Happy almost-New Year greetings from chilly Sanibel. While Floridians often relish summer-like weather year-‘round, this week, the heat has been on non-stop with daytime temps mainly in the 60’s/night’s 50’s. More of the same is expected next week. We really are spoiled being so used to warm sun-shiny blue-sky days. It was like that this afternoon (minus the warmth). Below are a couple of photos taken this afternoon at the beach access at the end of Dixie Beach Blvd at the spot my family calls Savannah Park. (Teammates Dave & Lisa used to walk their dog there.)


It rained Christmas Day and again yesterday. We aren’t used to that this time of the year, but it keeps tropical vegetation lush and critters watered. Continued excellent shelling has also been reported. (Still no junonia for me.)
Traffic Update
After complaints before the holiday about traffic and delays crossing the causeway, it has been a welcome reprieve since last Friday to have it clear sailing both directions going both off- and on-island. It may be busier next week when more dayworkers are back, but in the meantime, it has been wonderful to have easy traveling and to see how much causeway road work was accomplished.
Teammate Dave remarked this morning when he zipped on-island, that usually the week between Christmas and New Years is when traffic is heaviest. This year, it got his vote for being the easiest travel week!
The daily caravans of trucks bringing sand to Sanibel’s beach renourishment project had some worried that these extra vehicles would complicate traffic, but they don’t seem to be causing trouble. They have a well-organized system with staggered arrival times. They line up/staging on Island Inn Rd and then easily travel to Donax St or the west end when it is time to deliver their loads. I have followed many of them. Sometimes those are the only vehicles I have seen on the Gulf Dr roadways.
During island travels all week, I saw little evidence of day workers except the usual landscapers and pool service providers at a few homes. Maybe most are enjoying well-deserved time off like the causeway workers.
There definitely are more folks here for the holidays though as there have been more bikers and joggers than I have seen since I moved back home. Many are young families visiting parents and grands, hopefully creating wonderful holiday memories!
More Openings/Re-Openings

Folks looking to rent, vacation, dine, and shop are getting more opportunities as additional properties and businesses open.
The Chamber of Commerce continues to be a good source of info, but here are a few I recently heard about through the grapevine:
Condos & Homes – Loggerhead Cay welcomed back some owners this week. Lights are on there at night. At Sanibel Moorings, their fencing is down and their website says a few select suites are now available for rent. Most of the island rental companies are also adding more to their inventories. Good to check them often if you are looking to book.
Sundial Beach Resort & Spa – will begin taking reservations on Mon Jan 8 for stays beginning Aug 3. Their pickleball and tennis courts are already open from 8 a.m. to 5 p.m. with day passes and memberships available. Their restaurants have not yet reopened, but their website says they are accepting wedding, event, and group bookings for 2024. More info at www.SundialResort.com.
Tahitian Gardens – More businesses are now open here including Adventures in Paradise, Sanibel Café (breakfast/lunch), Shiny Objects, Wilford & Lee.
Looking Forward to 2024
As islanders and others continue to rebound from recent storms, this week got me thinking as I prepared some year-end documents. What should I expect in 2024? How will the time that is usually high season (mid-Jan until Easter) be, compared to past years?
I think colleagues agree that the real estate business this winter likely will be off, though not as much as last year when we really were in the throes of recovery. As more accommodations become available, condominiums are repaired, and more visitors/prospective buyers can come, more sales will occur.
Interestingly, much of that recovery has to do with a mindset. After Hurricane Ian, I saw owners and visitors divide into two categories, often by personal choice. They became either survivors or victims. The victims said they wouldn’t or couldn’t come back, while the survivors who also often lost it all made plans to return. Many still have a long way to go, but they continue to fight their way back, often and usually helping each other.
Really the best part of Sanibel is its people, they are survivors. They love island life which basically is a collection of caring laid-back individuals from all over the country/world, with varied backgrounds and wherewithal, yet all living in harmony with each other and nature. It really is the best!
So, my 2024 prediction is that those thinking of purchasing or moving to paradise should do it sooner rather than later, because as the island rebounds, prices also will rise. These are not going to be the same islands that they were pre-Ian. If you liked them before, I bet you love the future more. Survivors, like the causeway, will be stronger, more resilient, and the neighborly mantra will be “more kindness”.

The local island Association of Realtors® did not meet this week but quite a few new listings, price reductions, new sales, and closings were posted in the MLS (Multiple Listing Service).
Teammate Dave put a condo under contract Christmas Eve, while another unit we have listed that was scheduled to close today has been delayed due to new post-storm complications. Patience is a virtue, flexibility is a must, and problems can be resolved. Thank goodness finding solutions is a team strength.
Members look forward to our next Realtor® Caravan Meeting on Thurs, Jan 4 This will be the first midday one followed by afternoon Open Houses.
Plans also are in the works for our Association Installation and Awards Gala which will be Jan 31 at The Dunes which recently reopened.

It has been another chilly week on the islands, good for the holiday spirit, but already more days with the heat on for me than all last winter. Weather is expected to remain partly cloudy with temps in the mid to low 70’s during the day through the weekend and Christmas,

Causeway – Jennifer began her presentation with a summary of the work so far, beginning with how quickly the road was made passable for utility workers and first responders (just six days after Hurricane Ian), and then open to the public within 15 days.

Beach Re-nourishment – Holly introduced new Sanibel Information Officer Eric Jackson and described how the published zone map shows the areas being re-nourished and their entry spots. (North Sanibel is the Blind Pass area.)
Tues, 93 truckloads of sand were delivered with 5K to 7K tons of sand expected to arrive daily. The first trucks arrive before dawn and are staggered through the workday. The City website has added a button for the project, making it easy to check progress:
Recently, the Lee County Board of Commissioners voted to approve changes to the Lee Plan with strong assurances that the provisions would not affect density. Last week, Timbers Resorts, owner of South Seas Island Resort, released its plan to add hundreds of hotel rooms and condominiums and increase building heights to 64 feet.
More news was out this week on the movie being filmed on the islands. Local news advises that after three weeks, filming wrapped up Wed. Titled “Written in the Sand”, the film was shot at several locations including RC Otters and Boops by The Bubble Room on Captiva, and Doc Ford’s and MudBugs Cajun Kitchen on Sanibel. They also filmed for two days at “Ding” Darling National Wildlife Refuge. Described by the supervisory producer as a “feel-good love story”, it takes place on Sanibel with the main location being Sundial Resort where the main character works as general manager. The movie is expected to debut in fall/winter 2024. Several residents were extras. Stay tuned!
Yesterday, I attended a Florida Realtors® Zoom meeting for Brokers which announced a new benefit to our Realtors® beginning the first of the year – a subscription to Forewarn. Forewarn is an identity identification and risk assessment app giving its users valuable intel in advance of face-to-face engagements and correspondence. By merely entering a name or phone number, the app provides instant identify info, criminal history, financial risk, and more. Aside from the safety precaution this software provides, it also generates red flags on scammers, and provides info that will help us serve prospects more effectively and efficiently. The SanibelSusan Team will be users.
This afternoon, I received notification that Florida Realtors® just learned they won NAR’s Triple Crown award! In addition to raising the most PAC money out of any other Realtor association in the country, they increased PAC participation at all investment levels. (SanibelSusan is a major investor.) This is a huge accomplishment, and it will go a long way in helping our Realtors® continue to defend private property rights and ensure our communities have what they need to grow and prosper.
The local island Association of Realtors® did not meet this week but posted a notice that for the month of Jan, our Realtor Caravan Meetings have been changed from 8:30 a.m. to 11:30 a.m. to better accommodate those coming on-island when traffic is busiest with dayworker vehicles. The meetings will be Thurs Jan 4 and 25 at The Community House. Open House Caravan will follow the meetings with new listings available for viewings from 12:30 to 3 p.m.

Many businesses continue their restorations, while others are planning early 2024 re-openings.
This morning, the City of Sanibel posted the following update from the Florida Department of Transportation regarding the completion of the roadwork on the causeway:
Yesterday, the City posted the following notice: Contractors are mobilizing equipment and preparing for the first truckloads of sand to begin arriving on Monday morning, Dec 18. Gulfside City Park beach parking lot will be closed temporarily beginning Monday for approximately one week.
The island rumor mill was rampant midweek when a film crew was on the islands preparing for what some said would become a Hallmark movie (no confirmation on that). It may be about a single gal who fell in love with her contractor after the hurricane (that’s also gossip).
The Captiva Community Carol Sing is Sun Dec 17 at 6 p.m. at Chapel by the Sea. This is the 12th year of this special, open to the public, free event. It addition to group sing-alongs, it will include performances by the Sanibel School Choir and a small ensemble from the BIG ARTS Community Chorus.
Five sweater contest winners received gift cards, while breakfast was sponsored by David Arter with Private Client Insurance Services and Carol McCarley with Noak & Company (FIRPTA Specialists & CPA’s). Carol reminded attendees that both foreign buyers and sellers should contact her early in their transaction process so they are aware of the paperwork required, timeframes involved, and tax implications.
the U.S. Department of Education, the Sanibel School recently received its state rankings. It is the #5 Middle School in the state of Florida, and the #10 Elementary School. The individual grade rankings on various subjects (math, reading, etc.) showed that the Sanibel School percentiles doubled those of other students in Lee County at nearly every grade level. Pupils don’t need to live on the island to attend the Sanibel School. With 252 students ranging from pre-school to eighth grade and with a student to teacher ratio of 14:1, the learning experiences here are exceptional. The school is looking to increase enrollment, details on their website.

As the holiday season unfolds, the islands had more chilly weather this week. That is expected to continue with daytime highs in the 70’s, nights in the 60’s. With the forecast calling for a 50% chance of rain Sunday, our coldest morning yet could be early next week.

Captiva Community Carol Sing – Sun Dec 17 at 6 p.m. at Chapel by the Sea. This is the 12th year of this special event. It did not occur last year following the hurricane. Again, this year, SanibelSusan will be part of the ensemble singing. There will also be performances by the Sanibel School Choir.
Wed, after dozens of speakers testified, the Lee County Board of Commissioners voted 4-1 to approve changes to the county comprehensive plan removing longstanding building-height limits on Captiva. The vote to approve was despite near-unanimous opposition by both Captiva and Sanibel communities, citing increased density and intensity of development, strains on infrastructure and natural resources, and no real-need related to restoration.
At SanibelSusan Realty, teammate Dave and I continue to talk and meet with both buyers and sellers. Buyers often are surprised at the high prices of single-family homes, while condo owners thinking of selling are recognizing those sales can be challenging unless complexes are ready for occupancy. We are also thankful for another closing this week.
Mon and Tues afternoons, SanibelSusan attended the 5th annual Florida Realtors® Broker Summit. Moderated by Naples broker, Mike Hughes, first-day sessions covered national issues.
The Tues sessions were state-specific with Dr. Brad O’Connor, Florida Realtors® Chief Economist, touting the real estate advantages here: Domestic in-migration is slowing but still high. Florida is an ideal location for untethered remote workers. Retirees with existing home equity are not as fazed by high interest rates, while housing remains affordable and more spacious here relative to the Northeast and West Coast.

U.S. News and World Report recently released their rankings for the 2024 Best Elementary and Middle Schools in the United States. The Sanibel School, which educates students from pre-kindergarten through eighth grade, earned Top 10 spots for both elementary and middle school rankings in Florida!
City Manager Souza – said the City is financially in good shape. Though Ian caused a 34% loss in property values (75% in condos), the millage rate jumped to just 2.5 which is the highest Sanibel has ever had. It jumped to that after Hurricane Charley, dropped back down, and now is back to that. The City has received a 15.1M bridge loan which can be used only to run the City. Revenue also was lost on the sewer side ($2M). He commented on the huge relief it was when the state took over the cost of debris management (over $200M) and the City has had no cost for FEMA expenses. Another $28M loan is in the works to be used for upcoming projects.
Under rebuilding since Nov 7, 2022, he said a total of 7,508 permits have been issued (compared to ~2K in a typical year). Of that total, 180 are for demolition, 758 electrical, 1,762 emergency building repair, 795 mechanical, 1,960 roofing. Also since Nov 7, 2022, over 12K building code reviews have been performed. These numbers are staggering.

The local Association of Realtors® had a extra busy day yesterday, beginning with an early morning Caravan Meeting at The Community House – our first one back in their Great Hall which recently reopened. The meeting began a few minutes late because of causeway delays. Workday mornings it can be backed up on Summerlin past Kelly Greens, sometimes as far as San Carlos Blvd.
Last night, after work, the Association Communications and Public Relations Committee organized our annual event to benefit F.I.S.H.

I again fielded some calls from both buyers and sellers, as we both continue to view property for absentee purchasers. Yesterday, between the various Association events and BIG ARTS Chorus rehearsal, I attended an on-line update for brokers by Florida Realtors® leadership team. Over 4K Florida Realtors® Zoomed in. A special take-away was advice from Florida Realtors® General Counsel & Vice President of Law & Policy Juana Watkins, Esq. who said, “Remember, just because you can, doesn’t mean you should.”

The local Association of Realtors® did not meet this week, but I got a nice letter from our CEO thanking me for SanibelSusan Realty’s sponsorship at the recent end-of-year golf tournament and RPAC Auction. I also was recognized nationally as a major RPAC investor.
Teammate Dave and I met Monday with a homeowner considering listing in a few weeks. Like others, they are waiting until their restoration work to be complete.
Sanibel Lights – The Sanibel Historical Museum & Village is scheduled to reopen. They are planning a special celebration on Fri, Dec 1, 2023, and then will resume their regular operating schedule on Sat, Dec 2. (That is Tues through Sat from 10 a.m. to 4 p.m.) The Dec 1 celebration will be part of a centralized community event called Sanibel Lights from 4 to 7 p.m. It is a collaboration between the Museum, BIG ARTS, The Community House, and St. Michael & All Saints Episcopal Church. It will include decorations, refreshments, tree lighting and live entertainment including carols by The BIG ARTS Community Chorus.
New Wildlife Dr Hours – When daylight savings time ends on Sun Nov 5, gate times on Wildlife Dr at the Refuge will change to 7 a.m. to 5:30 p.m. Sat through Thurs (closed Fri).
opposition to the proposed amendments which are specifically for the Captiva chapter of the Lee Plan which eliminate the Captiva height limitations from the Plan, notwithstanding the comments from the state Bureau of Community, Planning, and Growth calling the County amendments a “false flag” operation.
Wed night, Sanibel City Council held a Special Meeting to discuss the building recommendations forwarded to them from the Planning Commission meeting the week before. Those meetings usually are streamed live on the City’s web and Facebook pages, but there has been disruption of internet and cell service on some of the island this week. When I heard that BIG ARTS was affected and that’s where the meeting was going to be held, I instead attended in person.

It’s been another week of wonderful SW FL weather – lots of blue sky, sunshine, and breezes. No need to get out those winter flip flops yet. I just returned from doing some island chores. My car reports it is 87 degrees F. Not exactly Halloween weather, but here trick or treaters don’t need heavy costumes!
Yesterday morning was the annual meeting of the islands Association of Realtors®. It began with a buffet breakfast at BIG ARTS followed by presentations in the Performance Hall, including confirmation of election results, and reports by 2023 Association President Greg Demaras, Treasurer & Professional Development Committee Chair Becky Mulka, Communications & Public Relations Committee Chair Connie Walters, Governmental Affairs Committee Chair Eric Pfeifer, Affiliates & Special Events Committee Co-Chair Valerie Tutor, & RPAC Committee Co-Chairs Dave Arter & Brendan Albright.
CEO Bill Robinson also provided an update on the repairs/restoration underway at our Association building at 2353 Periwinkle Way. His Power Point had photos of its condition right after the storm, following interior demo, and today. Expected re-occupancy is sometime during 1st quarter 2024. Like with so many damaged properties, we aren’t holding our breath, but it was good news to hear that the exterior work is about 70% complete, 30% done on the inside.
(Note: Our downstairs tenant Finnemore’s has been working from their spaces for some time, so if you are looking to rent a bike/trike, paddleboard, kayak, or other beach equipment, please consider giving them your business. I have also heard great feedback on their equipment repairs, so if your bike needs a post-storm tune-up, I bet they can help.
Advertised at the last minute as a costume contest, the Annual Meeting costume judging occurred just before the Caravan Meeting. Yours truly garnered 2nd place with her version of “50 Shades of Grey” which included an outfit adorned with that many paint samples. VIP’s Ted Benjamin, as a Viking, won 1st. Thanks to Superior Title for donating the Halloween basket prizes. The pumpkin beer in my winnings went to teammate Dave!
The Caravan Meeting with announcements that followed included five Sanibel homes and one on Captiva open for viewing from 9 a.m. until noon. The next Caravan Meeting will be Thurs Nov 9 at 8:30 a.m. at The Community House.
Fall Festival – The Sanibel Community House invites everyone to join them for a spooky Fall Festival Party Saturday Oct 28 from 5 to 7 p.m. (free admission with bag of wrapped candy per family). Enjoy games, prizes, candy, food.
