the market at $415K.

Great Weather, Inventory Shifting, Prices Going Down, More New Listings

It warmed up on Sanibel and Captiva this week with daytime temperatures expected to reach the low 80’s (degrees F) right through Thanksgiving. It should be wonderful weather for those here for the holiday.

Even better news is that this is the first hurricane season in ten years without a storm in the Gulf or making landfall in the U.S. That seems to have already prompted more real estate activity. Inventory is shifting, pricing are changing, more new listings are coming on the market, and our phones are ringing. Hooray!

Winter Wonderland Festival of Trees

To raise funds to support affordable housing on the islands CHR (Community Housing & Resources) is presenting this event today and tomorrow (November 22) at The Community House on Sanibel. Today until 8 p.m. Community Day offers a variety of family-friendly activities plus viewing of the 20 trees and 18 wreaths decorated by community members, non-profits, and business owners. Tomorrow from 5 to 7 p.m. there will be a ticketed social event with live and silent auctions for the trees/wreaths, plus paddle raise-up. For tickets to the Saturday event, visit https://sancapchr.org/festival-of-trees/.

More Openings & Special Offerings 

With accommodation reservations down, social media has exploded with ads from many providers offering discounts, free days, and other benefits for booking with them.

Casa Ybel Resort – Casa Ybel Resort manager JR posted a video saying that after three years, they have reopened – refreshed, reimagined, and ready to welcome visitors.

Island Time Wine – Island Time Wine at The Island Center, Unit #4, 2407 Periwinkle Way, had their ribbon-cutting and Grand Opening this week. This new boutique shop offers a 2000-bottle selection and also themed tastings and workshops.

Sanibel Island Golf Club – Under new ownership and following improvements, Sanibel Island Golf Club recently reopened their front nine to the public. Fancy new golf carts are available too.

Sundial Beach Resort & Spa – for 2026 bookings made before December 3, 2025, Sundial is offering 25% off and stays include their breakfast buffets.

Predictions for 2026

The National Association of Realtors (NAR) Annual Meeting was last week, this year in Houston. My friend and Florida’s own Christine Hansen with C21 Hansen Realty in Fort Lauderdale is NAR 2026 President-Elect.

In addition to committee and business meetings, their Chief Economist, Lawrence Yun made some real estate predictions.

·        A 14% increase with home sales in 2026.

·        New home sales also projected to rise 5% next year.

·        Prices expected to climb 4% in 2026, supported by job growth and persistent supply shortages.

·        Mortgage rates should average around 6%, down from roughly 6.7% overall average this year.

North Sanibel Beach Renourishment Project Begins Monday

Next week, the City is starting a beach renourishment project designed to strengthen and protect the Sanibel shoreline between Blind Pass and the western edge of Bowman’s Beach Park. It will place about 300K cubic yards of new sand along the northern stretch of the island, covering the area from near the former Mad Hatter Restaurant to the western edge of Bowman’s Beach The sand will be collected from a hopper dredge from a state-approved offshore sand source located about 8.3 nautical miles west of Captiva.

Once the new sand is in place, crews will install native dune vegetation to stabilize the dunes and support wildlife. Work is expected to begin Monday, November 24 with the contractor working 24/7 to shorten construction time and minimize disruptions. Barring any weather or equipment delays, it is expected to be completed by the end of the year. The staging area will be at the former Castaways property on San-Cap Rd, plus the Blind Pass Beach Park parking lot which is closing tonight.

Sanibel & Captiva Islands Real Estate News

Yesterday, the Sanibel & Captiva Islands Association Realtors had their monthly membership meeting. It had more attendees than I remember at any meeting since before the 2022 hurricane – standing room only. Guest speaker was John Talmage, Director of the Lee County Economic Development Office. His comments overall were very positive. Some included:

·        Lee County has 861K year-‘round residents, that number is expected to reach 1M in six years.

·        Lee County also has the most seasonal homes in the U.S. In 2nd place is Cape Cod, followed by Naples.

·       “Bones of recovery are finally here”

·        $10B are invested today in Lee County

·        The County has ten new schools, and 11 health-care facilities.

·        He considers Lee County to be the R&D Center for hurricane hardening.

Following the guest speaker, the Caravan Meeting included announcements of three new sales, plus 10 Sanibel East-End homes were open and available for easy viewing.

Looking at the SanCap MLS, since last Friday, eight new Sanibel sales have been posted:  four condos, three homes, and a lot. None on Captiva.

During the same time, there were a whopping 21 new listings and 26 price changes.

More Sunshine & Blue Skies in SW Florida

Locals were thankful for blue skies and sunshine again this week, particularly when nighttime temperatures dropped down into the 40’s/50’s (degrees F) early in the week. Turned my heat went on Tuesday morning and though there were reports of stunned iguanas off-island and further north, I didn’t hear of any here.

What I did see was folks wearing long pants, jackets, sweaters, and hoodies, while many on the bike paths often were in shorts and tank tops. Sometimes that distinguishes islanders from visitors/vacationers.

Daytime temps are now back into the high 70’s/low 80’s with 60’s at night. Forecasters predict the same for next week, with plenty of sunshine also expected then. Hopefully that continues into Thanksgiving week when many families will enjoy an island holiday.

More Re-Openings, Ribbon-Cuttings, & Restoration

  • Bailey-Matthews National Shell Museum & Aquarium – has relaunched their Great Hall of Shells. The Museum is now open daily from 10 a.m. to 5 p.m. The Great Hall of Shells on the 2nd floor features exhibits on Southwest Florida Shells, World Record Shells, and the use of shells in human history and culture. Tomorrow, Saturday November 15, the Museum is presenting Shells, Science, and Community Day – a full day of fun, new exhibits, and activities for all ages. Admission is FREE. There will be gallery talks by Science Director and Curator Dr. José H. Leal, guided tours of the Museum’s vast research collection of shells rarely seen by the public*, Keeper Chats by Museum Aquarists, Snail Search and Biodiversity Walks around the Museum grounds*, story-time readings for children, craft activities, a scavenger hunt, and more.   • On Island – Yesterday the clothing shop On Island had their ribbon-cutting at their new location in The Village Shops, 2340 Periwinkle Way. Check out their fun island gear at OnIslandSanibel.com.
  • Sanibel Boat Ramp – The City of Sanibel has announced the partial reopening of the Sanibel Boat Ramp. The ongoing Dock Replacement Project there began in September. While half of the ramp is now accessible, users are urged to exercise caution due to continued ongoing construction.
  • Sanibel Community House Holiday Bonanza Arts & Crafts Fair – is this weekend. With over 30 artists (all inside), it is a signal that the holidays have begun when these events return to The Community House, 2173 Periwinkle Way. Free parking & free admission both Saturday November 15 (noon to 5 p.m.) and Sunday November 16 from 9 a.m. to 2 p.m.
  • Sanibel Fire & Rescue District Station #172The new fire station on San-Cap Rd is complete with move-in day this week, 1,141 days after Hurricane Ian destroyed the former building. Big thanks to the dedicated first responders who continued to serve the community from a temporary trailer during the rebuild.
  • Seashells of Sanibel – had their Grand Reopening with ribbon-cutting yesterday. They have 44 units restored and ready to welcome guests at 2840 West Gulf Dr.

RSW Expansion Back on Track

The 2-phase expansion at Southwest Florida International Airport is the largest public works project in Lee County history. Phase 1 which involves consolidating security checkpoints and adding retail space is back on track (according to the “News Press”) after design flaws caused delays and cost increases. Phase 2, a $1.1 billion project, will add a new 14-gate concourse with enough room to support a total of 33 gates in the future, It is expected to be done by December 2027. The project is about 30% complete.

Sanibel & Captiva Islands Real Estate News

Teammate Dave and I met with more prospective sellers this week, chatted with others, and continued to commiserate with colleagues about the “slow” market. It is not fun to tell owners that the average Sanibel home sale price is down 9% since last year, 17% since Hurricane Ian. We know that will bounce back eventually and advise buyers to purchase now.

The local Association Realtors had a West-End Caravan Meeting yesterday. Following the meeting, two Sanibel homes were open for easy viewing. Next week is the monthly membership meeting followed by an East-End Caravan. Guest speaker is John Talmage, Director of the Lee County Economic Development Office.

Since last Friday, just eight new island sales have been posted in the SanCap MLS, on Sanibel: two condos, four homes, and a lot, and a Captiva condo. During the same time, there were 16 new listings and 17 price changes.

Below, with data from the island MLS are summary tables of the residential sales statistics, followed by the details of the MLS action reported this week.

On the commercial side, 1149 Periwinkle Way #2 was listed this week for $1.1M. That was the location of John Naumann & Associates, then Berkshire Hathaway.

Also the former site of the original Cheeburger Cheeburger, the buildings at 2411 Periwinkle Way, closed this week for $225K.

Early November Scoop from Sanibel Island

Sunshine continued to abound on Sanibel and Captiva this week with temperatures still often in the mid-to-high 70’s when early sunset arrived (about 5:45 p.m.).

Another sure sign of this time of the year are reports of the return of the white pelicans. I have heard from several birders that they have seen as many as five, so far. Many usually migrate here for the winter. They are always fun to spot as they are big, some of the largest birds in North America.

We keep hearing about a cool-front soon coming to Florida, with forecasters predicting it will be here by Monday night when overnight temperatures may get down to 47 (degrees F). That could be chilly enough for stunned iguanas to be falling out of trees. Tuesday daytime temps could be only mid-60s, but shortly after, it is expected to be back to mid-70’s to low 80’s during the day – again perfect for enjoying the islands outdoor offerings.

The chilly predictions follow reports of snow already in some northern areas. Hopefully that will generate more visitor reservations. The holidays and winter are always special times to be on the islands, but especially this year with so many places reopened and events again scheduled.

Early November Island News

·        Accommodations Available – The local Chamber of Commerce announced this week that there are plenty of rooms available for those wanting to come back for vacation. Compared to last year at this time when only 31% of the pre-Hurricane Ian hotel rooms were available, now there are more than double that – or 72%. They also said about 80% of the vacation rentals are restored and 75% of restaurants and retail stores have returned.

·        Colonnades (aka Colony Inn Sanibel) – Announced that their on-line reservations are ready to schedule stays in 2026. Check them out at www.ColonyInnSanibel.com.

·       Sanibel Arms West – Reported this week that their Fitness Center has reopened. With on-site rental office, the island’s only screened community condo pool, and handy East End location, Sanibel Arms West has 97 units ready for vacation bookings.

·        Sundial West – An agent reported at our Association of Realtors meeting yesterday that the Sundial West lawsuit continues. Resolution now is not expected until at least May 2026.

Sanibel & Captiva Islands Association of Realtors

The local of Association Realtors had their first weekly “in-season” Caravan Meeting yesterday with former Sanibel Mayor, current City Councilman, and Bailey’s General Store owner, Richard Johnson on-hand to update members on their progress in rebuilding at the former store location. Here are some highlights and the answers to some questions that followed.

·        Showing renderings by landscape company Coastal Vista, Richard said that their reconstruct plan is to make the site more like a park than a shopping center. Vegetation will be native.

·        Construction includes three new buildings. A large, elevated building in the center with a portico facing the corner of Periwinkle Way and Tarpon Bay Rd. will house the new Bailey’s General Store.

·        The store will include a hardware section.

·        Buildings on either side of the center store building will be available for tenants The building on the Tarpon Bay side will be called Tarpon, The one on the Periwinkle side, Periwinkle. Open areas between where these side buildings meet the new Bailey’s store will provide restful common areas and contribute to the relaxed setting.

·        The building plans are pretty much through permitting, now in the financing stage. Costs could be in the $20M-30M range.

·        Listeners asked if the movie theater and drycleaner are coming back. Answer was “no” to both.

·        Asked when the new store will be open, Richard said, likely 24-26 months after the first shovel breaks ground, it could begin in January. (That puts the store opening in 2028).

·        Bailey’s celebrated their 125th anniversary last year and is committed to continuing this family business.

·        Attendees were positive in providing feedback about the new Bit of Bailey’s on Rabbit Rd which recently opened to fill the gap while the new store is being built and more consumers return.

During the general Caravan Meeting, in addition to real estate announcements, several affiliate members answered questions about the effect of the government shutdown on sales. Though there are lenders that are still offering good financing options, there are no providers for new flood insurance policies on island, not even private carriers. Some policies are being written off-island by private carriers, but not on the islands now. With a flood policy required with a new mortgage, this limits potential purchasers to self-insuring cash buyers. Yikes!

Following the meeting, four East-End Sanibel homes were open for easy viewing. Next week is West-End Caravan.

Sanibel & Captiva Real Estate Update

Since last Friday, just three new island sales have been posted in the SanCap MLS, a Sanibel condo and two Sanibel homes. During the same time, there were 11 new listings and 30 price changes.

Many listings are coming back on the market that were taken off for some of the summer. Most are at the same price. With as much inventory as there is today, it may take a long time for some of these properties to sell.

Today, there are 349 residential properties for sale on Sanibel, with 227 closed sales year-to-date. On Captiva, there are 71 for sale, with 23 sold/closed year-to-date.

Happy Halloween from Sunny Sanibel Island

Happy Halloween and if you are lucky enough to be on Sanibel/Captiva, I bet you are enjoying our first cooler temperatures since last winter. Forecasters thought it would go down to 59 degrees F last night with a high today of just 75 expected. Not to worry though, it is projected to be back to 80 by Sunday, after another week with plenty of blue sky and sunshine.

Halloween Décor & More

Yesterday, I took my annual pre-Trick or Treat drive around some of the island communities. I did not see as many decorations as in years past, but as always Gumbo Limbo had the most. With many families living there, it has always been the “go to” spot for kiddo Halloween fun. I also found some yard decorations up on The Dunes.

If you have not been in Gumbo Limbo in a while, the neighborhood is looking fresh. Their private roads have recently been repaved, and a couple of new stops signs have been added at intersections that did not have them previously.

Continued Restoration & Improvements

Kona Kai Motel at 1539 Periwinkle Way reopened with their ribbon-cutting yesterday. I was the selling agent when the owners purchased it in 2010 and their post-storm rebuild has made it better than ever. Sanibel’s Shared Use Paths – On my travels down the length of the Gulf Drives, it was nice to see that the repair/repaving of the shared use paths have made it from the lighthouse all the way to in front of Pointe Santo.

Pointe Santo – Speaking of Pointe Santo, I received the launch of their new quarterly newsletter yesterday. It describes their new Paradise Pointe Pavilion next to the pool and advises that construction is beginning in the all-new Building F which will house the Pointe Santo Office and their signature children’s programs. This new building should be ready next year, in the meantime, the children’s programs are expected to return before the end of this year. News about where/when will be posted on their new website, www.PointeSanto.com.

Sanibel & Captiva Islands Association of Realtors

The local of Association Realtors did not meet this week, but next Thursday is when our local Caravan Meetings return to a weekly “season” schedule and rotate again from East to West. Properties east of Rabbit Rd are considered for the East tour, while those west including Captiva are eligible for the West. The meetings are at the Association Office at 9 a.m. with Caravan tours to follow from 10 a.m. to 1 p.m. Each tour is limited to ten properties.

Since last Friday, five new island sales have been posted in the SanCap MLS, a Sanibel condo, a Captiva condo, and three Sanibel homes. During the same time, there were 10 new listings and 23 price changes.

Seeing so many new listings and price reductions, reminds me of a post I saw earlier this week from a respected friend and Realtor (of 47 years). It covers real estate pricing in a nutshell, saying: “Your house isn’t worth what you owe. It isn’t worth what you need. It isn’t worth what you put into it. It’s worth what a buyer will pay today. Period.”

Cooler Sunshiny Sanibel Fridays Ahead

Following another week of beautiful sunshiny weather, it was fun to hear that there could be a cool front in Florida by Halloween next week. But since it is the islands, a cool front means maybe into the 70’s (degrees F) during the days, 60’s at night.

Plenty of spooky fall events are advertised between now and the end of the month, beginning with the Annual Fall Festival at The Community House today 4 to 6 p.m.

Continuing to also keep eyes on the tropical activity in the Caribbean, the count-down is on to the end of hurricane season (November 30). Maybe the cool down that is forecast will be a deterrent to that storm.

The end of sea turtle nesting season also is wrapping up (end of October). 2025 hatchling counts are up, after a 10-year low last year.

Seen on West Gulf Drive

Now that the warm no-rain days have dried up most of the roadway swales, island birds have been congregating in the few that must have something appealing in them. Midweek, there were huge numbers, many species (egrets, roseate spoonbills, heron, & more) in the water remaining along the roadway at Sand Pointe and across the street in Seagull Estates.

Yesterday afternoon when I traveled by to see them again, they were gone. Gotta love Sanibel, where nature, wildlife, and humans continue to co-exist.

Seen on Periwinkle Way

It was great to see more action on Periwinkle Way this week. Many have wondered when work will begin at the former Dairy Queen. The good news there is that the City approved their permit this week so activity is underway. The selling agent advises that though this will not be another DQ, it will be an affordable lunch/burger spot. Hopefully, to reopen in the spring.

Across the street and up the road a-bit, plenty of rebuilding/restoration has been going on at The Anchor Inn. This week, their new sign went up and their landscaping cleaned up with replanting underway. It is so good to see improvement on Sanibel’s main corridor.

October Scoop

Many island organization annual meetings, program schedules, and fundraisers are scheduled and being advertised. Tickets for SCCF’s annual benefit, Wines in the Wild, were sold out the same morning they became available so be sure to keep an eye out for events that interest you.

As the islands continue to bounce back, changes in rules and fees with homeowners and condo associations are important in this real estate business. Some of them expect big fee reductions in 2026. Some are still dealing with restorations, some with contractor lawsuits and insurance delays; others with small business loans; some with City permits and incomplete amenities that affect re-openings.

Thankfully, our local Association of Realtors is top-notch when it comes to cooperation and communication. The SanibelSusan Team chats often with colleagues looking for ways to get listings sold. I got a call from another Realtor just this week that was told to call me for an honest opinion on what the asking price needs to be to get one of her listings sold fast. The details I learned about that Association are shocking, both in fees and possible changes.

The common theme is that few listings are getting showings. Serious buyers are hard to find. Rentals are off, as are future bookings, even though many accommodations are offering free or discounted nights and other special promotions.

Many colleagues also think that owners depending on rental income, with none for three years, could be desperate to sell this winter. Stand by, that may mean more serious price reductions in the days ahead – and more listings, but with a storm-free year and increased visitor traffic, the market will eventually take a turn.

In the meantime, there are plenty of offerings for savvy purchasers. There are properties that are better than when they were new. Some are new. Some are still awaiting completion and/or furnishings. Others are remediated, but in post-Ian condition. A few are like they were three years ago. It really is a great time to buy, Never in my 33+years here has there been such a variety of choices and this will change as the market stabilizes.

Now, let’s find ways to get more visitors here again.

The local Association of Realtors had their annual meeting yesterday. A Caravan Meeting plus Halloween Costume Contest followed, then open houses at two Sanibel homes. The next Caravan Meeting is November 6, when Richard Johnson from Bailey’s General Store will be guest speaker.

How About More Blue Skies & Sunshine?

No need for weather watching on Sanibel and Captiva Islands this week as it was beautiful, while the East Coast of Florida and most of the U.S. felt the brunt of heavy wind and rain coming in from the Atlantic that caused flooding in many of those areas. Instead, here, there has been hardly a drop. It is a relief to see many roadway swales now dry – a good indication that the local rainy season is wrapping up.

More restoration, construction, and recovery projects also are evident during my weekly drive-arounds and teammate Dave’s Friday property checks. The Sanibel shared-use paths are being repaired and resurfaced with many already looking fantastic from the Lighthouse to East Gulf to Middle Gulf.

Though the roadways themselves are often empty and vacation occupancy appears light, snowbirds already are arriving with many of them also busy with work at their properties. Slowly, but surely, the islands are coming back, stronger and more resilient.

There seemed to be more vehicles at Periwinkle Place this week and the east end shops in Olde Sanibel always look busy. It is encouraging too to see more activity at the Village Shops. 

Also, it was good news this week to hear that A Bit of Bailey’s (on Rabbit Rd) has already expanded their hours. They are open every day from 7 a.m. to 6 p.m. and in addition to groceries, now offer well-priced breakfasts, lunches, and dinners to-go. When in doubt, grab the chicken salad, it is delish anytime.

October Begins Bald Eagle Nesting Season

Following another week of weather watching, it has been mostly sunny again here on the islands as Florida’s East Coast continues to receive daily showers. There have been occasional showers here also, but just enough to keep the tropical vegetation green and wildlife happy. Daytime temperatures are still in the mid-to-high 80’s (degrees F) while it gets down into the low 70’s at night.

Though it has been overcast often today, the sun is out now and the Columbus Day weekend should have perfect weather. Little to no rain is expected on the island from tomorrow through next week.

Island Happenings

With an abundance of fall and winter schedules firming up, it looks like a storm-free summer has returned many island activities that locals and visitors enjoy and added plenty of new ones – from spooky Halloween fun to Thanksgiving and holiday sales and events that should contribute to restoration and more business.

In the real estate world, it remains a buyers’ market with more inventory than purchasers, but there has recently been positive news, particularly as condo associations are working on their plans for next year. Mariner Pointe, as an example, has noticed owners that their draft 2026 budget is more than 25% less than their 2025. Their Board of Directors is expected to approve the new budget next week. Changes like that should help sales.

It’s Another Storm-Free FriYay!

As another mostly blue-sky week wraps up, we are reminded that the rainy season continues for at least another month with occasional showers forecast next week. A front also is expected to stall over Florida this weekend. No hurricane chance expected with this one, but rain, mostly on the East Coast.
As we continue to watch any activity for potential storms crossing the Atlantic, there is some leaving Africa, but it is at least a week away, so the following goes on. 2025 to-date is the first time in many years that no storms have landed in the U.S. Let that continue!
There still is plenty of sunshine and 83 degrees F midafternoon today with a slight breeze. Just back from my drive-around, when coming up Donax Street, I noticed that the elevation of the Donax Village condo buildings is well along – more evidence of the resilience included in property restorations.

October Island Happenings

  • ·        Sanibel Farmers Market – reopens for the 18th season this weekend, on Sunday, October 5 from 9 a.m. to 1 p.m. on City Hall grounds. It is the place to be every Sunday morning until May. They expect 50 vendors this year. See the Local Roots schedule for all their markets at www.BuyLocalLee.com. A ninth is opening in November.
  • ·        Mucky Duck – does not have a restaurant reopening date yet, though they report it is getting closer. They announced this week that their beach-cam is up and running with a new camera on the roof rather than on the patio. It will eventually be adjusted once all the new software is installed. New palm trees will be planted also, but in the meanwhile, if you are looking for that Muck Duck view or sunset, check it out at www.muckyduck.com/beach-cam/·
  • San-Cap Motor Club Monthly Cruise-Ins – The first season event is tomorrow, Saturday, October 4 from 9 a.m. to 11 a.m. at Periwinkle Place Shops. Running through May, the cruise-ins are back to the first Saturday of each month. They are open to the public. No registration is required. Blue Giraffe Island Bar & Grill will be serving breakfast tacos and more. More info about joining the Club at www.SanCapMotorClub.com
  • Sanibel Ball Fields – are expected to be ready mid-October. Remember when they became a tent city for federal and state relief workers following Ian? Then, after restoration and opening briefly in May last year, they were further damaged by Helene and Milton. Now, restored even better, they are sporting more salt-tolerant grass. It won’t be long before these fields are again busy with teams and the public having fun.

Sanibel & Captiva Islands Association of Realtors

The local Association of Realtors did not meet this week but the next Caravan next Thursday, October 9.

Wednesday, I attended the Florida Realtors (FR) Forms Update Webinar presented by Juana Watkins, FR General Counsel and VP of Law and Public Policy. It covered changes to Flood Disclosures, New Rental Forms, and Listing Agreements.

·        The result of Florida statute changes, the Florida Realtors flood disclosure as of October 1 requires that Sellers indicate whether they have or do not have knowledge of flooding damage at a property. Sellers also must further disclose if they received any assistance (federal, state, local, charities, etc.)

·        Also as of October 1, any leases for a year or longer must also include a flood disclosure from the landlord.

·        By September 30, local MLS’s (Multiple Listing Services) were required by NAR (National Association of Realtors) to update their marketing offerings to comply with new national requirements. The new changes to Florida Realtor Listing Agreements merely now include any local MLS rules.

Since last Friday, two new sales have been posted in the SanCap MLS, a Sanibel condo and a Sanibel home.

This is the time of the year when more listings start coming on the market. The arrival of snowbirds also usually brings more sales. Last quarter and first quarter for decades have recorded the most real estate action on the islands. Bring it on!
