So much for my many weeks describing summer blue skies and sunshine. It was a washout on the island last weekend with heavy rain off-and-on most of Saturday and Sunday, both day and night. Monday through Wednesday continued with a few showers and more clouds than sunshine but yesterday and today were again bright blue days.
Looking at the tropics, the forecasters say that it is almost halfway thru hurricane season. Peak is September 10. Though they expect Florida will remain juicy through the holiday with some rain likely, they also report that this is the first Labor Day weekend in many years where there are no immediate worries of serious storms.
We hope the long weekend, and good weather bring more visitors as it was very quiet on the islands again this week. In my travels this afternoon, I took a picture of the higher new construction at the new Shalimar Beach Resort which is being landscaped and getting closer to being opened (end of September scheduled). At 2823 West Gulf Dr it will feature one- and two-bedroom villa beachside cottages, plus studios in the roadside hotel building shown below.

Also big and tall is the new White Pelican Villas building which is going up where the former Beachview Cottages were at 3325 West Gulf Dr, next door to Lantana. That project is expected to be done in early 2026.

Sanibel & Captiva Islands Association of Realtors
The island Association of Realtors did not meet this week as it was the annual Florida Realtors Convention and Business Meetings in Orlando. I attended several sessions remotely including the summary yesterday by our state CEO Margy Grant, General Counsel, Juana Watkins, & COO Dave Garrison. Florida Realtors is strong in members, financially healthy, leads the industry with a bright strategic plan, and continues to offer outstanding training/education and member benefits.
Locally, a Sanibel-Captiva Caravan Meeting is scheduled for next Thursday, September 4, at 9 a.m. with guest speaker. Matt Simmons, appraiser with Maxwell, Hendry, & Simmons. He will discuss the tax appeal process and contesting property valuation on a TRIM notice.
Three sales have been posted in the SanCap MLS since last Friday: two Sanibel condos, and a Sanibel home.
Below, with data from the island MLS are summary tables of the residential sales statistics, followed by the details of the MLS action reported this week.
