Hooray, the more traditional summer weather continues – mostly blue sky and sunshine with occasional quick showers to keep the growing green and critters hydrated.

On my Sanibel travels this afternoon, it was a surprise to see no vehicles at several East-End beach accesses.

Sanibel Susan’s Real Estate Scoop

Teammate Dave and I continue to communicate with folks about selling, There are always owners just thinking about a change, others that want to sell but don’t have to, and some that really need a sale – and fast, All considered, here is my advice and a bit of general info about the island summer real estate market.

For decades, before the last three storms, the most Sanibel/Captiva sales have been during last quarter and first quarter. Last quarter buyers often are retirees, investors, or prospective 2nd home owners looking to benefit from winter personal use or ownership, including rental income. The high number of 1st quarter sales are because there usually are more people here then that can afford the islands.

So what about summer? Of course, there may be sales at any time of the year. There are families that want to move before schools restart. There are buyers that want to personalize property. We have learned to never be surprised when a buyer might surface, but there just usually are not as many in the summer.

Unfortunately, three hurricanes in three years has made the buyer pool today more hesitant, resistant, scared, and for some products, almost non-existent. Is it a great time to be a buyer? You, bet, inventory is up, there are many choices. Many say, it may take a summer without a hurricane for the market to transition to more stability or correct to a balance.

Some less-recognized summer trends are that this is when some sellers take their property off the market. It could be for a day, a week, or a few months. It could be for physical improvements or it could be that they think “giving the listing a rest” will make it look like a new listing when it comes back on the market.

Then there are a few sellers that drop their price every week or month. Today’s technology allows prospective purchasers to do more homework, so these tactics are not often successful. The SanibelSusan Team believes that if you want to sell, list your property and keep it on the market.

This summer, the other behind-the-scenes trend is for agents to move brokerages. We understand that the market over the last three years has not been kind to everyone and that companies change. You may have already seen ads about Realtors moving. We hope they all succeed.

The SanibelSusan Team looks forward to a successful market correction. It is taking longer than expected for the island to bounce back from Ian, Helene, and Milton, with the Sanibel and Captiva real estate market also still feeling those effects. Moving forward in a positive direction, we are always exploring ways to keep our listings in the forefront.

Sanibel & Captiva Association of Realtors

The island Association of Realtors had their biweekly Caravan yesterday with three homes and a condo, all on Sanibel, open for easy viewing after the meeting.

Six new sales were posted this week in the island MLS, a Sanibel condo and five homes: three on Sanibel and two on Captiva.
