Last Official Summer Weekend on Sunny Sanibel

Another Friday here and there were not many blue-sky days this week. The rainy season continued to bring mostly overcast days and some heavy occasional showers. On Wednesday, late day, there was flooding in several areas of SW FL including along McGregor Blvd and Rt 41 in downtown Ft Myers.
Today, the sunshine and blue sky were back with more of the same beautiful weather expected through the weekend as the last days of summer wind down. Forecasters say there is little chance of rain until Monday.

During my island drive-around this afternoon, there was little traffic, also noticeably less water in roadside swales and plenty of green tropical growth. I heard a couple of biking beachgoers complain that they could not find a gulf access that did not require wading to the beach, so I stopped at three of my favorites on my way home, at Fulgur St, Donax St, and Nerita St. Only the path from Nerita was dry.

September Progress

As some island businesses continue to undergo annual maintenance and restocking, getting ready for “season”, other new restorations also are working toward reopening.

Shalimar Beach Resort

Shalimar Beach Resort – With lots of activity there this afternoon, it is expected to open on September 28. Shalimar at 2823 West Gulf Dr has been a family-owned hotel here since 1959. Now newly built since Hurricane Ian, it will offer 33 units, including hotel studios, and both one- and two-bedroom villas. In addition to 360’ of beach, amenities include gulfside pool, on-site equipment rentals, picnic and BBQ areas, and hotel roof-top deck. www.Shalimar.com

White Caps 09-19-2025

White Caps Cottages – It was exciting this week to see the first of the pre-fab White Caps cottages moved on-island and onto new pilings. Built in 1980 at 2907 West Gulf Dr, the original nine White Caps condo units were in low-rise buildings and destroyed in Hurricane Ian. The new design is much the same, with little 1-bedroom cottages but elevated. The unit closest to the gulf went on pilings this week.

Sanibel & Captiva Islands Association of Realtors

The islands Association of Realtors had their monthly membership meeting yesterday with guest speaker, Matt Caldwell, Lee County Property Appraiser. It was nearly a full house with many Realtors and affiliate members in attendance. Matt announced that last year, about 5,000 property owners contested the value on their TRIM notice. This year, it is approximately half that number.

Following the meeting, just one Sanibel condo at Kings Crown was open for Caravan viewing.

Tomorrow, September 20 is International Coastal Cleanup Day. Local Association of Realtors members will be meeting at Lighthouse Beach at 8 a.m. to participate in the clean-up efforts.

The next Association Caravan meeting is in three weeks, on October 9.

Since last Friday, five new sales have been posted in the SanCap MLS: all on Sanibel, three condos and two homes.

Also, we brought the buyer for our commercial condo listing at Lime Tree Center #2, 1640 Periwinkle Way. It closed on Monday.

Below, with data from the island MLS are summary tables of the residential sales statistics, followed by the details of the MLS action reported this week.
