Wrapping Up July 2026 on Sanibel & Captiva Islands

As island summertime weather continues, it was nice this week to hear about more progress at a few Sanibel condos. Some news came from owners, some their management companies, others media.

Sanibel Condo News

Gulf Beach – From the “Santiva Chronicle”: “Benchmark General Contractors will break ground on Monday, August 31 on Gulf Beach Condominium, a new 14-unit residential condominium building at 527 East Gulf Drive on Sanibel Island. The project, awarded by Gulf Beach Condominium Association in April 2026, marks another significant milestone in the ongoing rebuilding of Sanibel following Hurricane Ian. The 28,542-square-foot development will rise two stories above parking on a single building footprint and will offer residential condominium living for full-time and seasonal residents. Amenities will include a pool and a dune crossover ramp, providing direct beach access for residents. Construction is expected to be completed by October 2027….”

Sanibel Arms – Following a showing, Sellers of #C7 advised that an Association email said that final key turn-overs will be early August with another community Zoom meeting scheduled for August 8. Hopefully, there will be more news then on more progress and when the resort may reopen.

Sundial East – On Tuesday owners received a property bulletin from the Association which says, Pool & Pool Houses – Natural Resources completed their inspections on Monday, 7/27 along with the installation of the floodproofing.  Today, 7/28, Public Works, Planning Code and the final Fire Inspection are scheduled for both pool houses.  Wednesday, 7/29, the remainder of the inspections will be completed for the pool houses.  The engineering firm has been contacted to obtain the dry floodproofing certificates as well.  Once all is uploaded in to the City of Sanibel’s portal (via internal and external documents), the Certificate of Occupancy will be issued.  With that in hand we can then schedule the Department of Health inspection of the pool itself. With the current schedule, we anticipate that final approval to be on Wednesday, August 5. Please understand this is very fluid with many moving parts, but our best estimate is to have all 3 pools available for use next week.

Sanibel & Captiva Islands Association of Realtors

The islands Association of Realtors did not meet this week, but there is an Open Caravan on August 13 when I will be the guest speaker as part of the “Broker Tips and Tales” series. Following a 25-year career in marine engineering, becoming a Realtor was a way to get to Sanibel in 1992 before retirement. Having had a real estate license since 1989 and my own company since 2004, I have some unique and special tidbits to share that bring success.

Later in the month, the August membership meeting with Caravan is scheduled on the 27^th with guest speaker from Ding Darling Wildlife Society.

Island Real Estate Scoop

Looking at the residential real estate activity posted in the SanCap MLS since last Friday, there have been seven new sales: four Sanibel homes, a Sanibel condo, a Sanibel lot, and a home on Captiva. During the same time, there has been just one new residential listing and four price changes.

The good news on Sanibel is that more homes and lots have already sold/closed this year than in all of 2025.  On Captiva, it is more condos have sold/closed than last year.
