Sanibel & Captiva Friday Real Estate Scoop 08-08-2025

Another Friday is here with more Sanibel blue skies and sunshine. After a much-needed brief shower mid-week, it was a surprise to hear about how much more rain was received that day just off-island. Our rainy season forecast calls for 50% chance of rain most days and a few more short showers sprinkled the island again yesterday, but none yet today.

With Florida’s hurricane season a long six months, now that the two easy months are behind, we watch weather projections carefully and plan for what we hope never arrives.

More Restoration, Rebuilding, Opening News

Roadways and bike paths had little traffic this week, as recovery continues albeit slowly. As Realtors, we often are asked what is happening with repairs or reconstruction at a specific property. Though the island grape vine can be good, it is not always accurate. When I get that question – or a call from a property owner, I look the property up on the City website, www.mySanibel.com. There is a tab at the bottom left on the homepage called “Permits & Licenses”. Clicking that tab brings up Sanibel’s Self Service Page. There on the left is a tab to “Search Public Records”. There where records may be searched by address, including permits. projects, plans, inspections, etc. Those thinking of buying a property also should look here for a history of what work has been done at the property, when, and by whom.

The County Tax Appraiser website, www.LeePA.org also allows searching by property address and then seeing the details about the property, including Building/Construction Permit Details. These include permits through the county, not Sanibel, so though this site also has info, it is not as detailed as what the Sanibel site offers. It is more helpful for Captiva properties.

A Bit of Bailey’s – When Week #12 2025 special events as part of “Love Sanibel Back” were posted, it was great to see that A Bit of Bailey’s in the Rabbit Rd commercial center will be open Saturday August 16 at 9 a.m. The new construction of the big store at the corner of Periwinkle Way and Tarpon Bay Rd still is expected to begin this fall. In the meantime, A Bit of Bailey’s and their Island Store on Captiva will offer many of the same goodies enjoyed at the former big grocery.

Kona Kai of Sanibel – This charming motel at 1539 Periwinkle Way reopened this week. Offering special rooms rates until the end of September, their business hours are 9;30 a.m. to 5 p.m. or call 239-472-1001. Having sold this property to the Rodenburg Family in 2010, there was never a doubt in my mind that they would restore and reopen. Nestled in a tropical Hawaiian-style setting with pool, it also borders the Sanibel River. www.KonaKaiMotel.com.

Michael Saunders & Company on Sanibel – This has been in the works for weeks but finally official with new real estate signs popping up all over the islands. Michael Saunders & Company, out of Sarasota, and with branch offices throughout the Florida Gulf Coast, purchased the former VIP building and business at 1560 Periwinkle Way. Many VIP friends have transitioned to Michael Sanders and we look forward to doing more sales with them soon. (By the way, Michael Sanders is female with a decades-long great reputation.) Welcome to the islands!

Sanibel & Captiva Islands Association of Realtors

The island Association of Realtors had a short caravan meeting yesterday, followed by an open house at a single home in The Dunes.

Six new sales were posted in the SanCap MLS since last Friday, all on Sanibel – two condos, two homes, and two lots. Below, with data from the island MLS are summary tables of the residential sales statistics, followed by an update about our listings, plus the details of the MLS action reported this week.

Though many listings expired at the end of July, most are expected to return to the market over the next few months when Sanibel inventory is again likely to have over 200 condos and 300 homes available.
