The White Pelicans Are Back

As the islands prepare for the holidays, there also was more noticeable storm recovery progress this week plus the annual arrival of the white pelicans!

It was a rare overcast day on Wednesday when a few sprinkles probably washed away more salt residue from the recent storms. Vegetation is greening up.

Then, last night a cool front arrived with temperatures down into the 50’s this morning.

It is up to 72 degrees F and sunny this afternoon, but probably time to get out the winter flip flops!

SCCF News on Vegetation

SCCF (Sanibel-Captiva Conservation Foundation) has posted good advice if you have trees and shrubs that have lost their leaves and appear struggling since the recent storms when high winds and surges shocked them. SCCF says these plants are simply stressed and many will rebound.

The issue started two years ago with Hurricane Ian when that high storm surge left pools of salt water in many areas for an extended period. This caused a high percentage of hardwood trees and vegetation, including exotics, to perish and caused root rot in others. Many have been dying over the last two years. Then, the surges this fall from Helene and Milton pushed many to fail completely. SCCF reports that gumbo limbo and strangler fig trees seem to be the most affected now, while after Ian, it was buttonwood.

Salt-tolerant grasses and plants usually recover quickly from storm events, and not all plants with no leaves are dead. SCCF suggests scratching a little bit of bark off a branch or two or even the stem and if you see green underneath, the plant is alive. Many in my yard are coming back slowly, others are “wait and see”.

Upcoming Island Events & Re-Openings

Community Thanksgiving Celebration – with holiday meal is hosted by FISH of Sanibel-Captiva will be at The Community House, Tuesday, Nov 26 from 4 to 6 p.m.

Farmers Markets – Local Roots, the Sanibel gals that have operated eight markets in SWFL announced that the Captiva Market will reopen on Tuesdays, beginning Nov 28 through Apr from 9 a.m. to 1 p.m. at The Shops at South Seas. Parking is across the street. The Sanibel Market has been open for several weeks (Oct through May), on Sundays at City Hall (also 9 a.m. to 1 p.m.). More info on all the markets at BuyLocalLee.com.

Noah’s Ark Thrift Shop – at Saint Michael’s & All Angels Episcopal Church will again begin accepting donations next Friday, Nov 29. Please drop them off at the loading dock. The shop itself reopens Tuesday, Dec 3 from 10 a.m. to 3 p.m.

Sanibel Tree Lighting Celebration – a continuation of the City 50th Anniversary Celebration will be Saturday, Nov 30 at 5 p.m. at Sanibel Community Park next to The Community House with sing-along led by the BIG ARTS Community Chorus. Once the tree is lit, the event will continue inside The Community House until 8 p.m. with more music, food, ice cream, holiday activity tables, and photo ops.

Captiva Tree Lighting Celebration – a tradition since 1995 at Tween Waters Island Resort & Spa, Friday, Nov 29 from 5 to 9 p.m.  More details & tickets at https://tween-waters.com/event/annual-tree-lighting

Wildlife Dr – at J.N. Ding Darling National Wildlife Refuge reopens tomorrow, Saturday, Nov 23, following hurricane restoration. It will be open 7 a.m. to 5:30 p.m. every day except Fridays. It also has been reported that the white pelicans are back! Tarpon Bay Explorers will begin offering their narrated tours too.

Sanibel & Captiva Real Estate Scoop

Yesterday at the monthly membership meeting of the islands Association of Realtors, I enjoyed introducing one of Florida Realtors most in-demand instructors, my friend from Tallahassee, Patti Ketchum.

As the incoming Chair for the National Association’s Professional Development Committee, her 30-minute presentation provided up-to-date advice on the latest buyer broker agreements. Those are needed whenever a Realtor begins providing service to a prospective buyer. The presentation was videoed and posted for members to revisit.

During the Caravan Meeting that followed, many new listings and price reductions were announced, but no new sales. After the meeting, nine new home listings, including ours at 9436 Yucca Ct, and two condos were open for easy viewing. The next Caravan is Thursday, Dec 5.

Below with data from the islands MLS are summary tables of the residential sales statistics, followed by the Sanibel/Captiva MLS action this week.

Many of the listings coming back on the market continue to be properties that were taken off for the summer or for work to be completed. That likely will continue, particularly as condo complexes reopen.

On the commercial side, the gas/service station at 1067 Bailey Rd (facing Periwinkle) was reduced from $2.85M to $2.5M.

Yippee! Back Home & Back to Sunshiny Fridays on Sunny Sanibel

Good grief! Would this hurricane season finally be over? Again, this week, all eyes have been on Caribbean forecasts. Mother Nature sure has been keeping us on our toes this year, but it looks like we may be wrapping up that season without another storm here. Personally excited to have moved back home today. House is livable though not fully complete. New appliances don’t arrive until next week, so I will be glamping for a few days, but so grateful. After being out of my house for 8.5 months after Ian, it sure is great to be back after just 7 weeks. Much appreciation goes to those that made it possible. Even getting a nail in my tire didn’t dampen the day. There is nothing like “home sweet home”, with computer and printer reinstalled even before suitcase opened. Always ready for business!

More Island Re-Openings

Noah’s Ark Thrift Shop – at Saint Michael’s & All Angels Episcopal Church is reopening Dec 3. Hours will be 10 a.m. to 1 p.m. Tuesdays and Fridays. No word yet on when they will begin accepting donations.

Sanibel Skin Spa & Salt Cave – is reopening in a new location (across from CVS at 2330 Palm Ridge Rd, Suite 16). Their grand opening is Tuesday, Nov 26.

Sunshine Seafood Café & Wire Bar – on Andy Rosse Ln, Captiva, reopened today. Hours are 5 to 9 p.m. Easy to make reservations on-line at www.SunshineSeafoodCaptiva.com.

Sanibel & Captiva Real Estate Scoop

The islands Association of Realtors did not have a Caravan Meeting this week, but there is one next Thurs after the monthly membership meeting on Nov 21. I will introduce the speaker at that meeting, my friend Patti Ketchum from Tallahassee. Patti is a respected instructor at Florida Realtors and a long-time member of the state Professional Development Committee, in addition to managing her brokerage and serving on the Florida Real Estate Commission. Next year, she will Chair the National Association Professional Development Committee. At our upcoming meeting, she will cover the new industry Buyer Brokerage requirements.

Below with data from the islands MLS are summary tables of the residential sales statistics, followed by the Sanibel/Captiva MLS action reported this week.

Though snowbirds are arriving, there still was not a lot a lot of real estate action this week, short of new listings and price reductions. Also, several listings that were pulled off the market for the summer came back on.

Some communities are already holding annual meetings and discussing budgets for 2025. Of course, we will post that info on our listings as fees change. The 2024 real estate tax bills also are out, with a reminder to pay them in Nov to get the full discount.

Coming Up To Veterans Day 2024 on Sunny Sanibel Island

It was another week with eyes on the weather as islanders look forward to the 2024 Hurricane Season wrapping up the end of this month. It can’t come soon enough for many of us.

The SanibelSusan Team looks forward to a sunshiny winter as restorations from the last storms progress and more re-openings are announced. I took a drive out to Captiva this morning where sand was being moved on San-Cap Rd near the Pine Ave intersection.

The public beach parking areas at both Blind Pass and Turner Beach remain closed.

The sand piles on the Captiva side remain huge! Still saw plenty of recovery occurring along the way though, with blue skies and sunshine.

Sanibel’s 50th Anniversary Celebration

The City 50th Anniversary began on Tuesday at City Hall when a time capsule was opened, beginning the celebration of when Sanibel registered voters on Nov 5, 1974, changed the future of the island by casting ballots in favor of incorporation.

Opting for home rule allowed residents to establish their own government and land use policies, taking that control away from Lee County. (Interesting that those poll results from 1974 were 689 in favor of incorporation, 394 voted no.)

Mayor Richard Johnson led the time capsule program which began with patriotic music performances by students from The Sanibel School. Past and present City leaders were recognized with it especially inspiring to hear remarks from first mayor Porter Goss who spearheaded the incorporation in 1974.

Former Mike Klein (now 105 years young) who served on City Council for two terms and then Mayor (1982-1988) also was in attendance and recognized. Even in the rain, it was a well-attended event with others watching by Zoom.

Upcoming Island Events & ReOpenings

Blind Pass Condos – Are reopening their on-site rental program for weekly reservations in their 2nd floor units beginning tomorrow (Nov 9). Reservations are easily made thru their website at www.blind-pass.com.

Holiday Tree Lighting – At Sanibel Community Park, next door to The Community House, will be Saturday, Nov 30 at 5 p.m. This free event includes light refreshments and flipping the switch on the 20’ tree plus other festive decorations that will remain on display thru Dec.

Lighthouse Beach Park (Bayside) – Parking reopened this week at Lighthouse Beach bayside. The gulf-side parking area remains closed as crews work on the next phase of beach sand replenishment.

Sanibel Inn – Restoration is progressing so well that they have announced that they are accepting bookings beginning Feb. All rooms are new and include kitchenettes. www.TheInnsofSanibel.com.

36th Annual Sanibel Luminary Stroll – Will be Friday, Dec 6 from 5:30 to 9 p.m. After two years absence, the stroll this year will be extra jolly with the 50th Celebration added. Luminary candles and lights will deck the shared use paths while there will be special treats and deals at businesses along the way, plus photos with Santa, live nativity scene, music, and general merriment. Captiva’s stroll takes place the following night on Saturday, Dec 7.

Veterans Day 2024 – The Lee County Chapter of the Military Officers Association of America (MOAA), in partnership with the City of Sanibel will host the annual Veterans Day Celebration at City Hall on Monday, Nov 11 at 11 a.m. Click here to view the program.

Island Real Estate Scoop

The Sanibel & Captiva Islands Association of Realtors© held their 27th Annual RPAC Auction last night at the Association Office.

Usually held as an end-of-season party with golf tournament and auction, it was postponed this year due to the summer storms. Even without golf, it was another success.

Funds are being tallied now with RPAC proceeds being key to protecting and promoting real estate.

Again this year, SanibelSusan donated a $500 gift certificate to The Lobster Net.

There were on-line, silent, and live auction items), and winners of the R-quack duck prizes. Congrats to all the lucky bidders!

Next Thursday evening, Nov 14, at Tutti Pazzi Italian Kitchen, the Association is holding another special event. This one, Merry F.I.S.H.mas is where member donations will be collected for F.I.S.H. to distribute over the holidays to local children, teens, and seniors.

There was not a Caravan Meeting this week, the next one is after the monthly membership meeting on Nov 21. Below with data from the islands MLS are summary tables of the residential sales statistics, followed by the Sanibel/Captiva MLS action reported this week.

The only new sale reported this week on either island is a beachfront 2nd floor unit at Oceans Reach listed at $625K.

The election results this week should help sales, but as we have told many owners, our crystal ball has never dealt with three major hurricanes. We advise to price listings fairly and competitively but have no guarantee on when sales may occur.

SanibelSusan Realty added two new listings to our inventory this week. Thanks to JMA Photography for filming them quickly. As soon as the professional pix are received, the properties will be posted in MLS as “active”. We always want our listings to give a good first impression.

Another Friday & Already November!

The good news this week is that the islands are bouncing back with more re-openings and events scheduled. Dare I say, things are getting back to normal? Slowly, but surely, they really are. Plus, the weather has been fabulous with blue skies and sunshine nearly every day with a couple of quick showers Wednesday night that washed away more storm salt remnants. Also, today during my travels, I noticed more new community signs popping up. All good indicators of recovery!

Sanibel Happenings & A Captiva Re-Opening

Boops By The Bubble Room on Captiva re-opens tomorrow, Saturday Nov 2, Hours are from 8 a.m. to 8 p.m. Stop in for breakfast sandwiches and treats!

Love Sanibel Community Gathering is a celebration at The Community House on Sunday, Nov 3 from noon to 3 p.m. Program begins at 1 p.m. with live music from The Sanibel School and remarks by City leaders. Enjoy food, ice cream, crafts for adults & children, photo booth, door prizes, community info, and gifts kiddos.

Pine Island Sounds 2024-2025 Concert Series which benefits SCCF, kicks off Sunday, Nov 17 with live monthly sunset music events aboard the Lady Chadwick. SCCF launched Pine Island Sounds in 2019 to support critical research and programs to protect water quality. Cruises set sail from McCarthy’s Marina on Captiva. SanCap Motor Club is revving up to welcome everyone back to Periwinkle Place Shopping Center from 9 to 11 a.m. tomorrow, Saturday, Nov 2. They will be serving coffee and donuts and be there for the first Saturday of every month through season.

Sanibel’s 50th Anniversary is next week, on Nov 5, which is the 50th anniversary of the incorporation of the City of Sanibel. Beginning then and continuing through Luminary Stroll in Dec 2025, a 13-month celebration is planned. The Sanibel Historical Museum & Village reopened this week following their annual late summer closure. It now is open Tuesdays through Saturdays from 10 a.m. to 2 p.m. with admission sold until 1 p.m. From Oct 29 to Jan 4, a special admission is offered at $10 for adults. Annual memberships begin at $40 and include free admittance. The Village Gift Shop in Shore Haven also is open. Founded in 1984, the Village tour experience includes an orientation video and historic buildings displaying artifacts while telling engaging stories. All buildings are handicap accessible. Taste of the Islands CROW’s long-standing annual fundraiser has been postponed to Saturday Mar 1, from 11 a.m. to 4 p.m. on the grounds of Sanibel City Hall. The week leading up to the event, participating island restaurants also will be featuring special items at their restaurants. More info at www.TasteoftheIslands.org.

Wines in The Wild SCCF’s annual event will be on the ground of the Bailey Homestead Preserve on Friday, Jan 10 from 6:30 to 9 p.m. Tickets go on sale Nov 12. More info at www.SCCF.org.

Island Real Estate Scoop

Yesterday was a Halloween Costume Caravan Meeting at the Sanibel& Captiva Islands Association of Realtors. Black-Eyed Susan garnered 2nd place, winning a holiday gift basket donated by Superior Title of Sanibel. it was fun and a nice diversion with some creative costumes.

Like last week, most of the real estate announcements were new listings and price reduction. There were no new sales announced, and the only property scheduled for the Caravan that was to follow was cancelled. I was happy, however, to promote two more “coming soon” listings which will be posted next week once JMA Photography does his magic. Our earlier “coming soon” listing hit the “active” market today.

Below with data from the islands MLS are summary tables of the residential sales statistics, followed by the Sanibel/Captiva MLS action reported this week.

2024 is proving to be the least productive year for sales since I have been here (32 years), but once the election is in the rear-view mirror and more accommodations are ready for visitors, it should be a better winter “season”. There certainly are more choices for those buyers waiting in the wings.

Another Friday with More Sunshine & Blue Skies

Hurricane hero teammate Dave and I continue to monitor our listings, make progress at my home, and meet with owners, while yesterday at the Annual Meeting of the Sanibel & Captiva Islands Association of Realtors®, I was happy to make both new listing and price change announcements. More details about those are below.

Sanibel & Captiva Islands Real Estate News

At The Sanibel & Captiva Islands Association of Realtors® – At the annual meeting of the local Association of Realtors® yesterday, two new 3-year directors were elected: Melanie Holaway and Janka Varmuza. The slate of officers for 2025 also was announced: Incoming-President Becky Mulka, President-Elect Tina DiCharia, Secretary Kelly Huguenin, and Treasurer Bob Berning. The remaining directors are Past-President Brendan Albright, Bryan Hall, and George Kohlbrenner.

In addition to reports from the officers, committee chairs offered activity summaries. As 2024 Chair of the Professional Standards Committee, I was happy to announce that although we have well-trained committee members, there have been “zero” cases that have required our action this year. The island Association takes pride in the professionalism of its members and works hard to keep them all well-equipped for ongoing changes in the industry. As an example, members were encouraged to attend the next monthly Membership Meeting on Nov 21 when the new Buyer Broker forms will be covered.

The Sanibel & Captiva Islands Association of Realtors©, our headquarters building, and The Real Estate Guide are all healthy, financially strong, and ready to sail into 2025 with positive leaders. It is the many Realtor© and affiliate members that volunteer that time and the dedicated staff that make these organizations so successful. Thanks to all of them!

Vacation Rental Scoop – Local vacation rental managers advise that they already are getting bookings from new winter visitors. Many who usually stay further north in Florida and elsewhere have had their reservations cancelled due to storm damage and are looking instead to come to Sanibel and Captiva. I bet when those newcomers discover what a wonderful place the islands are, they will not want to go back to more congested areas. Fingers crossed that they love it here and also decide to purchase!

At SanibelSusan Realty – We posted a new commercial condo listing this week, Lime Tree Center #2 which is 1200 sq. ft. and all new inside. Conveniently located at 1640 Periwinkle Way, this unit offers great office space in a handy central island location, wiith parking just outside the front door. (Priced at $424K)

Nearby Lime Tree Center #4 which we too have listed is a bit smaller at 987 sq. ft., but also all new inside. Neither have been occupied since they were restored after Ian.  #4 is now priced at $349K. Both are great opportunities for island professionals looking for new office spaces. It is easy to view them too.

Both before and after the storms, Dave and I have met and continue to meet with owners thinking of selling. We aren’t alone. The chatter yesterday at the Realtors® meeting was that many colleagues also have new listings coming on the market soon. Last quarter typically is when the islands see the most new listings and it looks like 2024 will produce more than usual. Some properties are just now restored following Ian, others are casualties from Helene and Milton.

Bear in mind that the storms this year were nothing like two years ago. Clean-up is happening swiftly and islanders are getting smarter and more resilient in this hurricane business. Nearly all the restaurants and businesses that had reopened after Ian have already reopened again. (Some exceptions are on Captiva where they had less damage than Sanibel from Ian, but received a significant amount from Milton.

My crystal ball predicts that this will be a great winter for buyers. Once we get beyond the election, more inventory will be available. We encourage those thinking of selling to list now because last quarter often is when buyers come to view property that they can enjoy themselves or benefit from this winter.

Sure some owners may be suffering from post-hurricane blues, but true island lovers know that Sanibel and Captiva will be back better and stronger than ever. They love not only what they own, but where it is. Living in the most laid-back, caring, kind, eco-friendly community makes it hard to beat.

Another Friday After Another Hurricane – Sanibel Strong!

Smallest beach access on bay 10-18-2024

Here it is another Friday with recovery from Hurricanes Helene and Milton well underway on sunny Sanibel and Captiva Islands. Unlike Hurricane Ian, both storms brought less rain, but wind and surge, so getting utilities back in operation was a top concern for City leaders. Thanks to cooperative efforts with state and local municipalities, workers from all over, and volunteers helping a variety of non-profits, utilities were back on Sanibel by Monday so many residents were able to move back.

Driving to complete island chores yesterday, it was great to see many restaurants and businesses have reopened. The City also has reopened the beach access lots at Bowman’s Beach, Gulfside City Park (Algiers), and Tarpon Bay Rd. There is plenty of sand that needs to be moved before others open, but you can be sure Public Works is on it. The City continues to post updates as progress is made.

West Gulf Dr along West Short & Junonia 10-18-2024

Plenty of water remains in the swales particularly along West Gulf Dr west of Tarpon Bay Rd and in other low-lying areas. The City advises that the weirs remain open and with little rain in the forecast, that water will continue to dissipate. (We are keeping an eye on the high moon tides though.)

The East End seems to have the most storm-debris curbside. Waste management began pickup of regular trash this week (normal schedule), while the City contract with Crowder Gulf for storm debris pickup began midweek. Be sure to follow the City directions on separating that debris to ensure the City gets FEMA reimbursement.

It also is sad to see the many trees and vegetation losing leaves from the saltwater intrusion during both storms. SCCF and the City have posted good tips on waiting to see if they revive once the salt is flushed away. Check their websites for ways to encourage new growth and how to identify plants that aren’t going to make it.

We are becoming storm experts, but I think Mother Nature is done with us this year. It has been breezy and balmy the last two days, hopefully also cooling down Gulf of Mexico summer water that can contribute to hurricanes.

At SanibelSusan’s

Unfortunately, the electric meter replacement at my home which was damaged during Helene could not be done until LCEC disconnected that address. They were not rescheduling disconnects while there were still mass outages, so I moved back into the rental the Loggerhead Cay unit that I evacuated pre-Milton. VIP Vacation Rentals was kind enough to advise when that was OK. Amazing that Loggerhead had little yard debris and no water intrusion into units, though the wrack line was almost to the back of the complex. A little elevation sure helped those buildings.

Throughout the week, hurricane hero teammate son Dave continued to work on drying out my home, ripping out drywall, and treating for mold. I have a contractor lined up to pull lower cabinets to be sure none lurks there, and to replace the walls. Hopefully that won’t mean moving eight times like with Ian, but it’s already been three, so I am optimistic, yet counting.

My move #4 will be tomorrow as VIP Vacation Rentals has found me another nearby condo where I can continue to do business and track progress at home while restoration continues. Looking forward to getting my new work space set up.

Yesterday at home, LCEC did my disconnect and Sanibel Air & Electric was on it at the crack of dawn, replacing and adding new equipment. Power was restored late yesterday which will ensure dry out is complete and repair work more comfortable. (I can’t praise this company and its employees enough. Having used them personally and recommended them for years, they honestly are the most professional caring bunch. Please be sure and use locals like Sanibel Air & Electric if you need services. Businesses here need your support now, more than ever.)

Sanibel & Captiva Islands Real Estate News

The islands Association of Realtors office reopened Monday (no damage there), offering work space for members needing it. The Association annual golf tournament and RPAC Auction were scheduled for the day Milton arrived so those have been postponed and will be rescheduled.

Day/time for our Annual Meeting with election results have not changed, however, that event is next Thursday at 11 a.m. Luckily, we vote electronically, so I have done mine already. (Also found my absentee ballot for the upcoming November federal/state/county elections and got that done/mailed.)

Hurricane Milton Survivors Are Making Progress!

From Mariner Pointe to Sanibel Marina 10-11-2024

Here it is another post-hurricane Friday, and this storm news is getting old. but we are optimistic!

The Hilton Garden Inn in Ft Myers where I have been since Monday didn’t lose power and teammate Dave with grand dog Bella only spent one night in a Miami hotel which he said isn’t worth mentioning. The hotel where I am has been phenomenal, even let me extend.

Dave drove back to his Ft Myers home yesterday. There is no power there, but no damage otherwise. Lisa is due to fly back home tomorrow.

Osprey back today at Anchor/Periwinkle.

The City announced yesterday afternoon that although the island is without utilities (no power, sewer, or water), those with re-entry passes (residents and business) could come back onto the island after about 2:30 p.m. So, Dave and I made a quick visit to my home to assess the damage. It got about 8” more water than with Helene, so about a foot plus inside, more in garage. Looks like the water went down quickly though so even without power, breezes yesterday and today have helped to dry it.

We were both on the island this morning. He’s such a hurricane hero. A few things already tossed out and more to come, but progress. He checked out our listings as we were driving off. Those details are below.

Sanibel Curfew

Just before the storm hit, the City was under mandatory evacuation orders with 24-hour curfew. All City leaders and fire/rescue also were off, with police monitoring roadways. Then yesterday when we were allowed back, curfew was changed to from 9 pm to 6 am. Both days when I drove on the island there were county sheriffs checking cars before the toll booth.

When Dave went back over this afternoon, he said no one was checking. Curfew remains but see my notes below from the City Facebook Live update today at 2:45 p.m. Things change by the minute.

Sanibel’s Latest FB Live Update

Held this afternoon at City Hall under generator power, Mayor Johnson, Councilmembers DeBruce, Henshaw, and Smith were in attendance and all spoke. Restoration updates also were provided by City Manager Souza, Acting Police Chief Thompson, Island Water’s Diana Wilson and Tricia Dorn from LCEC. Some points below

·        The City sewer system cannot run without power. The Donax Plant is working on generator power. The City is getting pumps and generators to get the rest of system operational but even when power is restored and the system energized it will take at least two days to get the storm water out of the system. Ten pumps are arriving tonight. Three vacuum trucks are here now, another five requested. DO NOT USE THE SEWER SYSTEM. PUT NOTHING DOWN A DRAIN IN YOUR PROPERTY.

·        City weirs are open and have been since before the storm. Today is the 1st day that water has not been overriding the weirs. Inland water is receding slowly.

·        The City has activated a contract with the same debris removal company used during Ian (Crowder Gulf). Expect guidance within the next 24 hours regarding how to handle construction debris. They hope that removal will start Wed but will be ONLY for RESIDENTIAL PROPERTY. Businesses and commercial properties, including condos, must arrange with private contractors to remove their debris.

·        Waste Management will begin pick-up of normal residential trash on Monday on their regular schedule. No vegetation pick-up yet. Only residential waste.

·        All island bridges were determined safe. On San-Cap Rd near Pine Ave to the Captiva bridge the road was undermined. Cones there are limiting travel to one lane. County is working with Sanibel Public Works working to make repairs there.

·        FISH providing water and ice at Community House beginning at 3:30 pm today.

·        The Recreation Center now on generator power, hopefully to provide facilities for community use.

·        Beginning at 11:30 a.m. today Causeway is open for access without re-entry permits so residents and business can bring contractors and helpers with them to expedite recovery. Evening curfew remains in affect indefinitely with Sanibel’s finest stopping all vehicles coming/going at Causeway Rd/Sextant Dr. Also patrolling the island. DON’T COME IF YOU DON’T NEED TO BE HERE either checking or working at your property,

·        Sanibel boat ramp now open, after repairs. Beach parking areas all closed. Public Works still working on roadways.

·        Island Water – no major damage to treatment plant. Working now with emergency generators, 2 out of 3 pump stations are OK. DO NOT USE WATER IN YOUR HOME. Boil water notice still in effect. Water may be used outside, if it also is drained outside. If you are not using water, turn water to your property off. If you get to your home and have no water, Island Water may have turned it off. Call 472-1502 if you need help and want to know if yours was shut off.

·        LCEC – Aerial inspection found the system in good condition. The substation to the island was reenergized this afternoon. Now working to get the island areas powered. Many workers are at it but no time was provided for when power is expected to be restored.

·        Building & Planning Depts were on island today to provide assessment required by FEMA. Be sure and get a permit before any restoration work is done.

·        The City will provide more updates as restoration progresses. Be nice, help your neighbors, and be encouraged as though infra-structure damage occurred, Milton was better than expected.

Of course, the islands Association of Realtors office has been closed, but business continues. I received a new signed listing Tuesday but was waiting for the storm to pass before getting key/pictures/posting.

On the commercial side, a new condo was listed at Sanibel Professional Center which is at 2323 Wooster Ln. #1 was listed for $349K.

Keeping Eyes on the Weather

Sanibel Island Beach Resort 10-03-2024

It has been another blue-sky Friday on sunny Sanibel. The islands are back in full-swing recovery mode, and power has returned almost everywhere. Unfortunately, at my home, water intrusion requires installation of a new power box/meter, so I am having a mini-staycation at Loggerhead Cay so Sanibel Electric can do their magic. Huge thanks to Sanibel Electric, LCEC, and VIP Vacation Rentals. (FYI Loggerhead also has wonderful Wi-Fi and now I know why the unit I am in looks familiar. It was my listing when it sold in 2001.)

Progress at home today included installation of new pool pump and trash pick-up including from the new big recycling bins that were delivered just pre-storm. Still awaiting call from flood insurance adjuster to schedule his visit. Funny to be assigned the same Alabama guy that handled my Ian claim. That better not mean I am a regular,

Yesterday, my car was towed and I found out this afternoon that Hartford is totaling it. That’s a surprise, but saltwater is not an electronics friend. Luckily, Dave took me to RSW Sunday to snag a rental. His off-island home had no damage, so he has been on the island daily helping others and checking properties.

The SanibelSusan is full steam ahead with nary a blip in business. We are working with owners of upcoming listings and look forward to a productive winter “season”. Our photographer Jim Anderson with JMA Photography was on the island today filming for us. It is times like this when we are grateful to have special long-time relationships with him and so many local companies that always come through.

Like us, I bet you are sad to see the heart wrenching news about the devastation Helene caused all the way up into the Carolinas. That certainly is no comparison to here and islanders continue to be resilient and strong, assisting each other, and moving forward.

One example is the Sanibel Fire and Rescue District crew that deployed Sunday to Perry FL to assist with disaster relief efforts there. They are part of a strike team with other local first responders and will spend the next two weeks helping that community which suffered great devastation.

Sanibel Beach Accesses Now Open

This morning the City announced that the following parking lots/beach accesses have reopened: Bowmans Beach Park, Gulfside City Park (aka Algiers), Tarpon Bay Road Park, and Trost Parking Lot. Lighthouse Beach Park (both gulf and bay sides), Blind Pass, and Turner Beach lots remain closed. The City will continue to announce when reopening occurs.

Sanibel City Council Meeting Update – Storm Surge

At the Tuesday City Council meeting, officials explained how the Hurricane Helene ~5’ storm surge caused island flooding. Several days before the storm, which passed last Thursday about 150 miles away, in the Gulf, the City had opened the island weirs. There are two – at Tarpon Bay Rd and at Beach Rd. The Tarpon Bay Rd weir is the dividing line between the west and east drainage basins. The Sanibel River runs through these basins. The weirs help the City manage surface water which is required by the Sanibel Plan.

Videos showed how the surge overtopped the weirs with more than 19 hours of backflow of salt water. They explained that it would take days for the surge to drain back through the open weir gates.

SCCF (Sanibel-Captiva Conservation Foundation) Lab provided data that illustrated water levels at the weirs and storm impact. CEO James Evans spoke in support of how the City handled things. He described it as a surge event, not a rainfall event. He said, “The surge from the gulf and bay overwhelmed the system, driving water into the slough and elevating water levels. James also emphasized the challenges posed before Helene’s arrival given the recent record rainfall and super moon tides. He called the City proactive in lowering water levels prior.

Holly Milbrandt, Sanibel Director of Natural Resources, underscored the value of Sanibel’s 1,600 acres of interior wetlands and the Sanibel River (or Slough). She called this island-wide natural drainage system in the interior wetlands, an invaluable resource. “This 3,500-acre depression in the central part of the island…plays an important role in terms of stormwater storage during both high frequency as well as more intense storms,” she said, quoting the Sanibel Plan.

Since Hurricane Ian, two years ago, SCCF has been removing dead and woody vegetation killed by that storm surge, primarily because it can no longer grow in these low-lying areas because of the high salt content of the water there now. That work has created more stormwater capacity in low-lying interior swales.

Incremental sea level rise, estimated at 8” since 1965, also is making it more challenging to drop water levels during these storm events. However, having 70% of the island conservation land helps mitigate that. Click here to watch the meeting on Facebook Live The stormwater discussion begins at 20:30.

Storm Surge on Captiva

Captiva also had significant storm surge with flooding from Helene. Sand pushed over Captiva Dr. Like on Sanibel, many homes and businesses there took in water. The surge of sand made that island’s only evacuation route impassable until it was removed – and it was – quickly.

The island favorite sport for dining and sunsets, The Mucky Duck, which received only minor damage from Ian, got a huge surge of sand from Helene. Reports are that the interior of the restaurant is OK, and after moving sand and repairing a few broken windows they hope to reopen soon.

Sanibel Farmers Market Reopens

Some other good news is that Sanibel Farmers Market will reopen for its 17th season this Sunday, Oct 6 on the grounds of Sanibel City Hall from 9 a.m. to 1 p.m. The market runs on this Sunday schedule from now through May. Info about their other markets reopening in the county is at BuyLocalLee.com.

Big thanks to Jean Baer and Betsy Ventura for starting, expanding, and continuing these events which they co-own under the umbrella called Local Roots. They will have 40-50 vendors participating this season, offering a variety of products and crafts. (Probably bears noting that the markets are held rain or shine and it is always good to bring your own bags and small bills for paying vendors.)

Working Together Islanders Get Thru Anything

It has been a week of anxious anticipation, followed by relief, as Hurricane Helene finally passed 160 miles offshore mid-afternoon yesterday. The photo below was taken at the marina Tuesday evening when I was out picking up real estate signs.

At my home in Sanibel Estates where a few weeks ago there was huge flooding when Tropical Storm Debbie was further out in the gulf, this time there was more water from Helene.

With sunshine peeking in and out often during the day yesterday, Helene brought very little rain, but plenty of high winds. My dock was covered with water during the morning high tide, but there was no yard or street accumulation until about 5 p.m. That is when heavy rain began, wind picked up, and my power went out.

Between then and about 6:15 p.m. water filled Anchor Dr, surrounded my home, eventually rushing into the garage and under the sliders. Before long, I had 4” of dirty water inside. It seemingly happened in minutes. By dark, the water began to subside and by this morning, my floors were just wet with sludge.

Thankfully this afternoon when the entry to the island was reopened, son Dave came to my rescue. Power was finally restored with his help, and my floors are now drier and significantly cleaner.

He took a break long enough to try to access our listings, but as described below some roads remain impassable. He also ran into some of Sanibel’s finest at the end of my street, trying to identify some loose boats stuck under the Periwinkle bridge.

 The good news is that islanders rally when disaster strikes. A nice update was provided below by our friends at “Ding”.

 The island grape vine also says that beginning tonight standing water should start going down. We hope they are right!

“Ding on the Wing” Reports on Post Hurricane Helene Update

Posted this afternoon from Ding Darling Wildlife Society newsletter: “Early reports from the city of Sanibel and individuals remaining on the island during the storm, are about flooding in areas of the islands. The Sanibel Causeway was closed while work was done to remove debris from the roads. The City has announced that the Causeway is now open to those who need to access the island. While hurricane reentry passes are not required, people are asked not to come unless absolutely necessary. All beach parks are closed.

“The J. N. “Ding” Darling National Wildlife Refuge, the “Ding” Darling Wildlife Society, and Tarpon Bay Explorers will begin the assessment of any damage to the Refuge caused by surge and wind from Hurricane Helene.  All staff and interns are safe and accounted for. Similar to past storms, they are also working with their island partners when needed, including SCCF, the San-Cap Chamber, CROW, FISH, CHR, and others.

“The team with the City of Sanibel is working hard at ensuring the safety for people to access and drive on the island. They ask people to please stay off the roads as much as possible, as there has been flooding on Periwinkle Way from the Roadside Park to the Sanibel Community Church, as well as a number of island roads in all areas of the island….”

As one might expect during a week full of storm distractions, there was little real estate action.

Also due to the forecast, the local Association of Realtors® postponed their Realtor.com class on Wednesday, Thursday Membership Meeting and Caravan, and Lunch and Learn scheduled today.

The extra time gave me an opportunity to break down the 2024 island sales by geographic area. With so few island sales, average prices can be deceiving, so below is a breakdown by location. Those areas on Sanibel are gulf, bay, canal, bayou, near beach, golf course, lake, and inland. On Captiva, they are gulf, bay, Roosevelt Channel, and near beach.

It’s Another Sunny Friday on Sanibel & Captiva Islands

A few more showers watered the islands this week, while a mini-cool front yesterday brought humidity down a bit. During peak storm season, we all more carefully watch the weather.

In fact, the National Hurricane Center now is monitoring the northwest Caribbean and southern Gulf for tropical development. Some forecasters say there is a 40% chance a storm could form near this region next week. Details on its possible future track and strength are uncertain, but those on the Gulf Coast should stay tuned.

Why Is Florida Such a Retirement Hot Spot?

A recent article by WalletHub reposted by Florida Realtors® says: “Of course, Florida offers 1,350 miles of coastline, warm, sunny weather (233 sunny days per year on average) and an array of recreation and entertainment options, but the state also has no income tax, no estate tax and no inheritance tax – leading the Tax Foundation to rank Florida among the top five best states as part of its 2024 State Business Tax Climate Index, while California, New York and New Jersey rank among the worst.

“Just before Amazon founder Jeff Bezos’ home state of Washington enacted a new state capital gains tax in 2022, Bezos sold about $15.7 billion worth of Amazon stock – sidestepping approximately $1.1 billion in taxes that would have been due under the new tax.

“He then purchased two opulent estates in Miami’s Indian Creek Village, commonly referred to as “Billionaire Bunker” where Florida’s tax laws offer Bezos another advantage: His heirs are now insulated from Washington’s estate tax, which stands as the highest in the nation at a top rate of 20%.

“Bezos later purchased a third, $90 million property on the island to temporarily reside there as the demolition of the other houses he acquired on the island proceeds.

“According to WalletHub, around 68% of workers are somewhat confident that they will have enough money to retire comfortably, but only 21% are very confident. As a result, more than half of people expect to retire at age 65 or later – and three-quarters expect to do some work even after retiring.

“It’s important to choose wisely when picking where to retire, as many retirees are on a fixed income,” WalletHub Analyst Chip Lupo, said. “As a result, the best cities for retired people are those that minimize taxes and expenses, as well as have good opportunities for retirees to continue paid work for extra income, if they choose to do so. In addition, the top cities provide high-quality health care and offer plenty of enjoyable activities for retirees.”

The WalletHub article ranked the best states by comparing “retirement friendliness” of more than 180 U.S. cities across 45 key metrics ranging from cost of living and tax laws to the availability of activities and the quality of health care. Orlando, Florida claimed the top spot overall, followed by Miami in second place. Minneapolis, Minnesota came in third, followed by Florida’s own Tampa and Fort Lauderdale in fourth and fifth respectively. And out of the top 10, another Florida city, St. Petersburg came in eighth place.

A New Sanibel Opening & Another Condo Re-Opening

The Bel Bagels & Deli is opening soon at 359 Periwinkle Way (former location of East End Deli). I spotted their new signage when I was out on my travels yesterday.

Pelicans Roost at 605 Donax St has reopened and is accepting reservations with 20% discount between now and Dec 13. Their social media post said all units have new kitchens, baths, appliances, and furnishings, while updated community amenities include refurbished pool, boardwalk to beach, and BBQ grills.

As far as other complexes go, some continue to have huge construction crews on-site daily. Saw many yesterday at Coquina Beach, Sanibel Surfside, and Shell Island Beach Club. Also a big deliver of new landscaping material today at Sand Pebble.

By the looks, many complexes won’t be ready for the upcoming winter season, but when they are ready they certainly will be new and improved.

Vacationers hoping to return to their favorite condo this winter might consider arrangements at another complex. Rental organizations advise they still have plenty of vacancies, but winter booking calls have increased.

Sanibel & Captiva Islands Association of Realtors

The local Association of Realtors® did not meet this week, but next Thursday is our September membership meeting, followed by Caravan.

Monday, many members watched a webinar by Florida Realtors® (FR) Vice President pf Law and Policy and General Counsel, Juana Walkins on revisions to Florida’s residential contract for sale and purchase. She had another presentation this morning on “Changes to the Law for Flood Disclosure & Condos” which take effect Oct 1.
