It’s 2026 – With More Warm Clear Sunshiny Days Ahead

Here’s to the first Friday in 2026 – a new year with new beginnings, continued island recovery, and hopefully more real estate sales. The SanibelSusan Team is ready for it and encouraged this week with inquiries both about listings and the market. It was positive too to see more cars at gulf-front rental condo communities – the most since pre-Ian. With the bike paths also busy, there are increasing signs that the islands finally are bounding back.

Winter Weather Over Here – We Hope

There were a few chilly, clear breezy days this week in SW Florida. Forty-four degrees was the lowest recorded at my home on Tuesday night. Thankfully, the wind died down yesterday with plenty of blue skies and sunshine again. Daytime temps were back into the mid-60’s with the cold front mostly over. Today forecasters say low 70’s with expectations that next week will be back to the weather we like on the islands in January – bright days and even warmer temps.

With the holiday, the local Association of Realtors did not meet again this week, but there is an East-End Caravan Meeting scheduled for next Thursday morning.

Looking at residential activity posted in the SanCap MLS, since last Friday, there have been nine new sales, all on Sanibel: six homes and three condos.

During the same time, there were 11 new residential listings and 12 price changes.

There also was a price reduction at the commercial property at 520 Tarpon Bay Rd to $1.25M. That is the free-standing historic building that was once the home of Lily & Company jewelry. It is next door to Doc Ford’s and across the street from what will be the future new Bailey’s Shopping Center.

More Real Estate Scoop

Though the number of homes and condos sold in 2025 on both Sanibel and Captiva exceeded the numbers sold in 2024, there still is a lot of inventory. Based on how many sold last year, today there is 1.5 years of Sanibel condo inventory, also almost 1.5 years of home inventory. On Captiva, there is 3+years of condo inventory, and 2+years of homes. Savy buyers should be taking advantage of this now, as the market will change.
