Island Happenings for Happy Birthday, America!

As July 4th preparations are underway, The SanibelSusan Team is happy to be back to their usual Friday real estate update.

At 1 p.m. this afternoon, Southwest Florida began getting showers. The forecast says they will be done by 3 p.m., followed by 50% chance of rain through the weekend. Daytime temperatures expected to be high 80’s which is cooler than many northern states, yet still warm and humid.

Sanibel Seasonal Fertilizer Ban Now in Effect

With the arrival of the rainy season, the City reminds property owners of the seasonal blackout for certain fertilizers. From July 1 to September 30, Sanibel ordinance prohibits the use of those that contain nitrogen and phosphorus. In addition to this seasonal blackout period, the ordinance states that no fertilizer can be applied within 25’ of a body of water including lakes, ponds, canals, wetlands, and the Sanibel Slough. Fertilizers also cannot be applied to impervious surfaces, such as roadways, driveways and sidewalks. They also must not be applied to stormwater conveyance systems or catch basins, which includes roadside swales.

SCCF Prescribed Burn July 8th

Sanibel-Captiva Conservation Foundation is planning a controlled burn on Wednesday, July 8, 2026, south of San-Cap Road, if weather and habitat conditions permit. The burn area is approximately 20 acres and encompasses spartina marshes behind SCCF Headquarters (3333 San-Cap Rd) to the Wildlife & Habitat Management Building (3399 San-Cap Rd).

The purpose is to help reduce the over accumulation of vegetation acting as fire fuel and to enhance habitat for native wildlife. Restoration and maintenance of the fire-dependent freshwater marsh habitat is essential for a healthy ecosystem.

If atmospheric conditions are still appropriate on Wednesday and the burn is performed, the Brooks Trails on the Eric Lindblad Preserve, behind SCCF Headquarters, will be closed that day and possibly the next.

Beware of smoke on Sanibel-Captiva Road. Sanibel Police Department will be on site to control traffic on Sanibel-Captiva Road. It is recommended that you keep your windows closed that day. If you have questions, please call Chris Lechowicz at (239) 222-4268.

Sanibel July 4th Events

Below is summary of what is happening on Sanibel tomorrow:

Sanibel Community Church Pancake Breakfast – Before the parade from 7 to 9 a.m. at the church, 1740 Periwinkle Way.

Independence Day Parade – Begins at 9 a.m. where Island Inn Rd enters Tarpon Bay Rd, then east on Periwinkle Way to Casa Ybel Rd. (be sure to arrive early to secure a spot along the parade route, as Periwinkle will be closed from Tarpon Bay Rd to Donax St before the parade.

Jerry’s 4th of July Celebration – From 10 a.m. to 2 p.m. in parking lot at Jerry’s Foods with food, face-painting, & family-friendly activities.

Stars, Stripes, & Community Celebration – From 11 a.m. to 2 p.m. at Sanibel Recreation Center, 3880 San-Cap Rd with food, treats, music, swimming, inflatables, crafts, entertainment, and the famous water balloon battle with the Sanibel Fire District. The popular Red, White & Blue Apple Pie Baking Contest will also return.

46th Annual 4th of July Road Rally – Noon beginning in The Timbers Parking lot at 703 Tarpon Bay Rd. It’s an island-wide scavenger hunt that challenges teams to explore Sanibel while solving clues and answering questions along the way.

 July 4th Jazz Concert– At Sanibel Congregational United Church of Christ, 2050 Periwinkle Way at 4 p.m.

4th of July BBQ Buffet – At 6 to 10 p.m. at The Dunes, 949 Sand Castle Rd.

Fireworks Display – At approximately 9 p.m. & launched from the north end of Bailey Rd into the bay with viewing from causeway, boats, bayside beaches, & more.

Sanibel & Captiva Islands Association of Realtors

The island Association of Realtors did not meet this week but will have an entry in the parade. Teammate Dave dug out our two big tubs of decorations and delivered them to the Association Office so they could put them to good use. There definitely will be lots of “red, white, and blue” in their entry.

The next Association meeting is an Open Caravan on July 9.

Sanibel & Captiva Real Estate Scoop

Looking at the residential real estate activity posted in the SanCap MLS since last Friday, there have been nine new sales posted: five Sanibel homes, three Sanibel condos, and a Captiva condo. During the same time, there have  been five new residential listings and 15 price changes.

Homes continue to be the most popular Sanibel commodity with almost as many already sold/closed this year as in all of 2025. On Captiva, the number of condos sold has already exceeded the number of sales there last year.
